Friendly and unusual hotel. Limited food but other places close by. Lovely woodland gardens - but floodlights at night made the room bright. If you want a different stay with an unusually themed country house feel then this is the place.
Beautiful house set in large grounds with ponds, and garden. Plenty of free parking out front. Large comfortable room with period features. Free breakfast cooked to order served in the conservatory. Afternoon cream tea Is also available. Must be booked at least a day in advance. There is a Beefeater restaurant a five minute walk down the road which was handy as no food was available. Staff were very friendly and helpful. Only negatives (hence 4 stars) were that Radio One was blasting at full volume all day and into the evening (even during breakfast). I would have thought some quiet classical music or modern jazz would have been appropriate lovely old house. Traffic noiselooooud but earplugs were thoughtfully provided. But all in all for 80 quid an absolute bargain!
Love this chilled place set in beautiful mature woodland the decor is just incredible, service is really lovely and friendly. Rooms are also comfortable and clean, shower is excellent. Parking is plentiful. Bus Stop into Hastings is 5 minutes walk away. 5 star

Lovely hosts
Stayed with my grandson and both Chad and Beth went the extra mile for him. A lovely boutique hotel. Would definitely recommend it. Thank you.
A wow as you walk through the front door !
Two spacious lounges full of antiques with an African touch.
An afternoon tea room so delightfully set out , gorgeous!
Bedroom clean with a very comfortable bed.
Internet access was great 👍
Semi rural stopover place ideal if touring an area
Lovely character full older property in its own grounds just outside Hastings. It suited our needs entirely as a quiet location out of town although the road to Rye passes outside but not unduly intrusive at all. Lovely period furniture in the public areas of the hotel with helpful and friendly staff especially at breakfast service. The room was clean and the bed was comfortable and you have the time take a brief wander around the lake with its fountain, the grounds need a little work and tidying but its perhaps an ongoing project so we would stop here again.
We had a wonderfully relxingstay at this little gem of a hotel. The staff were excellent who went out of their way to ensure a nice stress free stay. The room was tastefully decorated with everything we needed.and the breakfast was excellent. my only exremely minor whinge, like most hotels the choice of decaf coffee in the room was nescafe, probably the worst decaf coffee on the market. Pay a little extra for for Taylors or Douwe Egbert.

Take an eye mask !
Impossible to sleep because the curtains were very thin and the light outside, directly targeted our window all night long. (No shutters ) Terrible night.
Poor breakfast, cheap ingredients. Nice room but no mirror. Separate private bathroom down a flight of stairs. No lock so as we found could be used by other guests.
Pleasant welcome, shown to room. It’s an old property so the rooms are a little quirky. Room was clean although there was a slightly musty smell probably because of it being an old building. Tea and coffee making equipment in room. The shower was clean and worked well. The tap of the bathroom sink could have been more powerful, it was little more than a dribble which made teeth brushing difficult. My room was on the opposite side of the hotel from the road so was very quiet, and I had the window open all night as my visit was during the heatwave, however there were packets of earplugs in the room. There is ample on site parking. I was contacted a couple of days before my stay to let me know the restaurant is not open in the evening at the moment however a cooked English breakfast (regular and vegetarian) and toast and cereals are available in the morning. The hotel is well situated to get to Hastings sea front and town centre ( about 10 minutes by car) and probably around 20 minutes to get to Rye. It is about 5-10 minutes by car to the local hospital. It is an interesting old building and has outside seating. The hotel was very suitable for my trip, I was visiting a friend, and I would stay there again.
Little bit different hotel feels like a family run hotel, couple of small things could be added like black out blinds, hooks on bathroom door in room 7,bed little bit uncomfortable, lovely breakfast included in the price which was very good .
