Please Note: From November 1, 2026-March 15, 2027 the elevator in the building will be out of service for repairs. The rental rate has been adjusted during the time. The stairs will be the only way to access this property. The pools and hot tub are open year-round and one pool is heated from March 15 - April 30 and October 15 - November 30. The hot tub is heated year-round. Pets are not allowed in this building by rental guests. There is no construction being conducted at this property. All amenities are open and working.

Gate Fee:
There is a $35 weekly gate fee per vehicle based on the length of your stay. This fee is due to the security and privacy of this condo located inside the private gated community of Leamington within Palmetto Dunes Oceanfront Resort. Two vehicle passes will be called in for you to purchase at the pass office drive-in window.

See the ocean and the beach from this gorgeous third-floor condo in Windsor II located inside Palmetto Dunes Oceanfront Resort! The condo has direct oceanfront and beach views with two sliding glass doors and additional windows to observe the beautiful surroundings. The square footage is 1,100 square feet!

The condo is four levels above the covered parking garage, which means that you are on the fourth level. You will take an elevator from the parking garage to access the third floor. Luggage carts are available near the elevator.

The kitchen is fully stocked with all the comforts of home, stainless steel appliances including a refrigerator with an ice maker. There is also a Keurig and Ground Coffee Maker with ground coffee and K-Cups provided. The kitchen bar seats two guests.

The adjacent dining area will comfortably seat six guests.

The spacious living area features a queen size sleeper sofa that has a new mattress, loveseat, 65” Smart TV, and lighted ceiling fan.

The master bedroom features a king size mattress, 55” Smart TV, USB charger, and lighted ceiling fan. The private en-suite bathroom has a large walk-in closet, single vanity, Jacuzzi bathtub, separate spacious glass walk-in shower and hair dryer.

The second full bathroom is located off the entry with vanity, full glass remodeled walk-in shower and hair dryer.

The covered balcony has a table with seating for four as well as a single lounge chair. You can access the balcony from the living room and bedroom.

Linens, four pillows, one blanket, as well as bath and kitchen towels are provided. A starter kit includes paper products (paper towels, toilet paper) and bathroom items (shampoo, conditioner, body wash, hand soaps and bar soap), dish soap, and trash bags.

Among the finest oceanfront accommodations in Palmetto Dunes Oceanfront Resort, this condo complex stretches along a beautiful Atlantic Beach, and is surrounded by lush, landscaped gardens, walkways, ponds, and native trees including live oaks and palmettos.

Palmetto Dunes Oceanfront Resort Amenities Include:
Bike riding, golf courses (Robert Trent Jones, Arthur Hills, George Fazio), canoeing, kayaking, paths (biking, jogging, walking), and pickleball. Please know that there are extra fees to rent bikes, canoes, and kayaks as well as playing golf, pickleball, and tennis. There is a General Store to shop at and restaurants to choose from if you prefer not to leave the resort.

Windsor II Amenities Include:
Two pools including a children’s pool with water feature, hot tub, poolside restrooms, showers, covered pavilion with three gas grills, large sundeck steps away from the pool area overlooking the beach, private boardwalk with a shower leading directly to the beach, lush, landscaped gardens, walkways, playground, ponds, bike racks in the covered parking garage, and elevator with optional stairs.

Dunes Buggy (Free Rides):
The Palmetto Dunes Buggy provides courtesy transportation seasonally within Palmetto Dunes Oceanfront Resort, Leamington, Shelter Cove Harbour and Marina, Shelter Cove Towne Centre, and the Plaza at Shelter Cove. The 2025 Dunes Buggy season runs from March 17 - September 14 and will run from 8am – 9pm except for Concert and Fireworks nights, which will run until 10pm. This is an on-demand service and vehicles will be dispatched on a first-come, first-served basis as requests are received. Information will be included in your entry instruction email.

Pets:
Pets are not allowed on the property except for owners. In consideration of other guests, please search for a pet friendly property if you must travel with a pet of any kind. Thank you!

Travel Insurance:
Travel insurance is always recommended. Will e-mail you the welcome guide seven days before check-in. The welcome guide will also be available in the app. Access, check-in, and check-out instructions are released seven days before check-in, but all other information is available as soon as you book.

Cancellations:
Travelers who cancel at least 30 days before check-in will get back 100% of the amount they've paid. If travelers cancel between 14 and 30 days before check-in, they'll get back 50%. Otherwise, travelers won't get a refund. The property makes no refunds for no shows, early departures or discounted stays. If you are traveling during the hurricane season, please purchase travel insurance. We do not offer refunds or exchanges due to weather unless a mandatory evacuation is issued.
