Sunset Breeze aka The Orange House. You won't miss this cottage from the street. For the cloudy or rough ocean days, a large private pool with spa await you in the rear fenced in area. Enjoy cooking on the grill by the pool. Every bedroom is an ensuite as everyone has their own private bathroom with 2 additional 1/2 bath powder rooms. Top floor and bottom floor near the pool. The bottom floor has a King bed, living area, kitchenette with fridge ice maker, game room, laundry room and access to the pool and outdoor shower. As you walk up the mid-level you will find 4 more bedrooms. Pyramid beds for kids and porch facing the pool. 2 full beds with covered porch facing the pool. A queen bed with porch facing the street. The 4th bedroom also has a Queen facing the street. The reverse floor plan 3rd floor is updated with new furniture, TV shiplap console, light fixtures and fresh paint. The updated kitchen with new quartz countertops on this floor overlooks the pond in the back along with 6th bedroom with a King Bed. This bedroom back porch overlooks the pool and pond and has spectacular sunset views. Here you will enjoy the pleasant Sunset Breeze! The living room is large and shares space with the dining room. Walk out to the front porch. Sit out at night after dinner and enjoy a cool breeze with a semi-oceanview.

This is the 2nd time we stayed here. The place is spacious and plenty of room for our group and close to the beach. Family and friends said it a nice place.

We had a great time. The house was great, spacious bedrooms. The kitchen, dinning and living space was perfect for all the family activities It was an easy walk to the beach and close to shopping.

Great location and the house is well configured for large groups. Dedicated bathrooms for each bedroom are a major plus. Owner is great to work with. Highly recommend!

The house was the perfect size for our family. Check in process was easy, house was clean. Easy walk to the beach even though we spent most of the time in the pool or hot tub. The location was great for shopping.

Just a hop and a skip from the beach. Dog friendly. The pool was perfect on the hot days. Close to restaurants and the grocery store. Hope to come back soon!

Great location

This is the perfect house to rent for 6 couples. Each has their own room with full bathroom. The beach is a short walk away and the pool is perfect when it gets to hot on the beach. The Hot tub was fun in the evening when the temperature cooled down. Had a great vacation. I would recommend to friends and family.

Perfect family vacation home for all ages!

Our family loved this house! It was exactly as described and the perfect location. We had plenty of space to accommodate our family! There was even a baby gate which was unexpected and needed to accommodate two one year olds! Communication was great from the owner as well. Highly recommend Sunset Breeze!

Family vacation 2023

The property was exactly what we wanted. We had plenty of space and everyone could do their thing, either enjoying the pool or the hot tub or walking across the street to the beach. The property was very clean. Only suggestion the windows need a cleaning.

Great week at Sunset Breeze

House is large,clean and well furnished and stocked with essential. The six bedrooms were perfect for our large family of 14 ranging in age of 7 to 77. Location was perfect, just a very short distance to the beach and everyone loved time spend on our own private pool. Location was also very close to entertainment and restaurants. Special thanks to Mark, the owner, for quickly replacing a beat up grill with a new one that we used for several dinners Overall a great weeks vacation for our extended family

We had a wonderful time here!

We thoroughly enjoyed staying at this house. There was plenty of room for all of us to have our "Space". We loved the large tables in the upstairs area, where we enjoyed our meals together. The pool was really nice and we spent alot of time there. I was worried about the distance to the beach, but it turned out to be a short walk and not a problem. When I had a question about something, the host was very responsive. Our vacation was great!

The orange house.

The house is spacious and open with lots of room to spread out, which is essential when you have so many people of different generations ,and even more necessary when the weather is bad. The pool was a lifesaver the days the ocean was rough and/or the beach was windy. A small bonnus is the color of the house which.makes it very easy to spot when a visitor is returning from the beach or driving back from an excursion 😃

Teacher Vacay

My friends and I are all teachers and really look forward to a relaxing summer stay in OBX. We’ve been going to OBX for 8 years as a group and this house was the best house we’ve stayed in! You can tell that appliances and other items have been updated recently. The location is so ideal, just a walk across the street to the beach. And we were all so comfortable in this home. The layout is great for large groups, the pool is great, and there’s plenty of parking for large groups. I honestly can’t say enough good things about this house. I would highly recommend staying here and will definitely be staying again. Thank you Sunset Breeze!

Spacious and welcoming

Not my first rental but by far the best. To start, it was the cleanest I’ve ever entered. No smells of mold, no bugs, and yet no smells of bleach. The decor is simply beach throughout with calming colors. The furniture, flooring, appliances, mattresses, baths, pool and hot tub are all well maintained. For as many bathrooms and guests in this home, we always had hot water. We especially enjoyed the two full sized refrigerators, the one with crushed or cubed ice always at the ready and the other strategically placed for recreational use by the pool. The large pantry and air fryer were welcomed surprises we had not experienced at other rentals. The surround sound was perfect for music during our board game playing. After finishing the book I’d brought with me, I was delighted to find several interesting books to choose from on-site along with playing cards, games and puzzles. This home felt peaceful and welcoming from the moment we arrived. The location was spot on. It was easy to find, had third floor ocean views, and a quick two houses down and across the street to gain beach access with a small dune. Food Lion could be seen a few blocks away from the back of the home. The owner was extremely timely and professional in all correspondence including pre booking to inform me all 4 of our dogs could stay for 1 pet fee. By far, best place I’ve rented!

Sunset Breeze is not clean as advertised, air conditioning was broken for 4 of 7 days,

The house is the size advertised in a good location with a nice pool and hot tub, HOWEVER it was not cleaned appropriately with mold on shower curtain, rings in toilet and dirty tub in bathroom. The air vents were dirty with mold and dust. The kitchen was absolutely unsanitary with greasy film on surfaces, old food in the oven and drips and crumbs in kitchen drawers. The pots and pans were in terrible shape. I reached out to the owner immediately, and the " cleaning team came back, but did nothing but a cursory wipe of handrails and 1 chair. There was not sufficient deck chairs or pool chairs for my family of 6 adults in a house that reportedly houses up to 16. The air-conditioning system stopped working on Tues and was not repaired until Friday afternoon. The owner did not respond to my request for reimbursement for box fans that we purchased, nor did he agree to refund any money for my inconvenience of having to wait for 3 days for service personnel to clean the air vents and repair the air-conditioning. Do not rent from this owner. He does not take proper care of his properties (air vents and ac) and the cleaning crew is not cleaning properly (bathrooms and kitchen) or even disinfecting high touch surfaces as is the standard (kitchen appliances were not cleaned, light switches and handrails were caked with black residue).

Our new Thanksgiving Tradition

We love that this property has 6 master suite bedroom, right across the street from the beach. For Thanksgiving, the owner had cute pumpkins decorating the outside as we drove up. He was responsive to our questions, and offered a late check out since no renters were coming after us. The property was just what we needed for our family and friend Thanksgiving get away.

The cottage definitely needs a better cleaning! You have cockroaches, the floors were dirty,.

We had a great time with the family, close to the beach… I had to wash our sheets and comforter on our bed the first night as it felt sandy and damp! The 1/2 bath had what looked like mold on the walls. More info on working the TV’s! Pool was fun! Only used hot tub once and it was fine. All the sinks in bedrooms stopped up or very slow draining.

New Years stay with friends

Great location. Within walking distance to goombays and Jolly Roger. View is mostly blocked by the days inn across the street, but easy access to the beach. Exterior is a bit weathered but the interior has been mostly updated.

Great location and property for large family get together

Just stayed here the week of Thanksgiving for a family get together. We have 14 people, 6 of which were children. Enough room for everyone to stay spread out and entertained. Super short walk to beach (across street is public access). Stores right near by and near plenty of restaurants. Overall great property and location for a large group or family get together. Owner was a pleasure to work with and was extremely responsive!
