The holiday home is located in the village of Kötschach-Mauthen, at the end of the Carinthian Gailtal, surrounded by impressive mountains in the tri-border area of Austria, Italy, and Slovenia, boasting above-average sunshine hours.

Other nearby ski areas include Nassfeld-Hermagor (110 km of slopes), Zettersfeld in the Lienzer Dolomites (21 km), and the family ski area Golzentipp in Obertilliach (12 km), all accessible within 25-45 minutes by car or via a free ski bus (approximately 300 m from the house).
