Our property is an immaculate 3 bedroom penthouse situated in the prime location of Quinta da Boa Nova. The development is a private community which benefits from numerous leisure facilities including, swimming pools (main pool and children's pool) and tennis courts. It is located equal distance from both the fishing village of Ferragudo and the bustling resort of Carvoeiro. The location also provides easy access to the Championship golf courses of Gramacho and Vale da Pinta (5 minutes away). For those looking to explore the coastline we are only a few minutes away from numerous beaches including the excellent Caneiros beach. The property is a 45 min drive from Faro Airport.

The apartment consists of good spacious areas throughout and is furnished to a very high standard. The entrance hall gives access to a fully fitted and equipped kitchen with a ultility room and a balcony with a gas BBQ. The light and airy living room opens onto a large spacious covered terrace that allows you to enjoy meals with fantastic open views. There are 3 large bedrooms, which will comfortably sleep 6 people - 2 double bedrooms and one twin room, all with fitted wardrobes. The master bedroom has an en-suite shower room and Juliet balcony. There is an additional family bathroom and separate cloakroom. Two of the bedrooms and the lounge have direct access to the large terrace.

The apartment is ideally located to take advantage of numerous activities including, sailing, windsurfing, horse riding, coastal walks, golf, cycling, sea fishing and has local attractions such as, water parks, Zoo marine, bars and restaurants, coastal boat trips - a unique experience to explore beautiful caves and see the local marine wildlife.

There are several large supermarkets nearby and Portimao is just a ten minute drive away which has a large modern shopping mall.

There is a large TV and free Wi-fi both in the apartment and around the resort.

Tourist Tax

Please note : With effect from 1st May 2024 the Portuguese Tax Authorities introduced a Tourist Tax in the Algarve region. The tax is charged per person/per night in all tourist resorts and local accommodation establishments, up to a maximum of 7 consecutive nights per person/per stay.

The tax is levied on guests aged 13 or over and is applied throughout the year in accordance with the stipulated amounts:

€1 per overnight stay per person up to a maximum of 7 consecutive nights per person, between November 1st and March 31st - low season.

€2 per night and per person up to a maximum of 7 consecutive nights stay/person, between April 1st and October 31st - high season.

The payment needs to be made prior to your arrival and must be paid by bank transfer to the host, as it is not included in the rental cost.

We spent a wonderful 2 weeks here. The apartment is spacious and clean with everything you could need for a comfortable holiday and more. The complex is beautifully kept and very peaceful, and the pool is superb. We hired a car, which I would recommend, and visited much of the surrounding area, it was great to have the flexibility to visit different beaches and towns, the coastline is stunning. Being high summer, the local area was very busy and we enjoyed visiting bigger beaches such as Praia Alvor for the space there.Excellent communication from Niki, who helpfully shared recommendations for places to visit and things to do - we loved Club Nau! Greeted warmly by Emma on arrival and she was contactable throughout our stay if needed. Highly recommended for a peaceful, relaxing break.

Just what we needed

Our holiday was nothing less but amazing, especially because of our stay at Niki’s. We totally appreciated the quiet and beautiful surroundings at the premises. Yes, you need a car, but the location is the perfect starting point to exploring the Algarve's coastline both to the right and left. We could not have wished for anything else!

I never give a perfect score. Although we had a really great time with our out of season stay, in season could definitely be a 10.Communication hitch was mostly mine by not remembering the info details on restaurant seasonal opening. UBER was great and Buonasera restaurant was worth the 15 minute walk as was the shorter obligatory daily garbage/recycling hike. The unused restaurant and pool area were very nice indeed and would be a wonderful treat in seasonally warmer times. The peace, quiet and lack of tourists were a plus the unusually cold, windy and rainy weather we handled quite well.Would not return as many other parts of Portugal are awaiting our presence. Considerations:Vehicle........Yes/noIn Season....Yes/noWinery..........Not sure about this commentThank you Niki owner and Emma manager for communication and hosting.

Amazing holiday

Thank you so much we had an amazing time. The apartment was beautiful, in a fantastic location and perfect for our needs. The apartment is very well equipped, we did have a small problem which was sorted out immediately by the friendly property manager. The location is perfect. Beautiful villages, beaches and walks within a couple of minutes drive. The complex is lovely and, even though it was Feb/March we sunbathed at the poolside and played tennis. We had a great stay here and couldn’t have asked for anything more. The apartment is beautiful, clean and tidy when we arrived to a very high standard. The glassware, crockery and cutlery was also clean and to a high standard. There was nothing missing and nothing was dirty. All the rooms were big, clean and airy with more than enough space. Lovely sized bathrooms which were clean and tidy. There was more than enough towels for the week and great sized pool towels. The host Nicki was great and we could not of been informed any better. Emma met us on arrival and is also lovely and gave us so much information which was great. We will be spreading the word about this amazing place and will look to hopefully come back soon. Thank you for an amazing stay and amazing customer service!

Fantastic Penthouse

Nikis Penthouse was great and even better than on the photos. The appartment was very clean, fully equipped, fantastiic barbecue. The pool area was like in a 5 Star Hotel only aprox 50 Meters away from the Apartment. Pool area with Day beds, Pool heated. Contact to Emma was fantastic. We will come back.

Perfect apartment for a wonderful stay!

A great place to stay!

The property suited us down to the ground. We were looking for: somewhere away from the main tourist areas - check. Space for up to six guests - check. Three bedrooms & two bathrooms - check. Separate kitchen, lounge & balcony - check. Access to A22 for east/west travel - check. Access to horse riding in Silves (20 minutes drive) - check. Quiet pool/sun bathing environment- check. Immaculately clean & well appointed -check. A home away from home - check. Great communication from owner (before stay) & local agent (during stay) - check. All in all, couldn’t really ask for anything more as we had wonderful weather for our 10 day stay & would recommend without hesitation. One word of caution - as this is a top floor apartment, there are 22 steps to contend with!

O descanso sem Horas!

A localização fica numa zona muito tranquila! A casa Ă© Ăłptima, muito acolhedora, com uma decoração muito sĂłbria e cuidada, como se os proprietĂĄrios nos tivessem emprestado a casa para estes dias!!!!!A limpeza muito bem realizada! O cuidado de nos deixarem pĂŁo, leite, fiambre, queijo, manteiga, sumo 1 garrafa de vinho, faz tambĂ©m a diferenca! Produtos de limpeza, sabonete liquido para as mĂŁos em todas as casas de banho! Pequenos pormenores que fazem a diferença! Piscina fabulosa em termos de espaço, de ĂĄrea ( maior do que nas fotos), com almofadas nas espreguiçadeiras, camas e sofĂĄs muito confortĂĄveis. A temperatura da ĂĄgua Ă© tĂŁo agradĂĄvel! Fica se horas! Passamos os dias ao sol e na ĂĄgua sem horĂĄrios! Descanso genuĂ­no! A regressar sem dĂșvida!!!! Esta semana esteve cerca de 32 a 35 graus e apenas faltou o ar condicionado.

Pasamos unos días geniales. Apartamento muy bonito y limpio, con una terracita fantåstica para los desayunos y cenas. En la urbanización hay una piscina estupenda para adultos bastante grande y otra para niños , muy tranquila para darse un chapuzón antes o al volver de la playa. Enma fue muy amable. Zona tranquila, y cerca de playas y pueblos como Carvoeiro, Ferragudo y Portimao
