LOCATION-VIEW

Villa Theoni was built in 2010 by local craftsmen respecting the local architectural tradition and located in the right place on the landscape and equipped with all the modern comforts.
It is located on the top of a hill with unlimited view to the Ionian Sea sunset. It is surrounded by the virgin beauty of the rural landscape of Lefkada with its pastures, olive groves, vineyards and the low Mediterranean vegetation.

The house combines the beauty of a traditional farmhouse made of stone with the finest of modern interior design to create a unique blend of the old and the new. Theoni is 155 square meters and can accommodate 8 people. It disposes of 4 bedrooms, 2 bathrooms, a large lounge and dining room, a kitchen and an outdoor dining area.

In the surrounding area, there is a large angular infinity pool and a beautiful garden with olive trees and aromatic plants and an outdoor barbeque and kitchen.

The view to the South extends across the coastline of western beaches from Gialos to cape Lefkata.

LOCATION

The location of the house is ideal and makes it a base for exploring the most famous beaches of the island. The settlement of Athani, at the edge of which THEONI is located, is the closest to the famous beaches of Porto Katsiki, Gialos and Egkremni.
The closest beach Gialos is 2 km. away, the famous Porto Katsiki is 8 km. away and the well-known beach of Egkremni is 4 km. away.

The necessary goods can be brought from the Village, while the closest urban center is Vasiliki at 14 km. distance. In this way, in less than 20 minutes you can find numerous restaurants, cafes, wine bars, night clubs, wind surfing and other sea sports, daily cruises, boat rentals, bank, shops, pharmacies, health center and all the facilities which will make your stay an unforgettable experience.

Lounge, dining room and kitchen

The main entrance to the house is from a wooden door that opens into a large and comfortable seating area with sea view. It is furnished with 2 large sofas located in front of a large modern fireplace and opposite to the satellite TV.
A large glazed door leads to the semi-outdoor area with the arches and the outdoor dining area and the large wooden table which is a wonderful place for breakfast, lunch or dinner.
The indoor kitchen with the six seats is located next to the wooden staircase leading to the floor opposite the kitchen.

Right opposite the dining room, there is a modern, fully equipped kitchen with wooden cupboards and sink, stove- oven, fridge with freezer, microwave, dish washer and washing machine.
The kitchen table disposes of seats for 3 persons and is the children’s favorite place. A window over the sink allows the sunset to enter the kitchen filling it with light.
All the windows and doors have a south and west, east and north orientation (free all around) that fill the place with light all day long, give plenty of ventilation and allow the nature to enter the house.

A unique characteristic of the house is the outdoor kitchen which offers a unique experience with an eight-seat table and stunning view to the sea and the village. In addition, there is a comfortable lounge which is the perfect place to read a book or enjoy a glass of wine.

Bedrooms and Bathrooms

On the ground floor, there is a bedroom with a king size bed, ceiling fan and built-in closets. With the door facing the sea and the small private balcony, this room is particularly comfortable for anyone who may have difficulty in climbing stairs. On the ground floor, there is a large bathroom with shower and washbasin.
There are three bedrooms on the second floor. The master bedroom disposes of a king size bed with ceiling fan, built-in closets and a balcony overlooking the Ionian Sea.
One of the smaller bedrooms is ideal for children, disposes of a bunk bed and overlooks the pool.

The third bedroom is comfortable with a double bed and windows with west orientation and view to the village.
The floor disposes of a large bathroom with shower and washbasin.

Garden and pool
The house is surrounded by a two-acres garden and several hundred acres of pastures and olive groves.

From the provincial road, there is a narrow road with blocks leading to the highest point of the property where the house is located.
In the garden, apart from the olives, there are wild skittles, cypresses, thyme, kumari and rosemary and lavender plants, spreading the aromas and scents of the Mediterranean landscape.

The pool it is built on the highest point of the plot, thus allowing full view of the surrounding area. We generously measure 4 x 10 meters,( DEPTH 1.20-2.50) and there is a comfortable narrow area for children and non-swimmers. It is framed by a wooden deck with comfortable sunbeds for tanning and reading.

Kindly be advised that the owner of the villa has done all necessary proactive disinfestation, always in line to the environmental laws for the protection of the natural life. However the property is located within the beautiful natural surroundings and contact with insects or small animals (eg stray cats, mice, reptiles, flies, mosquitos, ants etc) cannot always be prevented.
