Bright family home with ocean views: air conditioning, terrace, Calanques

This apartment is on the first floor of an old villa from the 50s, with high ceilings, a very pleasant day/night layout and herringbone parquet flooring that gives it an old character. Completely renovated in 2024, it occupies the entire first floor with front and rear terrace, it feels like a house.
The neighbour below accesses it by another street which is located at the back. No area above. This house is accessed by entering directly through the open-air garage, and by climbing the twenty or so outdoor doors that lead directly to the front terrace.

Exposed from East to West, it enjoys great sunshine in the morning on its rear terrace (50m2) for breakfast and lunch, and offers an exceptional sunset over the sea and the Frioul Islands on its terrace on the sea side (50m2).

The large bay windows on the sea side are a screen on the life that jostles on these convivial and outdoor spaces that are the seashores of Marseille, lulled by this hubbub until the time of sunset, when everything calms down. There are no bars or restaurants nearby, and the back terrace is a haven of peace overlooking the garden of the neighbour below.

Inside, the white walls and large spaces offer a peaceful environment, accompanied by the slight creaking of the old herringbone parquet floor and the omnipresent sunshine that further enlarges an already majestic ceiling height. In these old volumes, it is a modern and colourful decoration that draws the spaces of the house.

A triple entrance immediately punctuates the path in this 180m2 apartment/villa which offers 4 bedrooms, a very large living room with American kitchen and in/outside dining room (open to the rear terrace), 3 bathrooms and a laundry room,
Diamond glass doors, bow window, arches, whitewashed walls, table football, huge desk, well-stocked library, comfortable and contemporary furniture, paddle board, many children's games... everything is there to spend pleasant holiday moments, inside and outside, depending on the best times of the day to enjoy it.

The first master bedroom opens onto the rear terrace, quiet, with its private bathroom, walk-in shower. A second master bedroom with a 140cm bed and a private bathroom, with walk-in shower too. Finally, two children's bedrooms with single bed (extra trundle bed if needed), one of which overlooks the sea and the skate park. The second children's bedroom, quieter, has a discreet view of the Ferris wheel and Notre-Dame de la Garde.

Each room is air-conditioned independently thanks to a very comfortable ducted system.

You can fit 1 very large car, or 1 large car and 1 small car in a private open-air garage.

On the front line of the coast, it gives immediate access to the beaches, the famous Marseille skatepark (the bowl), green spaces, the port of Pointe Rouge, the promenade of the Borely stopover or the new Olympic port... and even the creeks a few hundred metres away with the Pastré park.
The 1ç vouos bus line takes you everywhere, from the Calanques to the Velodrome stadium in 20 minutes.

It should be noted that in summer the seaside is very busy and necessarily a little noisy with road traffic, at least for one of the two children's bedrooms. The house being equipped with double glazing throughout, and set back from the road which also has a speed radar, remains very peaceful when you are inside.
