RENTAL TERMS AND CONDITIONSÂ

NO REFUNDS - Even the best or newest home has equipment that may occasionally malfunction and cannot be guaranteed operational 100% of the time. We promise to act immediately to remedy any issues, however, we do not relocate or issue refunds due to malfunctioning equipment or any other guest dissatisfaction or due to construction noise or any other items out of our control, unless the home is considered uninhabitable.

- All rentals with 28+ nights require a rental agreement signed naming and identifying all adult occupants (must present valid ID).
Late Checkout Policy
Guests must check out by the designated checkout time specified in the rental agreement. Late checkouts without prior approval will incur fees to cover costs including, but not limited to, waiting times for cleaning crews, canceled or delayed cleaning appointments, hardships on arriving guests (e.g., delayed check-ins or compensation), additional wear and tear on the property, and increased utility usage (e.g., electricity, water, or HVAC). The fees, based on the duration past the checkout time, are as follows:
âą Less than 1 hour: 10% of the nightly rate or $100, whichever is greater.
âą 1-2 hours: 15% of the nightly rate or $250, whichever is greater.
âą More than 2 hours: Full nightly rate.
To avoid fees, guests are encouraged to coordinate with us in advance for late checkout requests. Approved late checkouts are subject to availability and may incur additional charges as agreed upon. These fees are designed to compensate for disruptions to property turnover and operational costs, and we will provide documentation (e.g., cleaning schedules, guest complaints) upon request to ensure transparency.
Additional Cleaning Policy
Guests are expected to leave the property in a reasonably clean condition, consistent with normal use. Any cleaning required beyond what is considered normal or reasonable, as determined by the property management, will result in an additional cleaning fee of $100 per hour. This fee covers costs such as extended cleaning times or specialized cleaning needs. Examples of excessive cleaning needs include, but are not limited to, excessive trash, stains or spills requiring professional treatment, pet hair in non-pet-friendly units, or other conditions requiring significant labor. We will make every effort to accurately reflect the additional work needed and the time required to complete it, providing documentation (e.g., photos, cleaning logs) upon request to ensure transparency.
Important Fee Disclosure for Long-Term Stays (30+ Days):
Should this property be reserved for 28 days or more, we reserve the right to apply additional monthly fees to cover certain ongoing expenses (eg utilities) not included in the standard nightly rate.
These may include, but are not limited to:
âą Gas and electricity
âą Water and sewer
âą Trash and recycling
âą Internet and streaming services
âą Other utility or maintenance surcharges applicable to the home which will be known prior to the time of booking
These fees may be assessed as either:
âą A flat monthly fee, or
âą A fee calculated as up to 5% of the monthly rent.
Such fees may be collected directly through the Airbnb platform or invoiced separately as permitted by Airbnb policy. For estimation purposes, please assume an additional fee equal to 5% of the monthly rent unless otherwise specified in advance.

This Short Term Rental Agreement is between AIR CONCIERGE INC. (herein referred to as âManagerâ or âProperty Managerâ) on behalf of and in accord with the Property Owner ("Owner") and you as Guest (or âOccupantâ or âRenterâ) of the date set forth on the reservation details confirmation noted on the confirmation which shall be received by the Parties via email as well as provided in the Airbnb.com software.  For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:
SMOKING: A $1000 fine will be charged to Occupant if there is any evidence of smoking inside or outside of the property within a 20â radius of the property.
Fire and Fire Safety. Occupant is notified that the Property may be located in an area susceptible to fire, and as such Occupant agrees all conform with all applicable fire codes of any governmental authority, and ensure safe and reasonable use, management, and extinguishment of any fire places, bbq's, smoking (if permitted), fire pits and any other device or act involving the risk of fire. In the event Occupant discovers any fire related safety issues, Occupant shall immediately inform Manager and cease and desist immediately from undertaking, or continuing usage until inspection, remediation (if necessary) and written approval by Manager that use is permitted. Flammable substances and solids, such as gasoline, benzene, naphtha, cleaning fluids, explosives, and fireworks may not be used or stored on the Property. Lighted candles, incense, kerosene lamps, halogen lamps and tenant installed electric heaters may not be used in the Property. ALL COOKING MUST BE CONFINED TO DESIGNATED COOKING AREAS. Use of electrical appliances not provided with the Property, such as hot plates, heating coils, coffeepots, popcorn poppers, electric frying pans, toaster ovens, irons, and electric heaters are prohibited. Storage or placement of any items (including trash, bicycles, boxes, furniture, etc.) in public areas such as corridors, stairwells, or balconies is prohibited. Any and All decorations used in the Property shall be flameproof or fire resistant materials. Any additional lighting (i.e. Christmas lights) must be Management approved with proper installation and approved. No lights may be strung from any pipes or fire/safety equipment. Any violation of the above fire prevention regulations may be subject to fine and/or termination and removal of the Occupant from the Property.
PETS: A$1000 fine will be charged to Occupant if there is any evidence of any pet inside the property unless Manager has given express written consent and a pet fee and pet deposit has been paid by Occupant.   Â
EVENTS, GATHERINGS, PARTIES.  No events, special occasion hostings including but not limited to weddings, corporate functions, bridal parties or related events including inviting other persons not disclosed in the reservation guest count, shall be permitted on the property for any reason. A violation of this clause shall immediately cause the property manager to terminate the rental agreement and renter to immediately vacate the premises.  Manager shall impose a fee of up to $5,000 for any violation of this provision, and if such event is either a wedding or similar ceremony or an event in  which the number of Occupants doubles or more the guest count disclosed at the time of booking, such fee shall increase to $10,000, unless express written consent has been provided by Manager to Occupant.
CLEANING, PESTS AND INCONVENIENCES: Occupant acknowledges and agrees that renting a home comes with certain risks that neither Manager nor Owner can prevent and as such will not result in any refunds or credits to Occupant shall they be discovered, viewed, endured or otherwise reported. Such examples include but are not limited to seeing pests, bugs, or rodents in the home, or minor cleaning complaints, which when feasible Manager will make a good faith effort to remediate, shall Occupant approve of the same during their stay. Any cleaning complaint shall be deemed minor except for any instance in which no cleaning took place prior to the guest arrival, the time and date of which is outlined in the confirmation of booking details.Â
PERSONAL PROPERTY AND INJURY: Neither the owner(s) nor Air Concierge are responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. Neither the Owner(s) nor Air Concierge are responsible for the loss of personal belongings or valuables of the Guest.
