**If this property is booked, you need a 2 bedroom or more than one place check out our other units E-4 VRBO/776656, E-2 VRBO/569583 (right next door same building) or C-1 VRBO/866173 . I have severe allergies to animals. Please do not ask to bring your 4 legged loved ones.

It is located just 10 minutes south of downtown Moab in the highly sought after Rim Village townhomes. This home has a Southwest flare like our other two homes here. Outside on the patio you can sit and take-in the views of the Moab Rim on one side and green Alfalfa fields to the other side.
Amenities include a fully equipped kitchen with new stainless steel appliances, gas fireplace in the living room, natural gas BBQ grill, linens, towels, washer/dryer, central air/heat and WiFi. The living room has Comfy couch, love seat, overstuffed chair and ottoman, 65” smart HDTV, quality soundbar, subwoofer, SMART Blu-ray disc player. The dining room seats 8. The Rim Village water feature is right out your front door. We love to listen to the sounds of the water when it is in going. New custom made bedroom furnishings has arrived. The master suite has a king size log bed with comfy mattress, 55” SMART HDTV. In the Master ensuite bathroom you can enjoy soaking in the jetted tub/shower. Each of the 2 other rooms have 55” smart HDTV 's Second room has a queen log bed with comfy mattress, the third bedroom has a queen over queen bunk bed. There is an outdoor table that seats 8 for your outdoor dining or just relaxing, visiting and enjoying the views. Also on-site, you'll find a community hot tub open year round and outdoor swimming pool that is open April through October. 9:00 AM – 9:00 PM.
Outside your front door, enjoy golfing, hiking, mountain biking, cycling, river rafting, ancient rock art, four-wheeling, motor cycling, ATV/UTV riding, cross country skiing and snowshoeing, horseback riding, scenic drives, bird watching, rock climbing, sky diving and scenic plane rides. We are located close to Arches National Park, Canyonlands National Park, Dead Horse Point State Park, Ken's Lake, the La Sal Mountains and Loop Road, the world renowned Slickrock Bike Trail and many ATV/four-wheel drive trails.

RĂšgles

HOUSE RULES 1. Take care of our vacation home as you would your own home. 2. Please remove your shoes while in our home. 3. Please refrain from activities which might result in excessive wear or damage to the home and its furnishings. 4. No jumping on the beds. 5. Please turn off lights and TVs when not in use. 6. Please keep the outdoor grill as clean as possible. Use tin foil if using sauces. If grill is left unusually dirty there could be up to an extra $50 cleaning fee assessed by housekeeping to perform the clean. They are not fun to clean. 7. Lower umbrella and tie-up when not in use. Wind can cause damage if left open and unattended and could break window. 8. Take out your garbage to the trash receptacle in the garage. There is a community dumpster behind the pool if needed. Do not leave garbage on floor outside receptacles. 9. There are plastic trash cans in the garage for recycling. 10. No climbing or sitting on walls. An HOA fine of $!50 may be assessed if reported. 11. The home occupancy shall not exceed 8 people. 12. NO PETS ALLOWED! There is a $250 fine for having pets on the premises, the remainder of your stay is forfeited, and you will be charged for any damage and/or costs associated with cleaning the home due to pets. 13. NO SMOKING in or around the townhomes and the pool/club area. 14. No glass or alcohol allowed in the hot tub and clubhouse pool area. 15. There are additional parking stalls available for your use. Do not park in fire lanes. The HOA may assess a fine. 16. If you do not wish to purchase the VRBO damage protection you will need to provide a Credit Card number prior to check in for your security deposit.

Close and convenient location to all the parks and activities. Layout of great room was excellent, plus tv’s in the bedrooms. The garage door opener was appreciated! Overall very clean,except dust bunnies in corner in living room. The complaint, and this seems petty, but there was no bath soap/gel in the bathrooms. Wish we’d known this before going to grocery. The kitchen was well stocked, but we couldn’t figure out the dishwasher(only needed at time of departure). The entry code was incorrect, but solved quickly with a phone call. Debbie was very responsive. Would stay again, and would recommend without hesitation. *Note to others: the bed rails in the 2nd bedroom are almost a hazard. We have some banged up shins.

Overall positive experience. A few small things to improve. The sheets on the master bed need to be thrown out. See attached picture. I had a half used roll of toilet paper and there weren't any extra so I had to buy toilet paper. No napkins and half used paper towel roll so I had to purchase both.

Exactly as described--but AC issue

This property was exactly as described--clean, nice neighborhood, quiet and Debbie (host) was very responsive. Enjoyed watching the stars in evenings from patio. Unfortunately the AC was not working well It never got below 76degrees--was 81 in day! Very warm especially after long day of hiking..wish host would.have notified us of issue in advance as we would have chosen another property...just a bad situation. Previous renters froze up ac by turning down too low. At least she promptly broght over a box fan. BUT all in all nice value.

Clean and greatly furnished. Kitchen lay out is sufficient size for a family and appliances are all new and clean. Beds are very comfortable. Large closet and dresser space. Utility tub in garage is very handy.

Wonderful house in Moab

We loved our visit to Moab and this unit. Very equipped kitchen, nice layout, good furniture, clean and love the wall art by Brett Webster. Having the garage was a plus! Great location, only a few miles from town of Moab. We highly recommended this VRBO and hope to return one day

This place was perfect for our family of four. Could have easily had one more couple with us as we didn’t even use the third bedroom! We loved the layout and how quiet it was at night! Kitchen very well equipped! Highly recommend!

The house has a great floorplan that was perfect for my family and could have easily accommodated a couple more people. The furniture is high-quality and comfortable. Great artwork and ambiance throughout. Unlike some other short-term rentals we've stayed in, this one feels like it's a home, not a hotel room. The owners are also local, so that's nice. The community pool and hot tub was under construction during most of our stay, so that was a bummer, but the upgrades they did seem really nice. If you're sensitive to morning light, be aware there are no blackout or room-darkening curtains, so we were walking up earlier than preferable.

The condo was clean, but extra bathroom had a gold fish cracker on the floor which makes me wonder if the floor was actually swept and mopped. Top bunk had pet hair on it. The dishwasher wasn’t screwed into counter and would push back and leaked a little. Would be nice to have a few more dishwasher tabs, TP, and garbage bags.

Great Experience!

Our family very much enjoyed our stay in this home! The place was clean, spacious, with a sothwestern homey feel. The kitchen was great for cooking and family meals. Well stocked with kitchen essentials. The beds and pillows were comfy! The pool and hot tub were awesome and very close-had the whole place to ourselves. Very quiet and enjoyable neighboorhood! Longhorn cattle were right across the way to admire too! Lots of tvs. Nice big laundry area. Grocery store close by. Hot water and air malfunctioned for a moment but hosts were incredible and came out to fix right away-no impact to us as far as inconvenience. They were also nice enough to extend our stay by an hour. Thank you so much for the memories❀

Very nice place to stay. Easy to spread out and have room to relax. There were record heat levels while we were there so it sometimes got warm in the small bedroom but all other rooms remained pleasant. Easy to access the property and central to what we wanted to do

Perfect home base for exploring two NPs

The property was perfect home base for our group to explore Arches and Canyonlands. The location was just far away enough to enjoy quiet and stargazing (low light pollution) while being a short drive to main strip. House was great and host was very responsive. I highly recommend!
