Knoll Cottage is an elegantly furnished 18th century Cotswold cottage which sleeps four guests (no children aged four or under permitted, except for one baby not yet walking), in two beautifully appointed bedrooms, with two modern bathrooms. Laid out over four floors and boasting spacious living areas, including a stylish open plan kitchen/dining room which leads out into the tiered garden, with plenty of outdoor seating and a charcoal barbecue, a space to enjoy all year round. Indoors there is a cosy living room and many characterful features have been retained throughout the property including exposed Cotswold stone walls, original beams and a inglenook fireplace with a wood burning stove.

Outside The picturesque tiered garden with far reaching views over Blockley Valley is accessed via the kitchen. This tranquil space is bordered by beautiful flowers and shrubbery and is home to two patio areas both with outdoor tables and seating, plus a charcoal barbecue. Three steps lead down to the lawn area with a garden shed which houses the freezer.
The Finer Details... The maximum occupancy for this property is 4 guests. Regrettably, Knoll Cottage does not accept children under the age of 5. Wonderfully clean, quaint and well appointed cottage. Close to many must see Cotswold villages but set in a quiet, beautiful town with a pub across the street and lovely restaurant /grocery within walking distance.This is an old English cottage with low ceilings. It is multi-level with steep stairs, not suitable for little children and the elderly.
Property is lovely and in perfect Cotswolds village. Well appointed and stylish cottage. The only issue was the top floor bedroom and bathroom that were very challenging due to steep stairs to get to it, sloped ceiling, low beams and particularly tub shower configuration (which a grab bar on the tile would help a lot). Beds are great and kitchen nicely equipped although there is no freezer.
We enjoyed our stay at Knoll Cottage. The property was tastefully decorated, comfortable and well equipped. There were great walks from the property and the views from the bedrooms were lovely. The only downsides were a few low beams and quite steep stairs so this might not be the right property for taller people or those with mobility issues.
We had a lovely time here. Although the internet went down (and two us were working) the neighbours offered their connection which was very nice and helpful. The showers we struggled with as either boiling or cold but overall a great stay.
My mother and I spent 2 lovely weeks at Knoll Cottage. She wanted to experience a traditional Cotswold village and Blockley did not disappoint. We felt like part of the community when we were recognized at the local pub and spent time chatting with long time residents after dinner.
The cottage is well equipped and ideal for 1-4 adults. We really appreciated the stash of teas, bottle of wine and container of milk. The location is central to anything in the Cotswolds. Blockley is quiet but you might get awoken by the sound of horse hooves on cobble stones!
A few words of advice - the stairs are narrow as indicated. If you arenât able to easily maneuver your suitcase, you might want to unpack in the living room and bring up armfuls. Also - be prepared to duck! Itâs truly an historic building and the beams are a danger for anyone over 5â9â.
Knoll house was a lovely comfortable place. 4 stories high in a quiet village. The honey toned stone architecture is quite beautiful throughout the area.
Basement kitchen was well equipped & comfortable with good facilities & a toilet. The lounge with a large very comfortable settee was well used by both of us.. the log burner proved useful on a couple of cold wet afternoons . Both bedrooms had comfortable king beds & having two bathrooms proved very practical.
The outside back courtyard looked very attractive but due to poor cold wet weather didnât get used.
Walk out the front door & opposite is the Crown Hotel pub. The area was very quiet throughout our stay of 4 nights. Easy parking outside the row of cottages. A five minute walk down to the lovely cafe & shop in the village. All in all a very pleasant area to visit with local
Towns of Moreton & Stow a short drive away.

Company used for problems was very helpful once we learned how to contact him. Lots of extra numbers that go before his number. But we got it and he was great.
Clean, cozy, nicely furnished, felt very safe, great back yard. (If bikes are for renters use have the tires filled with air.
Across the street is the Crown hotel. Great pub, met very nice people that made wonderful recommendations for things to do. I had the most incredible view from my bedroom window on the second floor. And I mean incredible!!!!
We really enjoyed our home base for a week in the Cotswolds. Knoll Cottage was beautifully decorated, with a lovely garden, and very well equipped. The views out the back were outstanding!
There is a great restaurant/cafe in town, as well as a grocery store with all the basics. And the Father Brown TV show church is in Blockley too!
My only suggestion is for better quality/ greater quantity of towels.
300 year old homes have their quirks, it is part of their charm. We very much enjoyed our time at The Knoll but noticed several quirks you might want to consider. We have stayed at many rentals (our primary vacation method), we've also stayed in the Cotswolds many times and have owned our own rental in the US.
Overall the owners have done a terrific job pulling in modern conveniences while keeping the original beauty of the home intact. The garden is absolutely lovely! The wood burner in the fireplace lends romantic charm. However, the placement of the stove-top (in the gorgeous kitchen) is less than ideal. If you are over 1.7m you will find cooking on it a challenge as large beam (with an adorable "Duck or Grouse" sign hanging on it) is directly above it. But many people never cook at all on vacation and otherwise the kitchen and the appliances are first rate. The washer/dryer is by European standards what most folks are used to, but if you are from the US and thinking you'll do your wash mid-point in your trip, you'll need to plan carefully (it is less than half the capacity and 2-4 times the cycle time compared to what you're used to).
Speaking of tight places, while the ground and first floors are charming and easy for 2m tall people. The top floor bedroom/ensuite would be difficult for 2 people over 1.5m to share. A single or 2 children might do well there. My wife and I chose to stay in the smaller bed and less convenient bath on the 1st floor rather than take our chances upstairs. Note that children under 5 years aren't recommended due to the nature of the stairs, and full grown children would suffer the same height restrictions, so this bed/bath is limited in function.
There are many scenic and picturesque walks to be had about the town. The cafe had perhaps the best Full English Breakfast I've ever had and excellent coffee. The store had a good selection of items. These are next door to each other and a short walk away. The pub/hotel across the street I cannot recommend. Limited choices and the bar smelled of cigarettes and the food was so-so. The people were friendly, though. The Great Western Arms not far away was not friendly at all, but was very cozy looking inside. Despite the sign, dinner really is only served from about 6:30-8pm, so we never actually ate there.
The street is narrow/full, but we could usually get parking within 150m. It's a quiet town but lock boxes are poor security: you know that code never changes.

Lovely village the cafe is fantastic we have been to plenty of expensive restaurants weâre the food doesnât come anywhere near absolute hidden gem I would highly reccomend staying here we canât wait to visit again the garden was beautiful
