The Space:

Modern river cabin with the Guadalupe River right in the backyard!

This blue beauty is a 1200 sq. ft. home with a deck in the front and covered porch and carport on the side sits on nearly an acre. The home is located between the 2nd and 3rd crossing. Blue Paradise accommodates 12 guests with three bedrooms and two bathrooms. Parking for 4 cars. If interested in popping up a tent in the yard or bringing an air mattress, 2-4 extra guests can be added to the reservation.

The beautiful Guadalupe River is 130 yards from the backdoor of the home, and there is a gravel road you can drive down 93 yards to alleviate some of the walking!

The airy living room is full of light with huge windows looking out onto the new deck and backyard. One of two couches is a queen size sofa sleeper, and there is a large flat screen with YouTube TV and Roku. Step up a level from the living room, and the full kitchen greets you with a small island, granite counter tops, and stainless steel appliances. Two tables seat a total of 10, with two more spots at the breakfast bar. The kitchen comes equipped with cookware, dishes, and utensils. The guest bathroom is centrally located to the kitchen as well as the guest bedrooms. The first guest bedroom has two queen memory foam mattresses. The second guest bedroom has two sets of twin bunk beds that also have memory foam mattresses. The master bedroom has a queen bed with memory foam mattress and a flat screen TV with Roku and YouTube TV. The master bedroom also has a private en suite bathroom. Both bathrooms come stocked with hotel sized amenities, towels, and two rolls of toilet paper. High quality linens are provided for all beds and bathrooms. There is a washer and dryer in the home for you to use also.



Outside there is space to spread out on the deck or out in the yard. The large yard is perfect for outdoor games, or nighttime relaxation next to the fire pit (fire wood not provided). This home comes with one 8 ft. kayak, one 10.5 ft. two person kayak! There are steps which lead out to the river which is about waist deep. So pull up a chair and enjoy the view!



This home is in a perfect location, right next door to Billy Goats Gruff Tubing Company. Koozie's restaurant is right across the street where they serve great food Wed-Sun and live music on the weekend. Kane's ol' River General Store is just the across the way as well for you to pick up all the little odds and ends you might need. If you're looking for a great place to float up and grab a drink, The Grove is 2 doors down. Everything is so close, you'll never even need to touch your car! There are tube rentals, shuttle services, and more entertainment all up and down River Road. Host must be 25 years of age or older to make a reservation and must be staying at the property. No pets allowed. This home has a maximum occupancy of 12 guests. This maximum occupancy is not to be exceeded at any time. No daytime guests allowed. To comply with city and county short-term rental permit restrictions, the outdoor areas of this home are monitored by video camera. Great river get away spot.

Our group had a great time at this property. The property is well kept and a fun spot tucked away at the river. The amenities were just right for this type of get away. This property is nice and reasonably priced. This spot is great for making new memories.

Awesome house with and awesome spot on the river!

Wonderful place to stay with large groups. The house was well kept and spacious. The back yard was big enough for setting up volleyball and other outdoor games. The best part is the spot on the river with large trees and the cliffs across the way. Everyone had a blast!

The location of the home is great, and this property is just what our group needed. The home is a bit older but fully remodeled and super clean - we had no issues at all. Plenty of room, comfy beds, and nice open living area were great. And the home has just about everything you might need and then some, from grills to games to kitchen utensils. It was a great place to hang out and close to everything. We’ll definitely be back!

Overall, I do not recommend this vacation rental. Reviewer Comments: The property itself is much steeper than it appears in photos which was very troublesome since we went with elderly grandparents and small children. Its like a steep rocky hill from house to water. Had we known, we would've gotten another house with at least some steps or something for the grandparents. A drinking cup had mold in it, you can't turn the AC down past 72, a sleeper sofa had a note to use the other one, but that one was broken too, the kayak lock was broken and we couldn't use them the first day which was the only good weather day, the shower curtain rings were busted so it was hard to shower without getting water was not a pleasant stay. The management company was nice enough but only fixed the kayak situation.

Fun and perfect spot

The house was exactly as described. We were very please with the location off the river very quiet and private not many people. We loved that the property provided kayaks for the teens and also fun hammocks to relax by the river. We definitely recommend this house if you want a nice relaxing time in the water with your family. House is fully furnished with all your kitchen needs. We even wished we stayed longer then we planned.

Came to a wedding stayed for the river fun

Our family loved this place. It has everything you could ever need. The kids enjoyed watching the goats on the mountain side at sunrise and the deer at night. Our family enjoyed the kayaks and tubes that are on the premises. The boys went fishing and grilled. By night fall the fire pit was perfect for roasting marshmallows. Really wished we would of stayed longer.

The house & location were nice. Beds very comfy. Coffee machine didn’t work. The walk down to the river was far. Not the most kid friendly entrance with the slope into the water. Kayaks were awesome my older kids loved them. The worst part was the AC … we live in Texas and when paying so much for a rental you don’t expect to stay that hot with it on 72. AC definitely needs fixed up. Overall the house it self was cute & we had a lot of fun.

We absolutely loved the house and the private river access. The house was comfortable. The kitchen was well equipped. It is a little bit of a walk from the house to the river but we didn’t mind. We also walked across the street to the little bar and had a blast. The shower faucets and kitchen faucets need to be replaced but were manageable. Other than that I would highly recommend staying here.

Annual river trip different house

Overall the property was good. It is a long trip to the water the road to drive to it was a bonus but very rutted up and the bank at the water was sloped. The AC wasn’t very cool and we had to shut it off for about 20 min to make it blow cold again. During a thunderstorm the roof had a few leaks that we put some pots under. Don’t count the pullout couch bed as room to sleep it’s very uncomfortable. Other than that it’s a cute house neighborhood is great nice to have koozie’s across the street. Loved having kayaks to use and the deck is great.

Nice property set off a bit from the river

The house was clean and tidy. The drive down river road is beautiful. Tubing rentals are right next door and convenient. We enjoyed the kayaks and hanging out on the river. I was surprised at the loud music coming from the bar a bit down the road and across the street. It literally shook the house until 12 pm Friday and 1 am Sunday morning. There are multiple signs in the house about not making any noise after 10pm or before 9 am but I assume this does not apply to the neighboring establishments. Maybe bring ear plugs or noise cancelling headphones if you are not a night owl. The walk down to the river is a bit steep and there is not a great lounging area on the duck or near the water. We are young and healthy so it was not an issue, but could be difficult for someone that is older or in a wheelchair.

Tons of Blood Stains & High Expectations of Guests

Overall the home was nice. However, we found LARGE BLOOD STAINS on most of the pillows & bedding in two out of the three bedrooms. We had to drive back home to grab bedding and pillows which highly affected our already short vacation. There is a VERY high expectation on the guests when it comes to cleaning (such as making sure the remotes are precisely on a specific peice of paper or you could be charged if out of place). If we as guests are expected to not only pay a cleaning fee, but also must abide by strict cleaning rules then we should be getting and a safe/non hazourdous experience at MINIMUM, and this was not the case. There was unfortunately no filtered water available, there was tap, but having an alternative water filter system of some sort would be great for people with sensitivities or if there is a tap water ban.

Comfy beds and fully stocked kitchen for cooking meals with a group. The kids enjoyed the games and toys, adults loved playing cornhole and we all loved kayakIng on the river with the kayaks provided. The view was obstructed by trees so we didn’t have the view we thought we had. I bought hand soap because there wasn’t any. General store was closed most of the time, so had to go to town when we needed anything. We found bar soap and travel size body care in the shower the next day, but, no hand soap in kitchen or either bathrooms. The instructions said to use only drawstring trash bags but only provided the thin trash bags that you tie up yourself. Luckily, I brought a few in case we ran out.The kitchen faucet needs to be descaled from hard water to get a decent flow to wash dishes and such, but other than that was a great place to stay!Beds were comfy too and fans provided in each bedroom. A Plus for TX weather! Overall, a Great place for family or small group to enjoy!

50th birthday getaway

Very clean, easy to rent, comfy beds, great location, beautiful view (a bit of a walk to get there), would refer to friends. This was a great way to celebrate husbands 50th with all of our grown children.

Great location, walk to the river was a little far but throughly enjoyed our weekend here.
