The main floor features the kitchen, dining area, living room, laundry, half bath, and river-view balcony. Upstairs, both bedrooms have their own private bathrooms.



The primary bedroom has a queen bed + twin trundle and its own balcony overlooking the Guadalupe. The second bedroom also has a queen bed + twin trundle, and the living room includes a sleeper sofa.



River Access

The complex has a pool, community grills, and a deck overlooking the Guadalupe River. There is no direct tubing access from the condo. A staircase leads from the pool area toward the river, and an additional access point is currently being added.

We had a great time. Didn’t utilize the pool or river due to the weather but it was peaceful and the view of the river was lovely. I would definitely recommend and will add to my places to stay in the future.

Came during march! Pool was cold and water was cold but well worth the time. Location was just as shown. No problems with the air conditioning or hot water. Awesome time!

Weekend getaway

What a great place! Plenty of room for our family of four (2 adults/2 teens). Beautiful view of the river from both levels of the apartment. A quick drive to San Antonio. Would definitely recommend.

Overall good stay

Cute cozy condo in good location near downtown New Braunfels. Listing says max 8 occupancy but that would be tight. More than 4 adults would be tight IMO. Only real negative is the beds were not very comfortable.

It is a good and comfortable place to stay if you only need a place to sleep. The bathtub in one of the rooms needs a rehab and the doors needs alignment, it was hard closing them. Everything was nice overall

Perfect Weekend Stay

The views are spectacular! Plenty of space for our group of 6! Definitely bring bug spray if you like to sit on the balconies to drink your coffee in the morning. The AC worked great and cooled the unit down quickly, wifi was strong and netflix in every room. There’s also lots of places for food, groceries, gas, etc all less than 10mins from the property. We loved our stay and would definitely book again!

Family stay

Condo is on the older side but was very clean. Appliances were new and very much appreciated. The bedding was very comfortable.Our main complaint was on the exterior. Stairs and balcony were thick with spider webs and even a large wasp nest.The grounds needed to be mowed and there was a dead coral snake. We decided not to utilize the pool area.

Property clean, safe, and location although access to river in construction, it was nice as anything needed is a couple miles away. Property management responsive to questions and issues.Over all property a bit dated but workable compared to other property rental prices.Good to ask questions upfront of any bookings as some properties require upfront agreements that one may question. Would definitely recommend a mattress upgrade.Overall good value.

Has easy river access, pool was crystal clear, and lots to do! Plenty of linens, blankets and pillows. My only complaint would be the beds. There was hair left in a few beds from previous guest. We used all beds, trundles, and the pull out couch for a total of 8 guest. While the beds were comfy, the pull out couch is definitely better suited for children and not adults. Overall, it was a great place to stay and super close to any activities in the NB area!

This property has beautiful pictures but when you arrive you realize it is an old property with some upgrades but in desperate need of maintenance and updating. The neighborhood surround the complex was concerning to drive through. Bathrooms need updating and thorough cleaning. Pictures are very deceiving.

Peaceful Family Vacation

Overall, I recommend this vacation rental. Reviewer Comments: The check in was very easy. When we got to the condo, I was in love with the fact we had 2 balconies! Very nice views, there were tons of birds and a family of Grey Foxes living right below us. The condo itself was very clean and had plenty of room for the 5 of us staying there. It was close to everything we planned on doing while we were there. I definitely plan on staying here again!! If I had to say anything negative, it would be that the mattresses were a little hard and the staircase leading down to the water was full of poison ivy, but that would be the only thing.
