• Rental Agreement required + $500 security deposit hold (submitted at least 2 days before check-in; released 3 days after checkout if no damages or violations)

• Max occupancy: 14 guests
Only registered guests are allowed
Exceeding occupancy may result in a $1,000 fine and immediate cancellation without refund

• Parking: Max 5 vehicles total
Driveway only (no street parking)
Street-parked vehicles may be towed at guest’s expense

• Quiet Hours: 10:00 PM – 7:00 AM

• No smoking indoors
Indoor smoking results in a $750 ozone cleaning fee
Smoking is allowed outside only — debris must be disposed of properly
Failure to clean up may result in a $100 additional cleaning fee

• No parties or events
Hosting unregistered guests may result in a $1,000 non-compliance fee
Immediate eviction without refund may apply

• Visitors
Any guests exceeding the 14-person limit require prior written approval

• No pets allowed
Unauthorized pets will result in a $1,000 non-compliance fee

• No diving or jumping into the hot tub
• Use at your own risk
• Do not adjust or tamper with hot tub controls
• Shower before entering the hot tub
• Keep the cover on when not in use
• Maximum temperature: 104°F and limit soak time
• Do not add chemicals, soaps, or other substances
• No food or drinks in the hot tub
• Children must be supervised by an adult at all times
• Do not use if you have open wounds or infections
• Report any issues or malfunctions immediately to the property manager
