3 Story Oceanfront Home with Jacuzzi in Newport Beach on the Sand!

Step right off the patio into the sand from this beautiful 3-story 5 bedroom 6 bathroom Oceanfront home. Located on 39th Street, this home is equipped with a Rooftop Jacuzzi and Lounge, Pool Table, Steam Room & an Oversized ground floor patio with 2 Fire-Pits. With a fully stocked kitchen and natural gas BBQ, this home has everything you need to enjoy your next beach vacation.

Keep an eye on the waves from the kitchen. A dining area with six chairs is just off the kitchen and has prime viewing of a large flat-screen TV. A half bath is behind the kitchen as well as a washer and dryer in a laundry closet. The folding glass doors open up to the giant patio with BBQ and 2 firepits.

Bedrooms 1 through 3 are located on the second floor, while bedrooms 4 and 5 are located on the third floor. The second floor is home to all three bedrooms, including the master suite, which features a private balcony and sweeping views of the ocean. The third floor offers a range of amenities, including a pool table, air hockey and ski ball. Glass doors open up to a giant balcony with a jacuzzi, sun loungers, and panoramic views of Newport Beach.

- Primary guest must be 30+ years old and present throughout the entire reservation.
-Single Family Home
-Air conditioning is upstairs only (all bedrooms located upstairs)
- Noise from neighboring homes, and beach goers should be expected.
-Please review house rules regarding Noise, Day/Nighttime Occupancy, etc.
-High Chair/Pack n' Play must be requested 48 hours prior to your stay.
-Overnight Occupancy 12 people. (after 9pm) ***
-Daytime Occupancy may not exceed 14 people without written consent.
- You will have full access to the home including the 2 car garage (3rd car can be parked in front of garage)

- Upon completion of reservation tenants will be required to comply with the HOUSE RULES (including additional rules) outlined in our online Advertisement. Please review prior to submitting your booking.

-Tenants will be held responsible for any/all penalties and fines incurred during their stay as well as loss of rental revenue resulting from the suspension or revocation of the Property City Lodging Permit.

- Upon arrival, the guest agrees to be greeted by a staff member to verify identification matching the primary reservation holder. The primary reservation holder must be present throughout the duration of the reservation. Any exceptions must be approved in writing by Tower 17 Properties & Management.

- Guests submitting a reservation the same day as their arrival date are advised to message Tower 17 Properties prior to submitting their request. Same-day reservations may be required to accept a later than advertised arrival time of 5 pm to ensure the completion of our cleaning and inspection process.

- Guests arriving or departing before or after designated arrival/departure times without written consent from Tower 17 Properties and Management will be charged a $299 fee and applicable taxes. Guests departing after 1pm will be charged for the additional nightly rate as advertised. If an unapproved late departure impacts the arrival of an incoming guest, the departing reservation is subject to penalties and fines including but not limited to the refund of the incoming reservation.

Location is amazing. You really can't complain when the view from nearly all windows is of the beach/ocean. The cleanliness of the property was less than desirable. I found a chicken nugget in one of the couch cracks...gross. Please note that there are three primary bedrooms, each with its own bathroom and shower. The other bedrooms are upstairs, in a long, dark hallway with zero windows, zero HVAC and no access to fresh air. The property provides many fans to try to keep cool, but the bedrooms easily reached 80 degrees during the day and never cooled down for sleep conditions. The pictures show brightly lit bedrooms, but all the "windows" are actually LED panels used to mimic natural lighting. Not a deal breaker, but not what we thought we were signing up for at all.

Perfect for my little 2 year old!

I have stayed in several beach front homes however all but this one were on boardwalk. My 2 year old always wanted to goto sand however with the congested boardwalk we could not let him go without us checking the crossing 1st. This property he was going back n forth from patio to sand and we could relax worry free. I loved the privacy plus the security of this home best I have ever stayed in thus far! Checking in was a breeze as well the property management group (Brandon) made it the easiest check in we have experienced so I really appreciate that Brandon! Thanks so much for sharing your home to my family! It is very much appreciated!

Great location - many pros and many cons

I had a sent a couple of messages through VRBO the week before our trip with no response from management. Check-in process was terrible. We arrived at 4:40pm, check in is at 4pm. The cleaning crew was still there until 5:30pm. The TV repair person was there until 6pm. The hot tub repair person was there until 6pm. We were told to wait in the alley across the street with our 2 toddlers. When we were finally given access to the house, we noticed it had not been cleaned very well. The master bed was very dusty/dirty/sandy. There were towels and old soap left in the downstairs shower. The refrigerator would only cool to 60 degrees and we had brought a lot of groceries for the week. Some of the vertical blinds in the master were broken. A shower curtain was being used over the master sitting area with a temporary rod for privacy/sunlight. The speakers in the photos were not available to use. The outdoor cushions are very worn and tattered. The massage chair did not work. Many light bulbs were missing. After we told Tower 17 about some of these issues, they responded the next day and sent their team out to compile a fix-it list. The team was very friendly and apologetic. They gave us a gift card to use at a local restaurant. The following day they sent a cleaning crew to reclean the entire house which was needed and fixed the light bulbs and the massage chair. Some pros are: location, the TVs are nice, the fire pits on the patio are nice, the view is amazing. Overall, it felt a little dingy and in need of a deep clean and some upgrades. I wouldn't rent this house again for the price.

great location but amenities lacking

This is a great beach front location and a great place for a celebration. Our complaints centered on amenities--the hot tub stopped working on the second day despite being serviced while we were there, the steam room did not work, there was no coffee pot, we ran out of toilet paper on day 2 of 4 and had to buy more, the dishwasher was broken so dishes must be hand washed, there was a broken light over the kitchen table, the ladder for the wall to the beach was rotten and broken and we were unable to get the tv on the top level to work. We had a great time but were disappointed to pay so much and have so many issues.

Amazing property

Just needs some work done... all little things but for what we just paid, “All of those things should have been repaired !!! We were told both fire places in the house didn’t work until we pushed to get a key. Bummer to show pics of things that per the owner cannot be used like the entire music system . House was fairly clean but closets all had horrible smells. Overall a decent rental but a bit pricey for all the broken ammenitiea.

Possibly the best place to stay on Newport beach!!

We loved our stay! Beautiful location, amazing views and walkable to the pier and all the local shops! Our host Brandon and team did their very best to ensure we had a great time at the house. We ran into few challenges during our stay and Brandon and team ensured we were taken care of the best possible way. Would love to go back and stay here again!
