Short Term Lodging Permit: SLP11719

Newly remodeled upper oceanfront unit in a triplex located within walking distance to the Balboa Pier. There is a large front balcony with spectacular ocean and pier views, granite countertops, new appliances, one car parking, shared laundry in the garage, dishwasher and upgraded furnishings. The boardwalk just in front of the house allows for easy access to not only the Balboa Pier but also the Newport Pier.

General Info:

Minimum Age Requirement: The minimum age to rent this unit is 25 years old and to finalize the reservation a secure guest verification portal must be completed.

**All reservations are subject to owner approval**

Pets: Pets are not permitted on or about the premises. ADA service animals required because of a disability are allowed with advanced notice. ESA's, Emotional Support Animals, are not allowed.

Parking: 1 car parking - This unit provides 1 car parking in shared garage.

Bedding: Blankets, mattress pads, bed spreads, sheets and towels are provided!

Kitchen/Supplies: Our kitchens are supplied with all the basic dishes, utensils and cookware needed for everyday cooking. We also stock some cleaning supplies and dry goods such as paper towels, toilet paper, coffee filters, trash bags, foil, etc. to help you begin your vacation however you may need to purchase additional supplies during your stay. We do not provide certain cooking items including salt, pepper, cooking oil, etc. as well as specialty cookware.

You may want to bring: Charcoal, laundry detergent, beach chairs/equipment, paper plates/plastic cutlery, extra beach towels, pens and paper, etc.

Jennifer /staff was extremely great to work with. Parking was a disappointment. I was unaware that my stock F150 wouldn’t fit. I spent more money for Two nights of parking on the beach at $37.50 per night & accidentally a third night so overall spent $120 more because it was not clear that parking may be very hard for Non compact cars/suv The unit was little outdated, fixtures, especially considering it is a 5 to 6 million dollar home. I would think it would at least have LED lightbulbs instead of fluorescent that are dim when you first turn them on. Carpets definitely need cleaning, The carpet is Turning black, I would’ve expected them to be shampooed more often or switched out for tile or vinyl flooring, one of the chairs outside to sit on the balcony was ripped to where you cannot sit on it because of aging. The neighbor About 10 feet south of the bedroom window that lives downstairs is a Skinny/druggie/annoying/Disrespectful/dirty guy! God forbid you look out your window trying to figure Out what the weird noises are, coming from outside, because he will immediately say Obnoxious things like “I know the landlord” & “He can’t stand peeping Toms” even though he’s the one having sex with his window open, Probably waiting to see if you go to your window to look out and figure WTF is that noise? (Stupid Moron, Made me and my Family/kids, feel uncomfortable) Other than that, beautiful view of the beach, people Riding bikes with music, but overall I Might come back

Great location and views

Overall the stay was great. We are a family of 6 and fit well. The AC worked great and the unit was well equipped. Our extra long expedition fit in the garage, which is a huge plus at the beach. The only down fall was the washer and dryer take coins. Would stay again.

Fun Location

Great place to be for activities. Near fire pits and volleyball nets - can fish off the pier. Lots of fun energy. Walking distance to restaurants and bike rentals. Very clean and comfortable. Take quarters and laundry soap/dryer sheets if you plan to wash clothes. Appreciated the blender, coffee pot, waffle maker and beach towels.

Amazing location and the view from the balcony superb!

My friends and I stayed for a mini-reunion for just 3 days. Couldn't have asked for a better location. The listing is true to the real thing and we were for the most part pleased. Although this unit is very clean and well equipped however, it would benefit from an interior update update (furniture, linens, carpet, mattresses, etc. Also, the coffee machine does not work!! The glass coffee carafe is the wrong size so it did not/could not drain the coffee filter compartment and made a disastrous mess.

GREAT PLACE

This is the perfect place to stay in Newport Beach. Easy to get pretty much everywhere around Balboa, we didnt even need to drive. some confusion at check -in, but there's a lot to know and communicate. the property managers were super easy to work with. unit could use some updates, carpet is really worn, but it was very clean. would stay there again.

The check-in process was very easy. The instructions that gave made accessing the property and finding all the necessary items (garage door opener, etc.) seamless. We did have an issue where another unit mistakenly took our parking spot in the garage, the property manager responded quickly and it was resolved within half an hour. The garage was a game changer as we didn’t deal with having to do street parking. There are a ton of restaurants, shops, things to do, etc in walking distance of the house. There were 3 beach chairs on the balcony we could use as well. The apartment was very clean. There was some exposed tack in the living room carpet, but it was just a small area between the tile and living room. It can get a little loud being so close to the walkway and the neighbors either downstairs or next to us kept us up late with heading their rowdiness until 3am.

Great Location

This property is directly on the beach, easy walk to Balboa Pier and many restaurants, "pubs", and eateries! Not necessary to drive anywhere if you don't want to. Very nice view of Catalina Island! Busy during the day, but very quiet at night...Nice!

Overall the condo was in pretty good condition. It wasn't as clean as I would have preferred, dirty fans, oven knobs, big stains on carpet, and the water wouldn't go down the sinks in the bathroom like they should. The location and view is nice but the walls are really thin and the neighbor behind us was up blaring music all hours of the night.

Recommended Rental

Positives: Very friendly management that were quick to respond to any questions, great location, clean, newly remodeled. The family room is comfortable with a gas fireplace, and the room looks out on the beach. The TV is new with cable. The kitchen is nice with all new appliances. This spot is just north of Balboa Pier so close to pretty much anything you need. If you are looking for complete quiet, this spot may have a little too much activity for you. However there were ZERO issues with noise at night. It quiets down after 9PM or so since the beach closes at 10PM. There are volleyball courts and fire pits directly outside on the beach. It can be a little crowded during the busy season due to the nearby public parking. We love being near the action so it was perfect for our family. Includes a single garage spot that fit our Tahoe with bike rack. Washer and dryer in the garage are coin operated and worked fine. Would have no problem staying here again. Very minor issues: Deck only seats two and could use high top chairs, a gas grill (does have a perfectly good charcoal grill), and a new door (sliding and screen). Would have been nice to have a water hose at the outside faucet to wash sand off the feet and boards. Particularly because there are no showers close by on the beach.
