OK, for the beach but.....

I like this place in the past due to its location. However, it seems to have gone downhill a bit since the last time I stayed here. I realize it's a beach motel, and it's not supposed to be anything extravagant, but they really need to catch up to the times. The electrical needs to be upgraded. And all the rooms need to be refurbished.

I heart Ptown

Perfect spot for a couple nights. Loved being right on the beach (bring shoes bc it’s very rocky) and the free bus ride in and out of town was super convenient.

I usually do not put any negative reviews and usually give a great review. I just wanted to be honest. I’ll start off saying the location of the hotel was perfect. Close to the beach, located right across the street from the ferry (bus) that takes you right into the Provincetown harbor…… The staff member that check me in and out was awesome!! She was great. Very helpful and friendly! The negatives about the hotel wasn’t that it was extremely outdated or that in needed a major renovation which it definitely did. I would live with that if it wasn’t so dirty. The rooms smelled very bad, and were not cleaned. The pool had peeling paint everywhere included inside the pool where you could see paint chips everywhere. The hot tub smelled and was dirty water. 2 out of the 3 windows in room were broken and one wasn’t even closing. The bathrooms were disgusting. The beds were very uncomfortable wish i could give it a better review but I could not! I have to be honest I could not see myself ever going back.

Large Room w nearly full kitchen. Q-mattresses bit lumpy but OK for sleeping. 200' away is stop for free bus to Provincetown, each 1/2 hour. Long walk on Blue Sea's beach to the water, but a gorgeous beach and fine bay swimming. Pool is 45'x24' by 9'deepEnd. Good for laps. 81degWaterTemp. Parking easy. WIFI Good. Swell hot water for showers. Plenty of towels. Wait staff pleasant.
Although room is "dune side," one's view is of trees. Nice deck for eating your meals.
Provincetown Jetty (about 0.6 miles). You can safely swim on marsh side. 8'-9' tides here.
At very low tide (8'-9' tidal range) this shot is from having walked out and looking back at beach.

Location was great. Having rooms on two sides of the road not the best. Time for renovation, worn carpets and other finishes. Housekeeping barely existent, took the wet towels and emptied the garbage, no clean towels or straightening the beds.

We unfortunately wouldn’t stay here again. Although the location was great, the hotel itself didn’t meet our expectations. The room consistently smelled like stale pee, and while walking in clean socks, they would almost instantly turn black from how much dirt and grime was on the carpet. The bed wasn’t very comfortable and the room itself needs to be improved.

Hotel on PTown border has large rooms + bay beach

Our stay was very nice overall. We rented a bottom floor "efficiency" (meaning that it has a kitche, but you have to check out an hour earlier than normal, for some reason). The room was large and kitchen was great. My only complaint is that they called our room a "dune view" because it does not face towardthe ocean. Being on the bottom floor and facing away from the beach really provided us a "bush view" because our windows and deck in the back face bushes taller than us. It's possible that guests on a higher floor can actually see dunes. Perhaps you should call this a "bsh view" or "non-water view" room. It's also noteworthy that we were in a separate building across the street from main hotel, further from the beach but closer to the P-Town border. Overall, good but somewhat disappointed with the room and view, given the high cost.during mid-week.
