A relaxed village home in Poringland, just south of Norwich. Two comfortable bedrooms, an enclosed garden, designated parking, and quick A47 access. An easy base for couples, small families, or a slow Norfolk weekend with the Broads on your doorstep.
As a family-run business, we pride ourselves on creating the kind of stays we'd want ourselves. Warm, relaxed, and effortlessly smooth.

Poringland is one of those villages just south of Norwich that does not look like much on a map but has more on its doorstep than most.
In the village:
Tesco supermarket and a couple of convenience stores.
Petrol station.
The Railway Tavern for food and a pint.
Fish and chip shop and several takeaways.
A couple of cafés and an artisan bakery.
Zak's American Diner for milkshakes and fantastic burgers.
Norwich city centre, 15 minutes by car:
The Lanes for independent shops.
Norwich Cathedral and Norwich Castle.

The Norfolk Broads, on the doorstep:
Surlingham Church Marsh, a peaceful Broads circular walk around 13 minutes away.
Two riverside pubs in Surlingham: The Ferry (open every day) and Coldham Hall Tavern.
The coast, three directions:
South to Suffolk, Southwold is elegant and open year-round, around 45 minutes.
East to Gorleston, the nearest beach at around 35 minutes.
North to Cromer and Wells on the north Norfolk coast, under an hour.
From Poringland the Suffolk coast is often quicker than the better-known north Norfolk villages.
Further afield:
Whitlingham Country Park (10 minutes) for lakes and walking paths.
BeWILDerwood and Hickling Broad, easy family days out within an hour.

The Ridings sits on a quiet corner plot in Poringland, a friendly village just south of Norwich. Built in 2017 and styled with care. White-washed walls, considered finishes, the kind of modern home that feels easy to settle into.
Downstairs (as you walk in):
Small entrance porch,
Kitchen on your left: four-seater dining table, large fridge-freezer, full cooker and hob, microwave, air fryer, washing machine, plus all the crockery, pans, and cutlery you need to cook properly,
Stairs straight ahead,
Lounge on your right: plenty of seating, 50-inch smart TV, understairs cupboard with ironing board and clothes rack,
Downstairs WC further to the right, handy on busy mornings,
Upstairs:
Main bedroom: comfortable double, en-suite shower room, built-in wardrobe, blinds for privacy, lamps either side of the bed,
Second bedroom: single with built-in storage and a desk, useful if one of you needs to catch up on emails or a child wants their own space,
Family bathroom: bath with overhead shower, ideal for a long soak after a day on the Broads,
Outside:
Enclosed back garden, around 20 sqm of grass and patio with outdoor furniture,
A quiet spot for a morning coffee or an evening glass of wine,
The essentials covered:
Fast WiFi throughout,
Fresh linen and towels provided,
Starter kit of tea, coffee, sugar, UHT milk, oil, salt, and pepper,
Interconnected smoke detectors and fire blanket installed for full peace of mind,

The Ridings is around five minutes from the A47, which makes it a straightforward base in any direction.
By car from the door:
Norwich city centre: 15 minutes (John Lewis car park is the quickest, around 13 mins),
Great Yarmouth and the coast: 35 minutes via the A47,
North Norfolk coast (Cromer, Wells): 45 minutes,
King's Lynn: 1 hour west via the A47,
Norwich International Airport: 25 minutes,
Norwich train station (direct trains to London Liverpool Street, Cambridge, Sheringham): 15 minutes,
By bus:
Bus 40 and 41 run regularly between Poringland and Norwich, around 25 minutes door to door,
Park and Ride: Harford Park and Ride: 10-minute drive, flat fee for the day,

No smoking on the premises (including the garden)
Dogs may be considered by prior arrangement only, please message us before booking

Quiet hours: 9pm to 8am weekdays, 11pm to 8am weekends
Damages: If something breaks, just let us know. We never charge for small accidents, honesty helps us keep the home perfect for the next guest.
Terms of Stay: We require a digitally signed rental agreement and ID for all bookings.
