BEACHBALL PROPERTIES VACATION RENTAL POLICIES:

• RENTAL AGREEMENT: Tenant Vacation Rental Agreement must be electronically signed to secure your reservation. Please read carefully. This is a legally binding document.

• NO SMOKING: All properties are non-smoking.

• AGE RESTRICTION: Must be at least 25 years older to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.

• CHECK-IN: Check-in is at 4PM. Early check-in is not possible, sorry but no exceptions.

• CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.

• MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.

• PARKING PASSES: 2 The cost of parking passes is set by each Homeowner's Association and is subject to change at any time without notice. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.

• CANCELLATION POLICY RELAXED: Guests who cancel at least 30 days before check-in shall receive a 100% refund of the amount they have paid. For cancellations between 14 and 30 days before check-in, 50% of the total reservation costs shall be refunded. For cancellations made less than 14 days prior to the beginning date of the reservation, NO REFUNDS will be issued. Refunds shall not be issued for late arrivals, early departures, or inclement weather conditions including hurricanes and named storms. We do offer optional travel insurance which we highly encourage all guests to purchase.

• WHAT YOU SHOULD BRING: Guests receive a “starter pack” of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Starter supplies are not intended to last for the duration of your stay. Linens are furnished but please bring your own beach towels.

This condo was clean, pretty and great view. The door code I was given didn’t work but the contact number went right to a rep and was given a new one right away. The kitchen appliances were updated and we had all that we needed. Comfortable beds as well!

Beautiful Condo

My family of 6 stayed in this beautiful condo! It has tons of room! The views are unbelievable and our balcony was huge! The kitchen was big enough to cook and was stocked well! No complaints loved every about this place. Bonus it’s conveniently located right in the middle of Orange Beach you could walk anywhere you wanted to go. Oh and parking was never an issue had plenty of spaces. Highly recommend!

Wonderful stay

We had a lot of fun and plenty of relaxation on the balcony overlooking the beach. The outside of the building was hard to find amongst so many condos and we had a hard time with our room key. Also, the toilets are very low making it harder to use for those with knee problems in our group. Other than that, I would highly recommend this property

Better than expected!

We were extremely happy with the condo. My oldest child (19) said, “This is amazing. It’s going to take a while for this to sink in.” We had one small issue with an out let not working and someone was there to fix almost immediately. We did bring a couple of things like an iron and hair dryers that weren’t needed because they were available in the condo, but I couldn’t find that information anywhere before hand.

When we arrived at the condo, the living room and dining area were not clean. There was trash debris and sand under the tables and in the dining area chairs. I had paid for an extra parking pass which I confirmed before occupancy. The extra parking pass was NOT in the condo, nor was it supplied after SEVERAL phone calls to the management company, Beachball Properties. I received an email asking if delivery the next day would be okay, to which I replied that was not acceptable since my daughter ran the risk of being towed. I got no response. I had to call back the next morning and speak with someone else who said she would notify management. The pass was in the condo when we got back from breakfast. The condo also needed some work done. How difficult is it to replace a rotted bathroom door or make sure all the stuffing is in the curtains and all the curtains have the hooks in so they aren’t hanging wonky on the rod. I would not recommend staying in any accommodation with Beachball Properties as the management company.

The condo was very clean and the property itself was great. We have been coming to this area for 18 years. The condo is a little dated. The faucets leak and bathroom doors looked like they had water damage. Also the walls should be cleaned where the a/c blows as there was a lot of dust. The curtains were clean but must be very old because some of the fabric is worn and pieces are broken. The hot water heater does not accommodate 8 people. I was told by maintenance only 2 people can shower and then we need to wait 20-30 minutes. And you should not run the dishwasher/washing machine around showering. We were also only given 5 towels for 8 people. I did report to management but housekeeping never came. Beautiful views, very polite staff. Children stayed at the place and you never heard any noises. I think quality check and update would do the condo wonders.

Overall the place was very nice! The sleeper sofa could be replaced. The mattress doesn’t truly fit it and slides around exposing the metal bars, making it uncomfortable. The master bath was smaller than expected but worked just fine! A few extra bed pillows in the unit would be a good addition. Some other things could be replaced: shower curtains, wet bar, tv (dish satellite hardly worked).

Nice condo, great location!

We really wanted to get back to Orange Beach, but had a limited budget. We selected this condo based on location, number of bedrooms and proximity to the beach. The condo was nice - not perfect - and that was fine - that wasn't our expectation. Everything worked well and our family of 7 was comfortable in the condo. The Phoenix West with the lazy river is located next door, so be prepared to answer questions from your kids like "can we go there?!". The activity from the neighboring lazy river did add a more festive feel to the condo though. Only other feedback foe the condo would be to upgrade the deck furniture. It was fine, but a small investment into some newer furniture would be wise. Overall - great trip / very happy with the condo.
