Villa Athena by the Sea is absolute home away from home, in one of the most coveted areas of Protaras right next to Cavo Maris Hotel and just 2 minutes' walk to two of the most popular beaches of the East Coast, the picturesque Vyzakia Beach and Green Bay Beach both with white sands and crystal-clear blue waters that is the trademark of the Protaras beachfront. Green Bay Beach offers a wide range of watersports.


The ground floor has an open plan living room, dining room, kitchen area, and a guest toilet. The house is furnished to perfection and with diligence and includes all modern amenities such as wide screen TV, excellent Wi-Fi internet, satellite TV and a fully equipped kitchen, to the level of a dishwasher. The ground floor living areas are fully air-conditioned.

The first floor features the master bedroom with a double bed, A second double bedroom and a twin bedroom which all share a generous bathroom with a bath tub. All bedrooms offer air-conditioning and ceiling fans for extra comfort.



Villa Athena is part of a small, gated community of villas and boasts a large private swimming pool and private gated parking. The outside elevated Patio overlooking the Pool enjoys great sea views and is tastefully furnished, providing excellent options for sunbathing and comfortable, shaded lounging for relaxing and zipping a cocktail.


The central Protaras Strip, Fig Tree Bay and Sunrise Beach are about 15 minutes' walk along the new Protaras Coastal Promanade/Walkaway, which itself is a minute’s walk from the Villa! There is an abundance of restaurants, bars, taverns and a range of supermarket options within 1 km radius.

Fantastic Villa

Villa was exactly as described, spotlessly clean and in a great location. The beach was a couple of minutes walk away and the supermarket and bus stop was the same. Any minor issues were dealt with promptly and efficiently by the property manager George who’s only a phone call away. The only point I would raise is it would be lovely to have a shelf and vanity mirror in the bedrooms to put your toiletries on to get ready for an evening. We have stayed in many villas in Protaras and this has been the best yet. We will definitely return. Thank you for a wonderful holiday!

Check in was smooth, with spot on instructions. Villa was spotlessly clean and as described. Plenty of sunbeds and chairs with sofa and room to sunbathe! Huge fridge that will accommodate all your cold food and drinks, however no cupboard space to put any other food or goods. The WiFi/TV was very intermittent throughout our stay which was frustrating (personally)as we had an infant and two 20 something girls. Management did try to fix it but to no avail. The villa is in a fantastic location, down the track to a small beach with easy access (few minutes walk) to the mini market and bus stop into protaras strip! The only negative I do have and it’s totally personal to myself and own experienc,the beds are absolutely rock hard. So hard it’s almost impossible to sleep. The shower in the bathroom has no pressure and trickles out so that was disappointing. Last year there was no mirrors in any of the bedrooms, two were fitted inside the wardrobe doors but it would be nice to have a shelf and mirror in the bedroom on the wall by a plug. There is also no drawer space so nowhere to store any other items. We did request a mattress topper but this wasn’t possible and we had to pay 40 to rent a stair gate. The pool is in full shade from 3pm but this can be a reprieve from the very hot weather. The villa is large and exactly as described. The location is slightly out but takes minutes on the 101/102 bus which are every 10 minutes which for us was perfect. I would recommend this villa.
