Welcome to Caribelle. We are happy to host you and hope you enjoy your stay. To keep the home safe, comfortable, and well-maintained for all guests, please carefully follow the house rules below.
GENERAL HOUSE RULES
• No smoking inside the home. Smoking is also not permitted on the patio while using the patio furniture.
• No pets are allowed.
• No parties or loud gatherings.
• Quiet hours are from 10:00 PM to 9:00 AM.
• Please respect the neighbors and the community.
• Please do not move indoor furniture outside.
• Please report any damage, breakage, leak, or maintenance issue immediately to Seyannah Properties.
• Guests are responsible for any damage caused during their stay.
POOL & JACUZZI RULES & SAFETY - SWIM AT YOUR OWN RISK
• CAUTION: SWIM AT YOUR OWN RISK. There is no lifeguard on duty. Guests use the pool at their own risk.
• No diving.
• No running around the pool.
• Children must be supervised by an adult at all times. Do not leave children unattended near the pool.
• No glass, bottles, or breakable items in or around the pool. Please use only plastic or pool-safe cups outside.
• If glass or a bottle breaks in or near the pool, the pool may need to be emptied, professionally deep cleaned, and refilled. The guest will be responsible for this cost.
• Please do not use the pool if you are under the influence of alcohol or feeling unwell.
SLIPPERY OUTDOOR AREAS
• The outside lounge area, pool deck, and areas around the pool can become slippery when wet from rain or pool water.
• Please walk carefully and do not run outside. Non-slip shoes or sandals are recommended when the area is wet.
• Use caution when entering and exiting the pool.
POOL MAINTENANCE
• Please do not be alarmed if you see the pool maintenance team outside during these days. They are there to keep the pool clean, safe, and ready for your enjoyment.
AIR CONDITIONING RULES
• Please help us protect the AC system and conserve electricity.
• Do not run the AC while doors or windows are open. Keep doors closed when the AC is on.
• Turn off the AC when leaving the house. Turn off the AC in rooms that are not being used.
• Running the AC with doors open can cause water leaks, system damage, and very high utility costs.
GARBAGE INSTRUCTIONS
• All garbage must be bagged and brought to the garbage bins at the bottom of the hill.
• Tie all garbage bags securely.
• Do not leave garbage inside the home after check-out.
• Do not leave garbage outside the front door or near the pool.
• Do not leave food waste exposed, as this can attract insects or animals.
• Dispose of garbage regularly during your stay.
SAND & BEACH CLEAN-UP
• Please rinse sand off your feet before entering the home. Use the outside tap at the entrance of the home before coming inside.
• Sand can clog drains, scratch floors, make the home very dirty, and damage showers and plumbing.
• Please also shake out beach towels, beach bags, and shoes before bringing them inside.
FIRST AID KIT & FIRE EXTINGUISHER
• For your safety, the first aid kit and fire extinguisher are located in the main house kitchen area for easy access.
STOVE / OVEN & BLIND FIRE SAFETY
• Never leave the stove or oven unattended while in use.
• Turn off the stove/oven fully after cooking.
• This is very important to prevent a fire hazard.
OWNER CLOSETS & PRIVATE AREAS
• Please respect all locked closets, storage areas, and private owner spaces.
• These areas are not for guest use.
• Do not attempt to open locked closets, storage rooms, or private cabinets.
BBQ / Grill Rule
• Never move the BBQ indoors or into any enclosed area. Keep the BBQ away from any flammable items.
• Do not leave the BBQ unattended while in use.
• Please check that the gas is properly turned on before use and fully turned off after use.
• If you smell gas, do not light the BBQ. Turn off the gas immediately and contact Seyannah Properties.
• Do not use the BBQ during high winds or unsafe weather conditions.
• Please do not pour oil, grease, or food waste onto the patio, grass, plants, or pool area.
• Use proper BBQ tools and avoid placing hot items directly on tables, counters, railings, or outdoor furniture.
• After use, please allow the BBQ to cool safely before cleaning.
• Guests may be responsible for any damage caused by improper BBQ use, fire, grease stains, melted items, or failure to turn off the gas.
JACUZZI RULES
• Please replace the Jacuzzi cover after use, if applicable.
• Do not tamper with the Jacuzzi controls, pump, heater, jets, electrical parts, or maintenance settings.
• If the water appears cloudy, has an unusual smell, or the Jacuzzi is not working properly, please stop using it and contact Seyannah Properties.
• Food should not be eaten inside the Jacuzzi.
• Do not add soap, bubble bath, oils, bath salts, shampoo, or any foreign products into the Jacuzzi.
• Do not use the Jacuzzi if you are feeling unwell, dizzy, overheated, or under the influence of alcohol.
• Pregnant guests, elderly guests, and guests with medical conditions should consult a doctor before using the Jacuzzi.
EXCESSIVE CLEANING & CONDITION OF THE UNIT
• We understand vacations can get messy; however, if the unit is left in an unreasonably dirty or inconsiderate condition, an additional US$150-550 deep-cleaning surcharge may apply.
• Examples include excessive trash left throughout the unit, strong odors from spills not addressed, food and grease left on counters or appliances, stained furniture, or excessive sand and debris tracked through indoor areas.
• Any signs of prohibited or illicit drugs on the premises may result in a minimum US$500 charge assessed per situation and may result in removal from the property without refund.
PLUMBING & DRAIN CARE
• Sand and hair can quickly block drains.
• Please dust off sand before entering and take extra care in showers and sinks to prevent buildup.
• If avoidable clogging occurs, additional plumbing service fees may apply.
TOWELS & LINENS
• We provide clean, stain-free towels and linens for your comfort.
• Please avoid stains from makeup, tanning products, hair dye, self-tanner, oils, nail polish, or similar
products.
• Pool and beach towels must be returned. Missing towels will be charged US$25 per towel.
• If towels or linens are permanently stained or damaged, replacement charges may apply.
TROPICAL ISLAND REALITY
• Sint Maarten is a tropical island. Occasional insects, lizards, iguanas, salt air, outdoor dust, sand, brief utility interruptions, wind, or rain can occur despite regular care.
• Please report any concern immediately so our team can assist while you are still on the island.
DO NOT TAMPER WITH PROPERTY SYSTEMS
• Guests may not attempt repairs, reset equipment, move routers, adjust pool valves, open mechanical rooms, or tamper with pumps, breakers, gas lines, water valves, shutters, owner systems, or locked areas unless instructed by Seyannah Properties.
• Please contact Seyannah Properties if anything is not working properly. Our team will guide you or arrange the proper vendor where needed.
KEYS, REMOTES & SECURITY
• Lost or unreturned keys will result in replacement fees of US$250 for the gate remote and US$150 for hard keys.
• Please lock all doors and windows when leaving the property.
• Exterior security cameras, gate cameras, or doorbell cameras may be present for property security only. No
cameras are located inside the home or in private guest areas.
• Please respect all locked closets, storage areas, and private owner spaces. These areas are not for guest use.
• Do not attempt to open locked closets, storage rooms, or private cabinets.
VALUABLES, LIABILITY & MANAGEMENT RIGHTS
• Guests bring money, jewelry, passports, electronics, and other valuables at their own risk. The villa owners, staff,
and management accept no liability for loss or damage.
• In-room safety deposit boxes may be available and should be used where provided.
• Guests agree to abide by the property’s house rules and are personally liable for all costs and charges incurred,
regardless of payment method.
• Management reserves the right to remove guests who do not follow the rules, with no refund.
