Absolute lunatics running around between 1 AM and 2 AM screaming in the halls and banging on doors because of some stupid legend about ghosts. Shower was clogged and would fill up with water while taking a shower make other plans for breakfast because what was offered was horrific old clear colored melon etc. stayed here previously and was absolutely wonderful. Not sure if it’s under new ownership or they just don’t care about people during the off-season. I could’ve overlooked the rude horrible guests. If the actual breakfast was decent and the room was cleaner. Staff’s response when I filled out their survey was “next time it will be better.” For the price they charge there are much nicer stays in Portsmouth.

The staff were very kind and attentive, but the 2 room suite we upgraded to was not very comfortable. The king size bed in the main room was old and had a dip in the center, luckily there was another bed which we moved to. Smaller but maybe a newer mattress. The shower needs some work, poor water pressure and there appeared to be water damage on the wall causing the paint and drywall to lift. Like I said the site staff seem to be very attentive, but I think the people who own lark need to invest in some upgrades and/or sell this place if the don’t plan on shelling out some money to maintain it.

We have had fantastic stays at other Lark properties and expected the Portsmouth to be on par, but what a disappointment. Our room (108) was worn and run down - in definite need of refresh. The carpet needed vacuuming. A pair of old dirty socks and a mass of dust bunnies were under the radiator and plainly visible. The room was dark and 2 lightbulbs needed replacing. The bed was an old broken down pillow top which swallowed you and offered zero support. The tiny bathroom was dirty. Baseboards were covered in filth and dust. The shower was moldy and leaked out the door onto the floor. The tv wouldn’t connect to the WIFI, rendering it useless. “Breakfast” was a sad little continental spread. The number of the shortcomings would be laughable if it wasn’t for the truth. Staff was pleasant, however, it’s obvious that not everyone is doing their job. Lark Corporate needs to wake up, take note, monitor management and attend to the poor conditions present at this facility.

We really wanted to love this place. It seemed so fun. When we arrived they said the front would be open but no one was at reception. There was another place to check in inside of a bar but it was packed and it took forever for us to check in. Then once we got to the room, there was a plastic cup from whoever stayed there before, the lights were flickering on and off and there seemed to be dried bodily fluids left on the chair and some blankets inside that hadn’t been cleaned. It was gross. Lastly in the morning despite us getting up early to eat, there wasn’t enough food for all the people that were eating there that morning. It was picked over by the time we got there. Sadly, I wouldn’t recommend this place

First, the building is beautiful and has a great history. Sadly, everything else wasn’t very good- from the door lock not working to the upstairs guests being very loud to an unexpected paranormal event in my room that night. I had hoped for better but survived the night with little sleep.

The decor was a little wild. Not the same high end boutique feel it used to have. Almost a little tacky. Over the top. We checked in at 4 and our room was not ready. Only needed to wait a few minutes for them to “finish up” but it seemed rushed, floors were damp, missing a drinking glass. Seemed thrown together and not finished. Breakfast selection was still great, and having free parking downtown is a plus. Staff was friendly.

The breakfast was decidedly unremarkable. pretty much everything appeared budget--bakery items from the local supermarket. Some hard-boiled egg halves, dried out supermarket bagels, dry cereals, some cheese and salami slices and some cut-up pieces of danish.

Front desk staff (name?) she was awesome! Loved the building and decor. This was the main reason I chose this spot since not a stuffy, boring hotel. The bedding was very comfortable and nice, and everything was very clean. Minor issues with our room #209. The bathroom sink is not properly mounted on the wall and anything that was placed on the edge rolled either into the sink or onto the floor and there is no vanity or counter to place items. There was also a large crack in the sink. The blackout roman shades were great and attractive, but the one near me did not meet the windowsill and light shone directly in right at eye level. Someone was playing loud piano music at 2am. There was also a dog barking outside of our door early in the morning. No food items on the pub menu were available, disappointing. The mixed drink was good and there is a better than expected wine list. I also expected a little more for the breakfast menu. Store bought cheese danish and bagels, yogurt, boiled eggs were also a little disappointing. The coffee was decent. Parking was easy, loved the location; we would definitely stay again if back in the area.

The location is great, but the rest of the experience was disappointing. Despite being renovated just 18 months ago, the hotel feels tired and unclean. Breakfast was very limited, and what was available was picked over and poorly maintained—plates were nowhere to be found. Common areas were left with dirty glassware throughout the day. When we returned to our room at 4:00 PM, it had not been serviced and we had to request housekeeping. This was especially surprising for a Lark property. I would not choose to stay here again.
