The townhouse is entirely yours but shares one wall with a neighboring unit. Soundproofing is effective, but please respect quiet hours from 10 PM to 8 AM.

The space is entirely yours. Since it is a townhouse, one wall is shared with the neighboring unit. While the sound division is good and you're unlikely to hear noise from next door, we kindly ask that you observe quiet hours between 10 PM and 8 AM.

I share a wall with neighbors who have recently raised concerns about loud music and disturbances at night. Quiet hours are strictly enforced from 10 PM to 8 AM. If your group cannot comply, please do not book. Excessive noise may result in eviction without a refund, and neighbors may escalate issues by contacting authorities.

Guest/Visitor Policy:
Please make sure you are booking for the correct number of guests. Nightly rate is based on guest count, so if you need to increase your guest count after booking, the rate may increase and any price difference must be paid.
Please understand that the number of guests you booked for is the maximum number allowed to be on the property, including visitors who don't spend the night. I'm a reasonable host - I do make an exception to allow for one or two short-term visitors during your stay. You don't need to change anything or tell me if you'd like to have 1 or 2 short-term visitors (not spending the night) during your stay. This is fully allowed. But if you would like to have anymore than 2 visitors on property at any point or for additional people beyond your guest count to stay the night, you would need to ask me first and update your guest count to the correct amount. This may result in a nightly rate increase. Having additional unauthorized guests or visitors voids the rental agreement. No parties, events, or gatherings are allowed. Outdoor security cameras (can't see inside property) are used to monitor guest and pet compliance.
Pet Policy:
Pets are allowed with a $50 fee per each pet for stays of 4 nights or fewer (pet fee will be greater for stays over 4 nights so please ask before booking if you'd like to check the longer stay pet fee amount). You MUST let me know about any pets in your welcome VRBO message. *Pet fee is to be paid after booking. Pet fee is NOT included in the booking price that VRBO collects, whether or not you mark pets in the reservation.* I ask you to NOT let pets on any furniture or beds and to pick up any waste in the yard.

I want guests to be able to check-in as early as possible. Due to the large amount of linens to be laundered between guests and the short amount of time do it, the washer/dryer will often have linens in them so that another load can run after cleaner leaves. You are welcome to use the washer/dryer, but will sometimes have to take out a load in order to do so. If you specifically know you will use the washer/dryer during your stay and don't want to have to do this, please let me know prior to check-in and I'll tell my cleaner to leave them empty for you.â
While you are welcome to use washer and dryer, I do NOT provide laundry detergent.
