The Space:

Slice of Paradise is built around its view. Every main room looks out through huge picture windows to green paddocks, the neighbouring working farm and the distant hills and lake, so the outlook shifts with the light all day and finishes with a sunset over the water. It's a modern home on a rural block at Tikitere, made for a big family or two families travelling together.

- LIVING AREA -

An open-plan kitchen, dining and living area at the heart of the home - the kitchen has a timber-topped island with breakfast-bar seating, and the living space has leather sofas, a window seat and warm timber floors. A second sitting room gives the group somewhere to spread out, and heat pumps keep things comfortable year-round.



- OUTDOOR AREA -

A large in-ground swimming pool and a separate built-in spa sit side by side on timber decking, with the paddocks and hills behind. Please note the pool is unheated, so it's a summer swim - the spa next to it is heated and available year-round. The covered outdoor entertaining area - timber ceiling, lounge seating and a BBQ - is the natural gathering point for long lunches and evening drinks, with farm animals grazing just over the fence.



- PARKING -

Plenty of off-street parking on the property.



Guest Access:

You'll have the whole home and grounds to yourselves - all four bedrooms and the sitting room, the three bathrooms, the open-plan living and second sitting room, the kitchen, and the outdoor area with the pool, the spa and the covered entertaining deck. There's plenty of off-street parking on the property.



The Neighborhood:

Slice of Paradise sits on a rural block at Tikitere on State Highway 30, surrounded by a working farm where cattle and other animals are a regular sight from the windows and deck. It's a peaceful, open setting with wide country views and dark night skies, yet well placed for Rotorua's best-known attractions. Hells Gate geothermal park and mud spa is about 3 minutes up the road, central Rotorua and its restaurants, shops and lakefront are around 15 minutes away, and the highway carries on to Okere Falls - roughly 10 minutes - for white-water rafting on the Kaituna River and the much-loved Okere Falls Store.



Getting Around:

A car is recommended - the rural setting is part of the appeal, and you'll want the freedom to explore, with plenty of off-street parking on the property. Rotorua Airport is only about 7 minutes away and Hells Gate around 3. Central Rotorua is roughly 15 minutes, the Redwoods about 17 and Te Puia 19, with the Waiariki and Polynesian spas around 21 and Skyline, ZORB and Canopy Tours about 30.



Other Things to Note:

A few things worth knowing: the home sits on a working farm, so you'll have grazing animals over the fence and lovely dark night skies - a real country experience, a little way from town, so a car is recommended. The in-ground pool and built-in spa are the standout, with a covered entertaining area and BBQ alongside. The pool is unheated (best enjoyed in the warmer months); the spa pool right next to it is heated and can be used all year. Heat pumps keep the home warm year-round, and WiFi runs at around 306 Mbps.



This property has a Minut sensor in the living room that monitors noise and smoke. It never records audio - it only sends our property managers a decibel reading if noise stays above acceptable levels for a sustained period.
