Discover Léandre, a charming 20m2 studio apartment that has been completely renovated and optimised for your comfort. Located close to Rouen train station in Rue Saint-Maur, you'll appreciate its ideal location for making the most of the city of Rouen and the surrounding area, with easy street parking.

Nestled on the ground floor, it offers a peaceful, functional setting. The interior has been carefully designed using modern, high-quality materials, and includes a bright living room with a dining table or work area, a 140x190cm sofa bed, nesting tables and a connected TV with WIFI 5G available free of charge in the flat.

The fully-equipped kitchen includes everything you need for cooking, a hob, microwave, kettle, Nespresso coffee machine and toaster.

The shower room is fitted and equipped with WC, towel rail, washbasin unit, shower and hairdryer.

As well as being completely renovated in September 2024, the other real asset of this property is its private garden, which offers a small haven of peace in the heart of the city. A rare property combining comfort and practicality, perfect for enjoying life in Rouen.

Bed linen and towels are provided for your comfort.
No private parking is available with the accommodation. However, you will be able to park your vehicle in the streets surrounding the accommodation according to the rates in force in the town. The accommodation is managed by the ArchiDuchesse concierge service, which is available 7 days a week from 10am to 12.30pm and from 2pm to 9pm. We thank you for taking care of the accommodation, respecting the premises and the neighbours. A bank imprint will be requested via a secure link in order to finalise your reservation and obtain the access codes to the accommodation.

## Neighborhood

The Rouen train station district, also known as the Gare-Jouvenet district, is one of the city's most dynamic and well-connected areas. It is centred around the Rouen-Rive-Droite SNCF train station, which easily links the city to Paris, Le Havre and other major destinations, making it a central point for travellers and residents alike.

This district is a harmonious blend of old buildings and more recent constructions, reflecting the history and modernity of Rouen. The surrounding streets, such as rue Verte and rue Jeanne-d'Arc, offer a lively setting with plenty of shops, cafés and restaurants, perfect for residents and visitors alike.

The district is also renowned for its bourgeois architecture, with its beautiful facades, town houses and Haussmann-style buildings adding an authentic charm. There are also a number of schools and green spaces, such as Square Verdrel, a pleasant park in which to relax.

This fast-developing district is attracting more and more young professionals and students thanks to its proximity to public transport and Rouen's historic centre.

## Transit

The flat is a 6-minute walk from the train station and a 12-minute walk from the famous Place du Vieux Marché.

To get around Rouen from rue Saint-Maur, you have several public transport options. Here are the main ways:

1. The Astuce bus network
Main routes: Rouen is served by the Astuce bus network, managed by Métropole Rouen Normandie. Depending on where you are in rue Saint-Maur, you will probably be able to access the main bus lines (such as T1, T2 and T3) which connect various districts of Rouen and the surrounding area.
Nearby stops: The nearest stops to rue Saint-Maur are usually within walking distance. Depending on your destination, you can use the Astuce application or the website to find out which lines run nearby.

2. TEOR (Transport Est-Ouest Rouennais)
The TEOR lines (T1, T2, T3) are fast bus routes that run frequently and are served by reserved lanes. They are convenient for getting to the centre of Rouen or to outlying districts.
Connections: TEOR lines provide easy connections with other bus lines and metro stations.

3. The Rouen metro
The Rouen metro, an underground tramway line that comes out into the open in certain areas, serves a large part of the city.
You can take a bus to a metro station (such as Beauvoisine or Théùtre des Arts) for quick access to the city centre and residential areas further afield.

4. Self-service bicycles (Cy'clic)
Rouen also offers a self-service bicycle hire scheme called Cy'clic, available at several stations in the city centre and in certain districts.

For precise timetables and connections, you can visit the Astuce network website or use their mobile application, which allows you to plan your journeys in real time.

Arrivals are autonomous from 16:00. Departures must be no later than 11:00.

The accommodation is managed by the ArchiDuchesse concierge service, available 7 days a week (from 10am to 9pm). In the flat, all our guests receive household linen, basic necessities for the first day (shampoo, shower gel, hand gel, toilet paper, etc.) as well as a large towel per person, together with tea towels and a bath mat per bathroom. A welcome kit with kitchen bin bag, bathroom bin bag, sponge and dishwasher liquid is provided free of charge on arrival for the duration of your stay.

We are committed to providing a pleasant experience, however, please note that we are not a hotel service. Any mid-stay cleaning, linen/towel freshening, replenishment of essentials or deliveries can be arranged on request at an additional cost. When you confirm your stay, you will receive the ArchiDuchesse tourist booklet, our vouchers with promotional codes for our partners of choice and the arrival instructions for your accommodation.

The Cour de l'Archiduchesse offers a range of services to make your stay as pleasant as possible: baby equipment hire, luggage storage, shuttle service, baby-sitting, gourmet boxes, requests for sightseeing tours, creation of events (wedding proposals, birthdays, room themes, etc.) and much more! Taking advantage of a rental also means respecting a few rules to ensure that everything runs smoothly and to avoid any surprises with the deposit! Remember to look after the property as if it were your own: avoid damage, respect the furniture and leave it clean when you leave. Respect the rules on opening hours and the use of equipment, and respect the peace and quiet of your neighbours. And if you have any concerns, don't hesitate to let us know. Don't forget that parties are strictly forbidden (€250 deducted from the deposit), that the accommodation is entirely non-smoking (€50 deducted from the deposit), that pets are forbidden (€50 deducted from the deposit) unless requested and agreed in advance by us and that any loss, theft or damage will be invoiced at the actual replacement value.
