Retreat from the hustle and bustle of the city! Boho FARMhouse is an eclectic, mid-century, modern design located on a FARM with animals! It has a wonderful open living space, LRG kitchen, fireplace and master suite w/ EXL jacuzzi tub- perfect for a soak!! Enjoy the peace of the NTX Hill country!Boho is perfect for any get together!! Take a scenic walk on the footpaths. Enjoy the wild flowers in the spring! Relax on the porches and fire pit! Enjoy the stars and sunsets with a glass of wine!

We are fully available via messages but we live an hour from the property. I am available via message system! I do homeschool our 4 children so I will respond to questions and concern after 3pm on weekdays. Enjoy your stay!

There is a fenced in 10 acres for the guests roam the prairies and the woods! We have made a Pink Rock Trail and newly added Blue Rock Trail for you enjoy the flowers, grasses,trees, birds and bunnies! There is a treehouse and fire pit! Self check-in new foot path ... follow the purple rocks... it’s a little more difficult!

Boho Farmhouse is a simple luxury and unique styled house for nature lovers!!! The house itself is a one of kind and very electric decorated from pieces of history and from pieces around the world! The farm is all the luxuries that NATURE as to offer in North Texas. Enjoy the peacefulness and the natural beauty of the countryside at Sunset Oaks farm! The mornings are quiet with the chirping of birds. The evenings are colorful as the sunsets behind the hills and the stars light up the big Texas sky. Many guests have used the word “MAGICAL”… I agree the farm is a magical place! Come BE our guests and experience the farm and the magic it holds!

***The WILDFLOWER Room***
The master bedroom has a KING bed that is oh so comfy. Many guests have commented that is like sleeping on a cloud. Lots of natural light fill this room with its high cathedral ceilings. The master bathroom is complete with a large jacuzzi tub, full stand in shower, and walk in closet(baby crib) private. The wildflower master bedroom also has a full fireplace so cozy up with a glass of wine on the cold winter Texas evenings and its own private patio. There is a mounted smart TV if you have a hotspot feel free to login and watch your favorite channels. Or we do have a dvd player with dvds that can be hooked up. Master is located downstairs.

***The BLUEBONNET Room***
This room is a cozy room with 2 large windows. It has a QUEEN bed. This room has a TV and DVD player. Great room for kiddos This room is located upstairs.

***The YELLOW ROSE Room***
YOU have guessed it ... this room has lots of yellow, windows and a KING bed. This room is located upstairs.

***The TREE Loft***
The tree loft has a QUEEN bed and a FULL bed. It is a loft and it open to the living spaces. It is full of windows and right in the trees. Great views all around. The tree loft is located upstairs. The full bath is off the tree loft.

*******THINGS TO NOTE*******
PLEASE:: note this a FARM stay (chickens,kitties and dogs(Ranger our howling, snake hunting beagle and Rosie the mole digger ). Please do not mess with with gates, foods, or waters. We do have Spartan(mustang)and Spirit (pony)both very friendly and they love treats!! (Apples and carrots) We want guests to enjoy animals but also respect the farm! Thank you!! Since it is a farm stay it is off the beaten path but also right off 82!!

Rosie and Ranger often bark at unwanted critters at night ( esp full moons) we do provide sound machines and ear plugs! Always feel free to put them inside the garage at night as well!! Ranger is beagle and howls on his bunny trails. They both are farm favorites! People love having them around! Yes! Of course the are super friendly!

We do allow pets on case by case basis ... 50lbs or less and 2 max ... If needing something else please message and we may be able to accommodate. *Pet fee*

We do NOT have WIFI but our personal hotspots from our cell phones work great! Cell service hasn’t been an issue! We have AT&T.

There is also spiders, wasps, bees, so many insects/bugs. Bug/ spider is heavy during the summer and early fall months - well any month! It’s the country! They out number a million to one and they spend their webs faster than we can say “farmhouse!” We do keep spray under the sinks! And we do have pest control!But please know this is the country! So expect some dirt, dust(we are on a dirt road), bugs and fun! Oh and snakes! especially around dusk. This is not the Hilton but I think much better!

The seasonal wildflowers are in full bloom... “you belong among the wildflowers” SPRING IS COMING!!

We live on a hill (which can be windy which could blow out the hot water heater- step by step instructions are listed or give me a call) The SUNSETS are STUNNING! The stars at night are BIG and BRIGHT! Neighbors are few as well as mosquitoes!! Many deer, bobcats, birds and the wildflowers are plentiful!

The farm house is full of windows so you feel one with the outside being inside. There are 2 patios: one off the master suite ( fireplace, walk in shower, and jacuzzi tub for 2) and one off the dining room. The property makes for a perfect family vacation without having to go very far outside the metroplex. Don’t forget footpaths that winds through the forest and meadows. Check out the nearby smalls town of Texas (Nocona, Saint Jo, Muenster) that are full of history and yummy places to eat!

We have added a ping pong table it is set up in the covered oversized garage! Enjoy!

We do have someone who mows every Thursday during the mowing season and he usually starts around 10am.

There are 2 Bnbs on property but plenty of space for each!!!

Take advantage of the new travel insurance that Airbnb offers to protect your trip incase weather, sickness or any other emergency arrives! I am always willing to work with my guests on cancellations.

We provide enough toilet paper for 2 days and one laundry pod. We have shampoo and condition and very other basics! If you need the basics and groceries Nocona is 6 miles away!

The grill is propane please feel free to use what guests have left, unfortunately the spare tanks have been taken. The patios, parking and views are separate and unique to each BNB.

*pets are allowed with a fee and they are NOT to be left unattended and their waste needs to be cleaned up there are bags in the kitchen cabinet. If an accident happens please notify us so we can clean it up properly.
* we are on an old septic system there are signs to let you know what is expected please follow the signs... not following them could result in sewer issues.
