Welcome to our lovely Colonial apartment in the heart of Old San Juan! Located just steps from Calle San Sebastián and within walking distance of El Morro, this stay puts you at the center of Old San Juan’s lively culture and historic beauty.



This spacious three-bedroom, two-story apartment is designed for comfortable group stays. The first floor features a bedroom with a king bed, while the second floor includes one bedroom with two full beds and another with a queen bed, offering plenty of room for everyone. A fully equipped kitchen supports easy meal prep, and meals can be enjoyed at the dining table or on the private patio, which also includes an outdoor shower. The living area opens directly onto the patio, creating bright, seamless indoor–outdoor living.



You’ll be within walking distance of Old San Juan’s best restaurants, bars, shops, and landmarks, ideal for exploring the city by foot.



This is a non-smoking, pet-free home with quiet hours beginning at 10 PM. As with many areas in Puerto Rico, brief water or power interruptions may occasionally occur.



Please note: Old San Juan is a lively and historic district with an active nightlife and steady foot traffic. Street noise is part of the experience—especially in the evenings, on weekends, and during peak travel seasons, holidays, or local events when the area becomes even more vibrant. This space is best suited for guests who enjoy being in the center of it all or who don’t mind the sounds of a bustling city. Light sleepers may want to bring earplugs for added comfort.



The property features an eco-friendly solar hot water system. Hot water may take a moment to reach the tap, so we recommend letting it run briefly and turning the handle fully.



Please also note that the apartment is located toward the top of Old San Juan, which involves a steep walk to and from the property. Keep this in mind when planning your arrival, especially if traveling with luggage.

We had a great experience at the colonial villa. The house is awesome and the courtyard with outdoor shower adds a fun unique touch. The place was clean and any questions we had during our stay were promptly answered. Would definitely recommend this villa to friends and will hopefully be back at some point!

this was such a fun stay! I should have read a little closer that two of the bedrooms were up the spiral stairs, this was a little tricky with luggage and kiddos. but we made it work and had a wonderful time!! the host was quick to respond and very kind. we had everything we needed and had such a good stay!

The unit was dirty when we got there. One bed was missing sheets and the bathrooms were missing any hand or face towels. Also, when the electricity went out there was no good reliable lighting. Amazon sells very cheap solar lights that will last for hours (I have several). Given that the inside of the unit has no roof it would be ideal to located some of these lights there.

Stay in Viejo San Juan

The location was amazing and place very unique. We loved the blending of indoor and outdoor. This is a great spot close to everything, but far enough away from the loud bars that it was quiet at night. The house could have been a little cleaner, especially the outdoor space. Things inside were a bit dusty and the kitchen lacked some basic necessities like kitchen towels. We also found two cockroaches which is challenging to avoid in the tropics. The beds were clean and fresh with air conditioning in the rooms much appreciated in the hot weather.

We were booked here during what ended up being Tropical Storm Ernesto. We were very anxious about this and could not change our flight to leave early. The property was very safe and the staff went out of their way to help us cope with the stressful situation.

Great Location and communication

The property has on open courtyard in the center which sounded cool in theory. Although the new kitchen / dining room was lovely the floors were very dirty - I imagine just plain hard to keep clean with the indoor outdoor space. And the courtyard furniture was drenched for the first couple days so not really usable space. But overall we enjoyed the location and the hosts were great.

Perfect location for Old San Juan experience

We enjoyed our stay here for 5 nights. You can explore Old San Juan very easily from here and it’s far enough from the party streets so that’s nice and fairly quiet but bustling. The host was incredible with communication. There was a loud group renting another one of the apartments in the building and I sent the host a note and they addressed it with them right away. The main watch outs: while it is 3 bedrooms, the downstairs bedroom is extremely moist like a wet basement. There were small dehumidifiers scattered throughout the house but a couple of them did not work. That downstairs bedroom needs a large dehumidifier. I ended up sleeping upstairs in a room with my son all week because of the damp room and wet smell downstairs. The furniture is minimal in all the bedrooms, making it feel less homey. The couch is very bouncy and cheap, not super cozy, but we still had family movie night every night. Also hot water isn’t a guarantee each time you want to shower, so I took cool showers.Overall, we enjoyed our stay but probably wouldn’t rent this exact property a second time.

Cute, clean, fun, and attentive property management

This is a really cute, authentic and funky apartment in a great location in Old San Juan. The property management team was super attentive and responsive, the apartment was clean and spacious for downtown. It was also incredibly quiet given the proximity to the bar scene on San Sebastián. Be aware that the hot water is solar, so clouds and rain and maybe insufficient capacity meant showers were mostly lukewarm. Oddly enough, the warmest shower is the tub shower in the middle of the courtyard area, so most of us showered in the middle of the courtyard in our bathing suits when we needed more reliably warm water. And if you haven't traveled to Puerto Rico and stayed in Old San Juan, know that traffic on the tiny streets is a NIGHTMARE, the parking garage nearby was always full and inaccessible (don't count on it!), renting a car is not a good idea, and getting Ubers to and from Old San Juan is also a challenge because drivers hate getting stuck in the traffic. And while there are restaurants and great food all over the place, they also get crowded in holiday weeks with travelers and cruise ship people. So make dinner reservations in advance! We made a few reservations, but we also spent much more time than we expected going from restaurant to restaurant trying to get in. To be clear, other than the hot water, these aren't apartment issues. Just things to factor in when planning a Puerto Rico and San Juan vacation.

Avoid at All Costs

The only good thing about this rental was the location. Everything else was a disaster.First, the place was not as pictured and it has not been "just remodeled." The courtyard floor is completely different, for one. My room upstairs had zero character—just a bed and a table. The lamp and full-length mirrored wardrobe shown in the listing? Gone. The entire space felt bare and uninviting.The unit reeked of mustiness, and there was black mold—a serious health concern. The hosts were unhelpful, taking two days to respond to our complaints to Vrbo, and even then, they only wanted to address a leaky AC, ignoring the bigger issues.There was absolutely no sound insulation, meaning we could hear everything from the neighboring unit. The shower was frustratingly difficult to adjust—one slight turn of the knob and the water went from lukewarm to ice cold. And to top it all off, the electronic lock for the apartment door was a pain, taking 5-10 minutes to set every time we left.Maybe this place would be fine for college students who don’t care where they stay, but for anyone else—stay far away. This rental is not worth the cost.
