These beautiful three story condos are designed as vacation rentals to comfortably accommodate 12 guests. Can accommodate large groups up to 24 people if our 392 Franklin and 394 Franklin condos are both rented. Ground Floor: 1 enclosed car garage, large open bedroom with a full bathroom, washer/dryer Second Floor: Living room, fireplace, dining room, kitchen and 1/2 bathroom. Third floor: Two bedrooms with one full bathroom.
Our 394 Franklin condo has beautiful ocean views from the 3rd level bedrooms. Convenient beach access right down the street and a beautiful and comfortable walk to downtown Pismo and pier. The pictures shown are to give a general idea of the interiors of our condos. Due to upgrades or other changes, the current furnishings/layout may not be exactly as shown.
We loved staying at the condo, enjoyed the short walk to beach and our host was excellent!. Only thing we did not love is that the beds and the pull out beds they were not very comfortable I would say the mattresses worn out. But overall the stay was a good one for us.
My family loved the Franklin Condo, so spacious for my whole family of six and my sisterâs family of three. We couldnât believe how close the beach was. We will definitely come here again and rent this condo again.
This house was perfect for our family get together. We were with 10 people and there was plenty of space for everyone. The beach is just a block away and really great for a morning and evening stroll.
Great house for large group as long as folks donât mind getting cozy and you donât mind a bit of mess with the pull out couches. We did not so this worked great for our family! Thanks for a fun time!
Highway traffic noise made sleeping pretty much impossible. Fold out couches were used up. Refrig door shelves fell out when door was opened. We left two nights early and found another accommodation
House is not right in the center of Pismo but perfectly placed so that you have a beautiful beach that is not too crowded but close enough to walk to the pier & all the activities.
We had a great get away. Pismo beach is beautiful and not as crowded as Southern California though not as warm! This beach house was a lot of fun and plenty of room for everyone with us, plus with the 3 levels it gave everyone privacy too. Check in was super easy. They were very quick to fix the one small issue we had. The only thing I wish they had more of was kitchen stuff. They provided us with one sponge but I could of used a dish cloth to wipe down the cupboards. I also wished they would of had a pitcher. Other than than we had a really great weekend.
Clean and spacious stay in close proximity to the beach
I stayed in this property with 10 other friends and we had a great time. The check-in process was very easy, and the condo was clean upon arrival. The host also maintained great communication throughout the whole process. I'd recommend this property if you're interested in staying near San Louis Obispo as well. We would definitely stay here again!
Condo is a very short walk to beach. It has everything we needed. Traffic noise is pretty loud, so we kept the windows closed. Overall we had a great time!
Thanks for allowing us to stay at your beautiful beach home. The beach was only 300 feet walk down a long set of stairs. Had all amenities I needed. Not to mention a fully stocked kitchen, which was a plus.
The location was great, just a walk down the street to the stairs that lead to the beach. Itâs about a 10 minute walk to the main downtown part of Pismo but definitely worth it. Will definitely use it again in the future.
We had 12 in our group and fit fine. Freeway noise is quite noticeable. There are stains on the sofas and carpet otherwise the property was enjoyable. Close walk to beach, eateries and shops. I would go again.
Spent a family weekend for a baseball tournament and grandmas birthday as a family and the location was perfect. Everything you need. The living room was tight for our group to sit in, but who wants to sit inside when youâre at the beach. Kelly was very helpful and responsive when I couldnât figure out the door (by user error)
The condo is very nice and close to the beach, but also right next to Hwy 101, so it's not ideal if you can't sleep with road noise. This condo has three levels, so lots of stairs which we didn't take into consideration before booking, knowing our 90-year-old parent would be staying with us. Still, everything was great, the beds were comfortable and we had enough towels for everyone. We had an issue with the keys, but the local contact and host were both quick to respond and resolve the problem. (Thank you!) We booked this condo for our daughter's graduation weekend from Cal Poly and would highly recommend it for anyone needing lodging during that extremely busy time. Book early!!
Great location, well equipped kitchen, mattresses need to be replaced
The sleeper sofas need new mattresses. Very saggy with a bar in your back all night. Upstairs queen also needs to be replaced. For 3 couples it works well, but the people on the sofas were not comfortable. There is a lot of traffic noise, which didnât bother us, but if youâre sensitive to that you should bring earplugs. Also, if youâre there on a very windy day/night, make sure the trash cans are not near your car. One blew over on a car in the driveway and scratched/dented it. The place could use a good cleaning especially under the sofas which we noticed when they were pulled out for the night. A little freshening up would make this a great place!
Property exceeded our expectations. Location and the views are spectacular. Kelly was a wonderful host. Looking foreword to another stay in the near future.
The building is a spacious 4-plex on the corner of the street; our unit was facing Highway 1 meaning cars could be heard--especially from the bedrooms--at all hours of the day (and night). The condo itself is bare bones and, in places like the blinds above the kitchen sink and the bathroom fans, in need of repair. The mattress in the master bedroom was sunken to the point where we had trouble sleeping and the pillows were dingy and flat. At one point we tried to use the sofa sleepers but found that they were unusable; no one could possibly have slept on either fold-out bed.
Plusses included nice views of the ocean from the living room and upstairs bedroom (if looking at the right angle) and a gas fireplace on the main level.
