The upper unit with 4 bedrooms, a large open concept kitchen, living, and dining rooms is great for entertaining families or a group of friends. The two units on the ground floor each have 2-bed / 1 bath, an eat-in kitchen, and living room. All units have separate entrances.

Our spacious island beach front paradise has A/C in every room, king-size comfortable beds, flat screen smart TV, and free Wi-Fi. The kitchens are fully equipped with a big fridge/freezer, stove with oven, and all the kitchenware that you need for cooking and hosting. We do provide some of the necessities, including shower soap, bath and beach towels, dish and hand soap.
Our top-floor unit includes a gorgeous, open-concept kitchen, dining, and living room as well as 4 beautiful king-sized bedrooms (one bedroom has 2 twin beds), 2 bathrooms with bathtubs, and a massive ocean-facing porch, perfect for enjoying an evening drink or morning coffee. Our bottom apartments both include fully-equipped kitchens, a cozy living room, and dining space as well as two spacious king-sized bedrooms. Both of our bottom apartments include walk-out patios with comfortable rocking chairs!
All guests have access to our private, sandy front-yard oasis with palm trees, a refreshing pool, lounge chairs, and an outdoor bar - perfect for practicing your cocktail making!
We are located right next to a popular island bar, Sandy Toes, and many hot-spot bars and restaurants within 5 minutes walking distance. It is an easy choice for you whether you want to party with the locals and tourists until late at night, then walk over to your place for a shut-eye, or wake up to spectacular sunrises and grab a coffee from several nearby coffee houses.

There are many local markets in the area where you can buy fresh produce, and bigger supermarkets are fully stocked, all within walking distance. The food scene on the island is amazing, and there are many excellent choices with both local fare and fusion cuisines. And did I mention that it's all walking distance!
The ocean is there for you to enjoy, whether you want to wade in from our dock or walk over to the public beach, or jump from the Palapa dock if you want a serious swim (or just a beer at their patio).
All in all, if you are here to enjoy the sun, the ocean, the sunrises, the food, the music, the island vibrance (la Isla Bonita), you came to the right place. We hope to host you and meet all your expectations.
If you are starting your journey in Belize City, San Pedro is just a short plane ride (15 minutes) or a more economical boat ride (1.5 hours) away. Both options are very comfortable and safe, and we will gladly provide you further instructions and assistance, should you require them. Once you reach the island, you can literally walk to the villa or take a short (5-minute) cab ride to us. The locals are sweet, friendly, and English-speaking, and they are here to make your holiday amazing. Belize uses its own currency, which is tied to USD (1 USD = 2 BZD). US $1-20 bills are widely accepted so long as they are in good condition.

Boca Del Rio is a great neighborhood heading to the northern part of the island. It's minutes away from the town center and minutes away from stores and restaurants. You can walk to town if you wish, and you can definitely walk to the grocery store and restaurants.
We recommend renting a golf cart during your stay. We can assist you with reserving one prior to arriving, so you are good to go when you reach the island.
Host quick to respond to any issues. Pool was small but adequate. The beach is more of a seawall with lots of sargassum. We knew the sargassum would be there so no surprise but the pictures do make it look like a beach. Secret beach is where you go for that. It was definitely noisy during the weekend having a bar right across from us but we knew that going into it and had a great time at Sandy Toes!
Our water taxi was late so most of us did not meet the host. But did communicate well before the trip.The upstairs villa could of used 2 bottles of water since it has 4 bedrooms. The twin bedroom upstairs could use a matress topper as hard. The kitchen could use a knief sharpener as knives were a bit dull. The bathrooms should have a fan. The Tipsy Toes Bar across the street and the other restaurant/bar across the opposite street were way too loud everynight playing the loudest music sometimes until 3am, i think staff partied after closing. I think they were in a competition to see who could be the loudest. The location was great and house was very nice but it should not be booked for people who want to sleep. 5 nights is too many with no sleep for 60 to 65 years olds. I would not stay at this location again but would book another stay with the property management.
Place was clean and ready for us upon arrival, AC was nice and worked well throughout the stay. Great view, comfortable beds, and nice location near restaurants and oceanfront attractions. The beach in front and on this side of the island left a bit to be desired, but may have been the time of year we were staying. Wifi worked great, plenty of towels and glasses and other usable items. Overall was a perfect place for our group to stay in San Pedro.
My husband and I rented the whole property to celebrate a milestone birthday with friends. Staff was amazing, attentive and eager to help. As other reviews stated, it does get noisy from 9-12pm with the two bars/restaurants next door. We came prepared with earplugs Location cannot be beat. So easy to stroll around town, meet the locals and relax all at once.
This was a nice house and really a nice location I thought. I appreciated the fact that it had a small pool, as the beach was not really accessible at the time. We did have some plumbing issues, but the manager was super responsive and they came and fixed it all right away. I would stay here again.
We found the property comfortable and well appointed. Located just north of downtown it was very walkable and the golf carts were a blast to scoot around and explore the island. Nearby restaurants and bars were also excellent.
We were lucky to have Sandy Toes closed for construction.
The location of the house was great, lots of restaurants walking distance to choose from. We were able to acomĂłdate our family comfortably with no problem. We rented the three apartments. Air conditioning worked great, the kitchens had everything you need to cook and prepare your food which it was great. I wished the pool was bigger since you donât really have a beach to swim because of the algae and debris. If you want to jump and swim in the oven you need to go to secret beach which is a 45 min ride on your golf cart or you could hire a boat but still will be a 30 minute ride to the location.
The house is next to Sandy Toes Beach Bar &Grill which can get very loud at night so expect that every might until midnight. We didnât care much but if you have no tolerance think twice. Over all we had a great experience and we will definitely go back again.
We stayed here for my sonâs senior trip. The view is beautiful. The area is by everything. You are right by Sandy Toes restaurant and bar, cool beans has good breakfast and the sandbar has great pizza. Everything with the house was perfect! Having the pool and the beach made this trip fantastic. And of course the cold a/c
We loved the location and the placement of the bedrooms, each group had some privacy but the common area upstairs was big enough for us all to come together, Jessi was so helpful in planning our excursion to the mainland, our snorkeling adventure and a private chef. The only small negative was the loud music from Sandy Toes at night but we got used to it.
