With beautifully vaulted hardwood ceilings, this newly remodeled second floor condo offers incomparable warmth and beauty to enjoy your "home away from home". The kitchen has been remodeled with quartz countertops, new appliances, cupboards, large bar seating area and plenty of storage. The large living room offers comfortable and stylish new furniture. Each of the three bedrooms has a king bed, with new mattresses and large closets. A new day bed has been added to the loft area making this condo a great option for families and friends.

Part of 'The Landings at Tres Cocos' family, which includes additional one, two, three and five bedroom options, this condo is located just north of the bridge at the cut and less than one mile from San Pedro Town. Close to restaurants, bars, and shopping yet far enough away to be quiet and relaxed. Guests of the property enjoy two fresh water swimming pools, a salt water swimming pool, a beachside BBQ cooking station, dock and an on site management team that can assist you as needed. Our goal is to ensure you have a relaxing and unforgettable vacation while enjoying all that San Pedro and Belize have to offer.

Brittany and Mike did tell us about ongoing construction a couple of weeks before our arrival. They said there was absolutely nothing they could do about the early morning loud music from the construction site next door. I did read another review with the same complaint. The issue with being told 2 weeks before arriving, that there will be construction noise, is that it is too late to find other suitable accomodations. I was told one of the owners that the construction has been going on over the course of months. So, it would have been nice to know up front so we could have changed our plans. It was not relaxing at the resort at all with the constant noise. We also, booked a tour through the property managers guest book. It said we would take a boat to see loggerhead turtles and a bird island before a beach bbq. In the end, the turtles had been moved somewhere else, there wasn't a bird to be seen and the bbq consisted of the captain heating up leftovers over a fire. He paired the chicken with a can of baked beans and broke up another can of salsa to have with our tortilla chips. We also had our refrigerator break down and thaw our ice cream and warm our jug of milk. Mike quickly came with a cooler of ice and the fridge was fixed the next day. Despite Brittany and Mike being responsive and polite, the overall experience fell short of our expectations for what we paid.

Their warmth, attention to detail, and genuine love for the property and the island shine through in everything they do. Hosts are exceptional. Villa is clean and well maintained. We were unable to shore snorkel due to sargassum, but that is mother nature. We had beautiful weather otherwise and the hosts managed to arrange wonderful excursions for snorkeling, diving, and fishing. Beautiful reef life and waters.

Amazing

If you are looking for the independence and space of a condo, with the services of a 5 start resort, then this is the place! The condo was roomy and spacious in a great location, with a view of the ocean and constant breezes. It was a short walk down the beach to a local restaurant/bar, next to a grocery store, and a great local breakfast place. It was also right over the bridge from town so you were close enough to walk or drive in quickly, but out of the hustle and bustle.The service was amazing from luggage assistance, pre-booking of everything for us from our golf cart to all of our excursions and mainland flights, and stocking the condo with beverages when needed. They made it so easy and relaxing! Would definitely stay here again on our next visit! Thanks for everything!

Great place and great location!

We loved staying at this property. It was centrally located to get to all of the places we want to go. The staff was amazing and helped us with so many things in advance of arrival and after (scheduling excursions, cabs, etc). They even picked up a cake from a local bakery so it was there when we arrived. I would highly recommend and would definitely stay again.

This space was perfect for our family of 6. We had enough beds and space for us to spread out and sleep. The kitchen was great. Everything was clean, there was well stocked kitchen supplies. We loved the location, it was quiet on the north side of town but also easy to get to all restaurants and to Secret beach.

Beautiful Friendly Belize!

We had an amazing vacation in Belize! The condo is beautiful and functional. Plenty of space for our family of 5. The pools and outdoor space are beautiful with fabulous views from the balconies. Peaceful quiet environment. The staff at The Landings was so helpful and responsive with booking excursions and arranging transfers. We enjoyed sailing, snorkeling, SCUBA diving, zip lining, Mayan ruins, family pictures on the beach, pool time, beach time. There are lots of great restaurants near the property. We highly recommend this property and hope to go back!

Great Place & Location

We had a great time at The Landings at Tres Cocos. The hosts were great, easy to communicate with and if we ever needed anything they would respond almost instantly. Although there is no actual beach at this location they have a dock that you can swim off that is waist deep and sandy. We were able to see spotted eagle rays, huge sea snales and crabs around the doc, especially at sunrise and sunset. A one minute walk down the seawall is a small beach bar called CocoLoco's that has drinks and food. The location to town was perfect. This property is the first property north of the town of San Pedro. Overall we were impressed with everything; Property, Condo, Location and Hosts.

Awesome week!

The condo was exactly as described and had beautiful views of beach and ocean from one of the balconies. The pool just outside the front door was perfect for an early afternoon cool down. There are at least three restaurants within a five minute walk of the front door and downtown San Pedro is a five minute golf cart ride. The property mangers (Brittany and Mike) were the best. They helped with everything from pickup at the airport to tours. They were a quick message away and made sure our stay was great.

The condo, location, and service were well above our expectations! There’s a small store in walking distance which was very helpful. Brittany and Mike picked us up from the airport, helped arrange our golf cart, and took all of our luggage to the condo. Our fridge was stocked with everything requested. San Pedro is magical. Our entire group, including our 6 and 10 year old, had the best time exploring the island. I will 100% stay at this location again. I do think some memory foam mattress toppers would help. The beds are firm but we still slept fine. Thank you for an AMAZING family trip!

Best VRBO experience I’ve experienced. Condo was as advertised. Very clean, full kitchen well stocked, property grounds well maintained. Great location just north of town at the cut. Every restaurant we tried was good with our favorites being elvi’s and el patio. Best part was five star concierge service by Brittany and Mike the property managers at the landings at tres cocos. They take care of all your needs before arriving—tropic air flights, golf cart rentals, stocking your condo fridge, tour scheduling (no up charges) etc. They even meet you when you land/depart to handle your luggage. They are also available on property at any time if needed. Great experience!

Beautiful Condo with Very Attentive Hosting

The condo was very clean and stocked with all essentials and many extras. The furnishings were all very comfortable and conducive to relaxing. We enjoyed the balconies (the sea breeze and views were amazing) and the pool just steps from the door was both convenient and delightful. I stayed with my three adult sons, so we mostly ate around the island (Brittany gave us spot-on recommendations), but the kitchen was fully outfitted for cooking. I spent quite a bit of time in the beach hammock and watching the stars at night on the beach area. I wouldn't describe it as a swimming beach (seawall with dock access and boat traffic), but it's a wonderful spot to snooze in the sea breeze. What really set this vacation apart was the concierge-level service Brittany and Mike provided from the moment we arrived at the airport until they dropped us off again. Anticipating needs, immediately responsive, and generally just some of the best customer service I have encountered on vacation. We will have wonderful memories of our trip to Belize, made even more special thanks to your thoughtful and gracious assistance. Thanks, guys!

Beautiful Vacation location

Our family loved our stay at San Pedro, Belize! Our host Mike and Brittany are amazing! Before we arrived, Brittany had reached out providing details of how to get to the island, booked our tropic air flights, booked the golf cart rental, greeted us at the airport and took us to the condo. The fridge was stocked with water, beer and Pop that we had ordered. They also provided excellent recommendations on excursions, once we decided they booked them for us and we were picked up at the dock in front of the condo. The location is excellent, you are close to town, restaurants, bars,grocery store and coffee shop are walking distance. The cook's at the Coco Loco's (next to the property) fried and baked our fish we caught from our reef fishing trip, it tasted amazing! A few days were windy, those days we went to Secret Beach on the other side of Island 15 to 20 min golf cart ride, and enjoyed the calm, clear waters, bars and restaurants. We will be back, hopefully sooner then later!

Great location with the best hosts!

We spent two weeks there and enjoyed our stay! Brittany & Mike were fabulous! They took care of anything asked of them. Very refreshing to have two young folks working so hard and doing an excellent job! The unit we stayed in suited our needs. The location was ideal as it was just outside the hustle & bustle of San Pedro. The pools were great! The sea water was not the nicest based on other islands we have been to but we used the pools. It was nice being able to enjoy the beach area with the beautiful breeze. The only things that could be improved were the mattresses in our unit which were extremely firm but then again, that is just personal preference. The lounge chairs at the beach were also not the most comfortable but then again, we are in our 60’s and seek comfort. I would recommend staying at the Landings if you plan to visit Amergris Caye!
