Downstairs, a central Hallway leads to Bedroom 5 with a walk-through robe and ensuite (with shower & toilet), the Theatre Room, fully equipped Laundy (with washing machine & clothes dryer) that provides access to the rear yard, a separate Toilet and the huge rear open plan Kitchen (with walk-in pantry)/Dining/Family Room (with 65" smart TV) which provides access to the rear covered Patio. There is also internal access to the Double Garage.
Upstairs is Bedroom 1 which features a WIR and ensuite (with shower, toilet & double vanity), Bedrooms 2, 3 & 4 (each with WIR), a Bathroom (with stand-alone bath & shower), a separate Toilet, a Study and a Living Room (with bar fridge & 55" smart TV) with delightful water views that also provides access to the front Balcony. Please note, pets are to remain out of the Bedrooms at all times.
Outdoor Areas
The rear Patio features an amazing electric-heated 6-seater Spa plus outdoor seating for 4 people, and flows through to the fully covered Patio (with gas BBQ, ceiling fan & 8-seater dining table). The rear yard is perfect for children and pets and the whole block is enclosed. The Upstairs front partially-covered Balcony has incredible water views and seating for 2 with a coffee table. The Double Garage (with small children's folding table tennis table) has space for 2 cars, plus room for another 3-4 vehicles (cars and/or a boat) on the concrete apron next to and in front of the Garage (with basketball ring).
Please note there are external security camera's. They do not view any private areas at the home.
Kitchen
The fully appointed kitchen is equipped with cooking utensils, crockery, cutlery, microwave, Nespresso pod coffee machine, toaster, kettle, etc. plus a double sink, fridge (plus a bar fridge in upstairs Living Room), dishwasher, 900mm electric oven and 5-burner gas cook top.

There is a dual-zone ducted reverse cycle air-conditioning unit that services every room in the home.
Bedding Configuration
This home has 8 beds, 2 sofa beds and 1 Day bed, accommodating up to 16 guests:

There is a Queen sized sofa bed in the downstairs Theatre Room and another in the upstairs Study, each suitable for 1 adult or child. Please note: The Tri-bunk has a double bed base with a single bed above it.
Linen
It is common in the region for some linen to be provided for bookings, and some linen to be available as an optional extra. By default, a booking at this home does not include optional linen (top & bottom sheets, bath towels and pillowcases). What is included are doonas (quilts) with covers, pillows without covers, tea towels, hand towels and bathmats. If you would like the optional linen included in your booking, please let us know, including which beds you would like it provided for. The additional cost would be a one-off charge of $30 per bed (some sites add a service fee to these costs) - and we prefer 7 days' notice prior to your arrival to get that arranged.
Peak Periods
Please note that during the peak summer period and other peak times, check in times are set as 3pm unless by prior arrangement. Please also note that if you avail of the optional linen hire over these times, it may involve linen being left out but beds not being made up.
Functions, Celebrations and Schoolies
Please note that the home is not suitable for celebrations, parties or large events. The home also does not take bookings over Schoolies. All bookings are subject to approval, pending Guest verification process - Local council restrictions are in place for this property and compliance is mandatory.
Spacious modern home with ample room for our 5 night family holiday. 10 adults and 2 teens easily accommodated with 2 x king beds, 2 x queen beds, 3 x bunk beds and 2 x couch beds, 4 toilets & 3 showers. Large kitchen with ample glasses, mugs, crockery, pots and pans etc. 12 seater dining table perfect for family meals, plenty of room in living spaces and great spa in back yard. Well positioned just 2km from San Remo shops and Phillip Island bridge. I highly recommend Paterson Retreat as a 5 star holiday home for large groups.
Overall very good but for the price paid there were a few avoidable issues. The gas BBQ cylinder was empty. The coffee machine was filled with used pods.
Such an amazing place! Clean, plenty of kitchenware and utensils for 16 people. Oldies had a blast, kids had a blast. Very spacious and never felt like we were in each otherâs faces all the time. We even braved the cold and jumped into a very warm jacuzzi. I suggest locks on toilet and bathroom doors.. Bins were basically full upon arrival... but no bIf deal. However they need to stock up on dish soap and garbage liners⊠thankfully we had some.But overall such a pleasant stay and made use of the space. I would definitely come back here. Great for all year round.
The house was not cleaned properly.
There was toothpaste and hair left in one of the sinks. Cobwebs everywhere out side. Could not sit on furniture outside due to dust and cobwebs. Only 1 wine glass but enough coffee cups for the whole street.
Cleaning products left in the bathroom. We payed $30 each extra for linnen but had to make our own beds on arrival.
The house was in a good location and very modern and roomy but the cleanliness definitely let it down. Would not recomend.
