**There is a chain link fence that surrounds the majority of the back yard. This fence has recently had a tree limbs fall on it and may not contain your pet. A leash is highly recommended!**

**Outdoor seasonal pool access, deli and a catch & release fishing pond is located 2.2 miles (5 mins) up the road from the lodge. Membership is included
for your entire group for the duration of your stay. The pool, pond and deli are operated by a 3rd party. (Typically open Mid April through the 1st of October)**

Guests will have access to the entire cabin except (1) locked cleaners closet on the 1st floor and (1) locked owners closet on the second floor near the pool table.

Located in the heart of Wears Valley (Sevierville), TN. Plenty of local things to do including restaurants, food trucks, gift shops, chainsaw artists, wineries, moonshine, candy shops , hiking, horseback riding, sky lifts, and a very short drive to the (GSMNP) Great Smoky Mountains National Park (Townsend entrance).

There is plenty of parking at the Grillin Bear Lodge. Depending on the size of the vehicles, approximately (6)-(8) vehicles could comfortably fit in the parking area on the front & side of the cabin. RVs and trailers will not be able to turn around and should not be brought to this property.

Your GPS will bring you to this cabin and will help you navigate to the local attractions. Cell phone signal in the mountains is often very spotty. It is recommended that you download your maps/directions prior to your trip.

**The paved driveway leading to Grillin Bear Lodge is very steep in places and approximately 2/10th of a mile long. Icy conditions can make it impassable.

**Travel insurance is recommended.


Please Follow the below additional rules

1. Guest booking reservation must be 21+ years of age.

2. Guest acknowledges and understands that he/she is financially responsible for any and all property damage that may occur during the stated rental period which can reasonably be attributed to the rental party's negligence or abuse.

3. Check-in time is no earlier than 4:00 P.M. and check-out time is no later than 10:00 A.M. unless you make special prior arrangements with us.

4. Hot tubs are cleaned prior to your arrival. No children under the age of 18 are permitted in the hot tub at any time without adult supervision. When using the hot tub, remember there is a certain health risk associated. Use at your own risk. Do not stand on hot tub cover. Hot tub cover is for insulation purposes and is not designated to support a person or persons. It will break and you may be charged for replacement. Remember when not using the hot tub leave the cover on so hot tub will stay nice and warm.

5. No Fireworks and No ATV's

6. You are likely to encounter wildlife (deer, bears, racoons, snakes, birds and bugs of various types, including wasps, bees and/or hornets, etc). We ask that if you do see wildlife, please admire these creatures from a safe distance and please DO NOT FEED THE WILDLIFE. We want to preserve the wildlife in its natural state and try not to humanize the animals for their safety as well as yours.

7. If inclement weather is a concern, buy trip insurance. No refunds will be given.

8. There is absolutely no smoking inside of the cabin. This includes Vaping/ E-cigarettes *An additional cleaning fee of up to $1,000.00 will be charged if this rule is violated.

9. There are (2) cameras on the front of the cabin for your protection as well as (1) on the side.

10. Quiet hours 10pm - 8am.

11. **Well-behaved Pets are welcome!! $250 pet fee for up to (4) pets /per stay**

A $50 fine will be applied for failure to pick up your pet(s) waste.

12. A signed rental agreement must be signed and returned to management
prior to your stay

13. No hunting, trapping or target shooting allowed at this property
*This includes firearms and any other projectile (bow and arrows, slingshots, BB guns, etc)**

16. Life happens-Travel insurance is highly recommended to protect your trip. No refunds will be given outside of our cancellation policy.

17. For your safety and protection: There are (3) video cameras on the exterior of this cabin. (2) are on the front porch near the front door and (1) is on the driveway side of the house. These cameras record 24 hours a day / 7 days a week. Any interference with the cameras view, operation or placement will be grounds for being immediately asked to leave without a refund. You will also be responsible for any damage / repair/ replacement costs.

18. Guest(s) will need enter a valid email address and phone number in order to gain access to the free Wi-Fi (Grillin Bear Lodge Guest). This is in an attempt to send you exciting updates and information on events in the area and promotions for future stays at our cabin. *About (1) message every 4-6 weeks after initial welcome and thank you messages*
