Rowan on the Rio sits at the end of a private cul de sac with the property abutting the Rio Grande River. The home is brand new featuring two master suites each with a king size bed and full bath on the first floor. The grand staircase leading to the second floor was constructed with beetle kill logs from the surrounding area. A gourmet, fully-equipped kitchen flows into the cathedral ceiling family room with ample room for all of your guests. The upstairs has two bedrooms; one with a queen size bed and the other "bunk room" has four bunks in all. Two bunk beds are twin over twin and two bunk beds are twin over full size beds. There is a full bath on the second floor with a unique, handmade vanity/sink. The private back decking provides a unique and calming setting for a soak in the hot tub. Also enjoy the soothing sounds of the Rio Grande River and all of its wildlife!
Great family time !! This house was a good fit for our family and house was clean when we got there and everything that u needed was supplied we had no problems except some of the beds were a little to uncomfortable. Would stay there againđ
Vrbo allowed plenty of space to gather all 16 for first time since Covid.
Kitchen size accommodating but equipment was limited.
Laundry facilities were great.
Dining was cumbersome to get around large bulky tableâŠno leg room.
Bedroom set up was goodâŠbeds were a little weak. Sheets were ill fitting on some beds.
Living furniture limited seating for cold winter temperatures.
Forced air heating sounds like you are in a wind tunnelâŠ.tough to visit over the noise. Grateful the fire wood arrivedâŠthe wood burning stove made the living area much more conducive to sharing conversation with family.
Bathrooms were acceptable space to manage our group. Hot water was exceptionally goodâŠnever ran out after multiple showers.
Cleaning was surface only and in need of some deep floor, ceiling (over the stove), window cleaning.
Our family had a wonderful vacation at this cabin. We enjoyed being right on the river. The neighborhood was quiet and we took morning walk with ou dog. The cabin was very clean and well stocked. . Our adult kids had a blast playing table tennis. The weather was cool and loved seeing the fall colors in the area. Would highly recommend this property.
This lovely house was just like the listing. There was plenty of space for our family of 14. The house was located in a quiet neighborhood, about 30 min away from Wolf Creek Ski resort. There are a few minor things we would have liked to make our stay better like more comfortable seating in the living room area so the whole family can watch a movie together, TV's in the bedrooms, and the heating system can be a bit loud when it's on and makes the tv in living room hard to hear. The host was prompt in responding to a small kitchen mishap and sent out someone to come and fix it. Overall we would stay again and highly recommend this house with a great view of the river in the back.
I can't say enough great things about this property. First of all, the pictures don't do it justice ... every room is perfectly appointed and decorated for the dream winter vacation. Two master bedrooms downstairs with a 2rd large bedroom upstairs plus the bunk room. The kitchen was the most well-stocked of any VRBO that we've stayed in. Literally anything you could ever need is available. There was an abundance of towels (which is usually something that is limited at other properties). The views of the river in the back are breathtaking and the neighborhood is small, quiet and lovely. Others have mentioned the lack of blinds/window dressings but I think it's perfect waking up to those incredible views.
South Fork was a great alternative to Pagosa Springs ... grocery stores in South Fork as well as Del Norte (just 10 mins away) provided everything we needed. And, we had an awesome dinner on NYE in Del Norte at Colorado Grille. Took the kids sledding in the city park in South Fork and they loved it. And, it's a shorter drive to the mountain for skiing & snowboarding. We will definitely consider this property for our next trip to Wolf Creek!
We were planning a ski trip at Wolf Creek and stayed here in South ForkâŠit was perfect!! The River in front was beautiful and so was the cabin itself! Lots of room and plenary of bedrooms! The bunk room upstairs was so awesome for the kids! Couldnât ask for any better!!
Fantastic cabin for a family getaway. Beautiful property and views of the river. The cabin was very clean and very well stocked. We all had a great time!
We really enjoyed staying here. We were in the area to visit family who live nearby and it was a great house to have them come visit us and spend time. The kids loved all the outdoor space and the River, even though we had a cold snap while we were there. The house was exactly as described. Thankfully we were aware from other reviews that there are no window coverings so we came prepared with sleep masks and had no problems. We would definitely rent again!
This was a great home for a large family. Everything was very clean and well cared for. Great launching point for hikes, mountain adventures and the Sand Dunes National Park. Definitely a five star property. Would absolutely stay here again!
Tips that would make it better? 1) Blinds or window coverings for the bedrooms. 2) Toilets seemed to have weird issues periodically 3) Picnic table for the wonderful patio.
The cabin is right on the river which is beautiful but be very mindful with children.
The Mighty Rio Grande was a beautiful sight! Easy access and the perfect soothing sound. Saw deer wandering through/by property everyday and a Canadian goose nesting by the river, soon to lay eggs! The cabin had a great layout and was most accommodating for our large family of 8. Cabin was very clean and had everything we needed. Would love to return and very highly recommend.

This would be a great place for a family or group stay. It's large, very clean, and the location is really private and quiet, and the location right on the river was beautiful. only drawbacks:
1. water pressure in the Kitchen is basically a trickle. I remove the faucet head and that helped a little, but you basically can't wash dishes.
2. they only provide hand soap in the bathrooms, so make sure bring full compliment of toiletries. luckily I had a small backup, but we haven't rented a place in a long while that hasn't provided some basic hotel style soaps and shampoos.
3. the heat/air is crazy loud. the place was 50 degrees when we showed up late in the day and we had to run it into the night to try and bring the temp up... we woke up constantly all night the first night to the air blower, like trying to sleep on an airplane. Future nights we learned and turned the air off completely at night so we could sleep.
But otherwise, we were really happy with the place, great location on the river (though be aware that there isn't much at all around, so pack your groceries), and the place was super clean with nice amenities.
