We kindly ask that you read the house rules in full before booking to ensure everyone has a safe and relaxing stay. However, we have rounded up the most important items below. Please treat our house as your own home. Nothing major, just basic rules for everyone’s safety, comfort and enjoyment.

Please note - this property HAS EXTERIOR VIDEO SURVEILLANCE 24/7. Violations of any of the Rules may result in a fine, may be reported to the platform Community Support, and may result in a negative review from your host

● Absolutely NO PARTIES of any size - Parties or events of any kind are not allowed. We have full-time neighbors on our serene street who will not tolerate such activities. violators may be asked to leave without a refund ○ Each violation of this rule will result in a fine of $500

● NO GUESTS at any time, only occupants listed on the reservation are allowed onsite. ○ Each violation of this rule will result in a fine of $250

● NO SMOKING/VAPING of any kind inside the property.○ Each violation of this rule will result in a fine of $250

● Quiet Hours are 10pm to 7am. Please Respect Our Neighbors: Guest agrees to pay any/all fines issued to the Host by the Pinellas County Sheriff's and/or County Code Compliance for noise disturbances, over occupancy, or any other violation pertaining to the guest stay at the property. ○ Excessive noise is not allowed at any time of day ○ Each Noise violation will result in fines ranging from $250 - $500 or Sheriff will be called if necessary.

● Maximum number of Guests per reservation ○ 8 guests

● Pets ○ Pets OF ANY KIND are NOT ALLOWED ON PROPERTY GROUNDS. Violation of this rule will result in a $250 fee, in addition to damages including additional cleaning, and or any lost revenue.

-If smoking is detected inside the house you will be charged upto $500 for extra cleanup and door elimination.

Security Deposit:
If you damage the home, you may be charged up to $2000

Trash & Dirty Dishes:
Please be sure to wash any dirty dishes and put away where originally found. We also ask that you bag up all your trash and place in the blue and green bins.

Please don't eat or drink in the bedrooms

Please don't rearrange the furniture

No illegal substances are allowed on the premises

Door Code: will provide 1 hour before check in time


RENTAL RESTRICTIONS
Renter must be a minimum age of 25 years to secure and check in to our properties. All guests must be 25 years of age unless they are family members of the renter and accompanied by the renter.

GUESTS
GUEST AGREES THEY ARE A TRANSIENT TENANT and a TEMPORARY guest in our properties. In the unfortunate event, rules are not followed and/or broken or the guest creates a disturbance, or in the sole opinion of the owner or owners' agent that the guest's continued stay would be detrimental to the home the guest agrees to vacate the premises immediately upon written or oral notification. Failure to do so is a crime and the Sheriff will be called to evict everyone. All monies paid to date will be forfeited.

REFUNDS
No refunds should be expected for mechanical breakdowns. Major appliances such as AC, washer, dryer, and others are maintained regularly, but mechanical breakdowns are possible at any time in any home. In the event of a breakdown, the guest will inform the HOST in a timely manner. The owner or owners' agent will expeditiously repair items in the best interests of the property and in a timely manner to minimize the inconvenience to guests whenever possible. The owner and owners' agent at their sole discretion will schedule and be afforded access during normal working hours 8:00 AM to 6:00 PM to perform necessary repairs and/or maintenance. In the unlikely event a home becomes uninhabitable we will refund any unused nights at our discretion.

PROPERTY CARE EXPECTATIONS
Guest agrees to keep the property and all furnishings in good order. Indoor and outdoor furniture are not to be moved or relocated except for sun lounge chairs. All outdoor furniture is to be put back in place as found prior to vacating the premises.

• Checkout time is 10:00 am
• Please take the trash out before you leave
• Place used dishes in the dishwasher
• Leave used towels on the floor
• Double-check for personal items
• Close all the windows
• Turn off lights
• Notify your host of departure
