Stay in a bright second-floor 2-bedroom apartment in Riverside Heights/Tampa Heights, one of Tampa's most convenient central neighborhoods. Set in a small four-unit property with a classic front porch and upstairs balcony/patio access, this apartment gives guests an easy place to settle in while staying minutes from Downtown Tampa, Armature Works, the Tampa Riverwalk, Water Street, restaurants, breweries, hospitals, and major event venues.

Inside, the apartment feels open, clean, and practical, with warm wood floors, recessed lighting, large windows, and a comfortable living area for relaxing between outings. The long dining table works well for meals, laptops, planning the day, or gathering before heading out into the city.
The kitchen area includes white cabinetry, counter space, bar seating, and the essentials for simple meals during your stay. Please note there is no traditional stove or oven; the kitchen includes dual hot plates and a toaster oven instead, making it best for coffee, breakfast, leftovers, and light cooking.

The apartment sleeps up to 4 guests with 2 bedrooms, each furnished with a full-size bed. The bathroom includes a walk-in shower only, no tub. Guests also have front and back door access, secure keypad/code entry, balcony/patio seating, and laundry access for added convenience.

The location makes it easy to enjoy Tampa without staying directly in the downtown rush. You'll be minutes from Armature Works, Tampa Riverwalk, Downtown Tampa, Water Street, Sparkman Wharf, Amalie Arena, Raymond James Stadium, ZooTampa, hospitals, restaurants, breweries, nightlife, and entertainment districts. It's a great fit for weekend getaways, work trips, medical visits, sporting events, concerts, and longer Tampa stays.

We want you to feel right at home, but we also want to keep things comfortable for all guests and neighbors. Please keep these guidelines in mind during your stay:

🚭 No smoking indoors – You're welcome to smoke outside, just please dispose of butts responsibly.

🎉 No parties or events – Our neighborhood is quiet, so please keep noise to a respectful level.

🕓 Check-in after 4:00 PM | Check-out by 10:00 AM – Need to arrive early or leave late? Let us know! Hourly rates may apply.

👤 Minimum rental age – The primary guest must be at least 25 years old.

👥 Occupancy – No more than 4 guests allowed to stay overnight.

📋 Guest list required – For a confirmed reservation, it is mandatory to submit a comprehensive guest list by email.

📝 Sign the rental agreement – Guests will receive a rental agreement which must be signed and returned to the host prior to arrival.

🐾 PET POLICY
Pets are welcome with prior approval only. Maximum of 2 pets per reservation.

Guests planning to bring pets must provide the following information before arrival:
• Pet breed
• Weight
• Age

⚠️ UNAUTHORIZED OR UNDISCLOSED PETS—even if tied to a car parked in the property's parking spaces—will result in a $500 fee per pet and may also lead to cancellation of the reservation without refund.

PET FEES
Pet fees are paid separately after the reservation is confirmed, as they are not included in the reservation amount.

First Pet
• $175 per stay (covers up to 14 nights)
• $75 extended-stay fee for each additional 14-night period

Second Pet
• $125 per stay (covers up to 14 nights)
• $50 extended-stay fee for each additional 14-night period

Cats: A $500 security deposit is required, refundable after check-out once the property has been inspected and confirmed to have no damages caused by the cat.

RESTRICTED BREED POLICY
Due to insurance requirements, certain dog breeds are restricted. However, guests traveling with a restricted breed may still be able to bring their pet by obtaining temporary pet liability insurance covering the dates of their stay.

The policy must:
• Cover the entire duration of the reservation
• Provide liability coverage for the pet
• List STR Management Solutions, LLC as Additional Insured
• A copy of the policy must be submitted prior to check-in.

Short-term policies are commonly available through providers such as Thimble or NerdWallet.

Restricted breeds include, but are not limited to:
• Akita
• Alaskan Malamute
• Bullmastiff
• Presa Canario
• Chow Chow
• Doberman Pinscher
• German Shepherd
• Pit Bull Terrier
• American Staffordshire Terrier
• Rottweiler
• Siberian Husky
• Belgian Malinois
• American Bully
• Wolf or wolf-hybrid breeds

Note: Mixed breeds containing these breeds may also be restricted.

PET RULES
To ensure the comfort and safety of all guests and neighbors:
• Pets must not be left unattended in the home unless crated.
• Pets are not permitted on furniture or beds.
• Guests must clean up after their pets both inside and outside the property.
• Excessive barking or disturbances may require the pet to be removed from the property.
• Any damage caused by pets is the guest's responsibility.

SAFETY POLICY
For safety and insurance reasons, the following are not permitted:
• Exotic animals
• Aggressive animals
• Pets with any bite history
• Trained attack or protection animals

SERVICE ANIMALS
• Service animals assisting guests with disabilities are welcome in accordance with applicable laws and platform policies.
• Emotional Support Animals (ESA) are subject to the standard pet policy.
