The apartment is located in the village of Monteneto, which is part of the Zambratija area, just 5 km from the center of Umag. The location is sunny, peaceful, and surrounded by greenery; beaches and bathing facilities can be reached on foot within a few minutes.

The modest apartment is situated on the first floor of a family house that also offers another apartment and a room with a bathroom for rent (a one-bedroom apartment for 4 people on the first floor and a room with a bathroom on the ground floor). The house features a magnificent, well-maintained garden decorated with plants and flowers, as well as private covered parking within the fenced courtyard.

Apartment Luciana1 enjoys an excellent location just 200 m from the beach. Situated in a quiet and convenient area, it is ideal for those who do not like to use a car during their holiday. The nearest rocky beach, uncrowded and peaceful, can be reached on foot within a few minutes by crossing a meadow and an olive grove; the pebble beach, where sun loungers and umbrellas can be rented, is only 300 m away, while the sandy beach is 850 m away. The center of Bašanija, where there are bars, a grocery store, bakery, bank, post office, restaurants, greengrocer, and hairdresser, is only 400 m from the house.

The 50 m² apartment consists of a bedroom with a double bed (160x200 cm), wardrobe, and bedside tables with night lamps; bed linen is provided. The entrance hallway, with access to all rooms, is equipped with a cabinet, mirror, and air conditioning. The bathroom includes a bathtub, washbasin with cabinet and mirror, toilet, and external window; bathroom towels, two per person, are provided. The living area consists of a kitchenette equipped with an oven, electric stove with 4 cooking zones, refrigerator, oven, coffee machine, dining area with dining table and 4 chairs, flat-screen satellite TV, sofa bed for one adult or two children, and free Wi-Fi internet connection. From the living area window, there is a magnificent sea view. The uncovered terrace with sea view is equipped with a table, chairs, and umbrella.

Covered parking with 4 parking spaces is available within the fenced courtyard. A shared barbecue is available in the courtyard.

The neighborhood consists of private houses, small apartment buildings, olive groves, and meadows. Nearby beaches are natural (rocky) and not crowded, ideal for those who love peace and crystal-clear sea. Within a few hundred meters, there are equipped beaches and beach bars. The pebble beach, where sun loungers and umbrellas can be rented, is only 350 m away, while the sandy beach is 850 m away.

The excellent restaurants in the area are recommended for those who enjoy fine Istrian cuisine. Along the coast, there are several fast-food restaurants, bars, and paths for walking or cycling. Nearby are the tourist resort of Savudrija, the Savudrija campsite, and the famous Savudrija lighthouse. The area is highly sought after because of its variety of beaches: sandy, pebble, and rocky, suitable for every need and taste.

The center of Umag is only 5 km away.

In the center of Umag, we recommend visiting the museum, the aquarium, the cathedral, taking a walk along the famous Umag Breakwater, exploring the narrow and charming streets of Umag's old town, visiting the new square embellished with a fountain, shopping in the town-center stores, or browsing the seaside market stalls and playground that delight children.

For purchasing larger quantities of groceries, we recommend driving a few kilometers to the larger and more affordable supermarkets such as Lidl, Spar, Kaufland, or Plodine in Umag.

There are many leisure opportunities in the Umag area: tennis courts, the 18-hole Golf Club Adriatic, riding centers, sports centers for water sports enthusiasts where it is possible to practice water skiing, diving, boat rental, an adventure park for children, and a mini-golf course at Jangalooz near the Sol Stella Maris tourist resort, nightclubs, casinos, and various boat or bus excursions.

The area is rich in renowned restaurants, simple restaurants, pizzerias, fast-food establishments, and bars. Those who wish to explore Istria will discover caves, ruins, numerous churches, museums, and impressive marinas.

For days unsuitable for the beach or for evening outings, we recommend unforgettable excursions inland. The picturesque artists' village of Grožnjan has a beautiful terrace offering magnificent views over the Mirna River valley. Motovun is a typical medieval hilltop town, famous for its film festival held every year at the end of July. Livade is known for the white truffle found in the nearby forests. Astronomy enthusiasts wishing to admire the sky and stars can visit, by appointment, the Višnjan Astronomical Center, located 30 km from Umag. Cave enthusiasts should visit the wonderful small Baredine Cave, only 15 km from Umag. Do not miss the opportunity to visit Hum, the smallest town in the world, just 60 km from Umag. Also interesting are the coastal towns of Pula, Rovinj, and Poreč, as well as Brijuni National Park, which can also be visited through organized excursions. Various boat trips called "Fish Picnic" are organized, with fish- or meat-based picnics during which you will have the opportunity to visit Rovinj, Poreč, or Novigrad. Many tourists are interested in the wonderful day trip to Venice by hydrofoil. For the enjoyment of children, visit the Istralandia Water Park, 20 km from Umag, and the Dino Park theme park in Funtana, where fun is guaranteed, and hearts will race for both adults and children. For food lovers, there are several opportunities to taste excellent Istrian wines, cheeses, olive oil, traditional Istrian prosciutto, and much more.
