The Ranch is a quiet and relaxing a VR with up to date amenities. Just 2 blocks from the City Park with kids play areas, pavilions, ball fields, walking path and a fishing pond also has a aquatic & activities center with a indoor swimming pool, weight room and basket ball courts inside.
Our Guest who has stayed here has said that they have enjoyed its unique décor and how peaceful it is. With a full kitchen with dishes, glasses, utensils, pots, pans, toaster, can opener, microwave, mixing bowls, aluminum foil, trash bags, zip locks, paper towels, coffee maker, coffee, multiple creamers & sweeteners. The sleeping areas come complete with sheets, blankets, pillows. The bathrooms have toiletries, towels and hair dryer.
There is a large screened in back porch furnished with outdoor furniture for you to enjoy your coffee in the morning or just having some R&R with that special person. No matter the occasion you will enjoy this spacious screened in back porch.
The back yard is nicely shaded so you can enjoy a picnic or just an evening of relaxation around the fire pit. Just bring yourself & your clothes and any foods you want and enjoy!
For all you outdoors enthusiast we are in the center of Southern Illinois and just 16 miles from Lake of Egypt, Rend Lake and Crab Orchard Lake. Here in our own little piece of heaven where you can enjoy Biking, Hiking, Rock Climbing, Spelunking, Sky Diving, Scuba Diving, Fishing, Hunting, Golfing, Horseback Riding, Lakes for Boating/Canoeing /Kayaking, Rivers for fishing, floating, camping.

You will enjoy the whole all to yourself.

West Frankfort is a sleepy little town where you can go for a walk without all the hustle and bushel, while just a few miles away from most anything you could want. Restaurants, shopping, museums and nature galore........

Located conveniently just 2 mile off of interstate 57. We have several great local restaurants in town and many more in the surrounding towns.

West Frankfort is a small town but not too small, I find it cozy nestled centrally right here in the heart of Southern Illinois we have many great thing to do in and around the Shawnee National Forest.
If you like hiking and nature we've got cave in rock to the little grand canyon and everything in between.
If its fishing we you want we have several fishing guides in the area, from river fishing to lake fishing you name it we have it. We're only 10 miles from Rend Lake and 14 miles from Crab Orchard Lake.

For all you outdoors enthusiast there is Biking, Hiking, Rock Climbing, Spelunking, Sky Diving, Scuba Diving, Fishing, Hunting, Golfing, Horseback Riding, Lakes for Boating/Canoeing /Kayaking, Rivers for fishing, floating, camping.

"We have provided a washer and dryer, as well as an ironing board and iron in the room attached to the kitchen for your convenience. You can find laundry supplies on the shelves located above the washing machine. However, please do not wash any of our linens and towels. If you need more, please give us a call and we will bring you additional ones. Please note that we have left extra linens, bedding, and towels in the room for your convenience."
The sofa bedding is located in the storage compartment of the family room sofa.
You will be held responsible for any lost or damaged linen, bedding, and towels and will be charged accordingly.

TV guide
All the televisions in the house are Roku TVs. You can log in to any of your streaming services on these TVs to watch the shows that you like. If you have accounts with any other streaming services, you are free to download them on these TVs as well.

Noise Pollution
Please be aware that this property is not intended for parties or loud gatherings. We ask that you keep music and noise levels inside the house at a reasonable level so that they cannot be heard from outside the property. We also kindly request that you respect our neighbors and observe quiet hours between 10 PM and 8 AM. During this time, please refrain from any loud outdoor activities that could disturb the peace and quiet of the area.

The city has an ordinance in place that prohibits the use of loud outdoor music or noises that could affect the neighbors. As such, any music or noise heard from the property line is considered a violation of the ordinance. We take this matter seriously and will respond to any complaints from neighbors or the city regarding noise levels. Please note that anyone found violating the noise ordinance will be subject to fines by the city (usually $500 and $1,000), immediate eviction, and an additional $250 eviction fee.

To ensure compliance with these rules, we have installed noise monitoring systems inside and outside of the property. Please be aware that these devices do not record audio, but they will notify us if high noise levels are detected. We appreciate your cooperation in helping us maintain a peaceful and relaxing atmosphere for everyone to enjoy.




Number of Guests

If you want to rent our property, you need to provide a government-registered ID that shows you are over the age of 21.

Our property can accommodate up to 10 guests comfortably. The base price of the rental is for 2 guests, and we charge an additional $25 per night for each extra guest over the first 2. When booking, please let us know the total number of guests that will be staying, so that we can provide enough bedding, linens, towels, and toiletries. Also, let us know how many beds you'll need at the time of booking. If you need additional supplies during your stay, don't hesitate to contact us.

If you are planning to invite extra guests who are not included in your reservation, kindly ensure that you seek our prior consent. In case the number of people exceeds the number specified in your reservation without obtaining our prior consent, we may be compelled to ask you to leave immediately, and you could also be charged an eviction fee of $250.

Please keep in mind that there is an additional charge of $25 per night for each extra guest after the first two people, regardless of whether or not they stay the night or share a bed, or sleep on top of a bed, on the couch, or on the floor. Minimum booking nights apply.


Cars & Parking
Please remember that only up to four vehicles can be parked at the property, and all of them must be parked within the driveway, not on the street. If these rules are not followed, the City may issue a violation to the property, and you will be responsible for paying any fines.

Also, we strongly condemn drinking and driving. If you need a ride, please use Uber or Lyft, and ensure your safety and that of others.

We have a zero-tolerance policy for smoking, vaping, and drug use on our property. Violators will be evicted immediately and charged a $250 eviction fee plus a $400 cleaning fee.

Close the Doors
Please ensure that doors and windows are always kept closed to prevent bugs from entering and to conserve energy. In the event of any damages occurring, we kindly request that you inform us as soon as possible so that we can promptly replace or repair any damaged items. By renting this property, you agree to replace or repair any items that you or your guests damage or remove during your stay. Examples of such damages may include stains that cannot be removed after multiple attempts, broken or missing furniture, damaged or missing kitchen items, damaged or missing decor items, broken windows or doors, and so on. Any items that require replacement will be replaced with the same or equivalent item, or charged at its value for irreplaceable items.

Reporting any issues
Upon arrival, we kindly request that you conduct a thorough check of the property, both indoors and outdoors to identify any issues.

Regardless of rebuttal from host- my 6 yr old and 8 yr old grandkids visited me and spent various nights. I was initially charged an ADDITIONAL $350.00 on my second day of week long visit. Even at this ridiculous overcharge they were not there every night. I was not told verbally or in writing host expectation was $25 per night per child. If that specification was in writing, there would have been NO booking. I had to contact VRBO to intervene. Dogs barking and raging neighbors cursing at one another. Additionally, the ad does in fact state here is camera surveillance. And there most certainly is. Its Totally uncomfortable.

The property owner Kevin was lovely and accommodated my numerous questions with answers and insights. The house was fantastic, 3 great bedrooms , kitchen was stocked with pots, pans etc...The absolute best hot tub that was very clean....It was a top notch experience and I recommend it with 5 stars.

Not what it says
This home is advertised on Rend Lake and is no where near there. States it on a lake and has kayaks. Non of this is true. I also never received my check in info. I had to call at 8p just to get into the home. For the amount of money paid for this very shoddy property it should at least be where they say it is. The neighbor is a run down trailer with trash piled up right next to the hot tub. Unless a refund is issued I will no longer use vrbo.
