Overlook Beach House #4- York Maine Beach Rental
The Overlook Beach House offers one of the best locations in York Beach, with amazing views of the Atlantic Ocean, partnered with a short 2-minute walk into town and the beach. It simply can`t be beat. This beautiful ocean home offers it all. Private, yet close to everything, you have easy access to York`s beautiful beaches, restaurants, playgrounds, and more. If staying in, you`ll be sure to enjoy the sounds and views of the ocean, from the private back deck and covered oceanfront porch.
Renter(s) assures Owner they will observe all conditions and terms of the Rental Agreement and House Rules as to maintaining the premises in good order and appearance and will conduct themselves in a manner as to not impact the peaceful and quiet enjoyment of the neighbors. Please be mindful of noise as York does have ordinances in place for noise (IMPORTANT). Violation of any of the policies, included in this document, may result in the cancellation of the booking and removal of guests.
Renter(s) and/or their guests shall not disturb, annoy or endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful purposes, or violate any law or ordinance, nor commit waste or nuisance on or about the premises.
Renter(s) is responsible for all damage or breakage and/or loss to the premises beyond normal wear and tear. You are responsible for reporting any damage, prior to checking out.
No more than the stated number of persons shall occupy the premises. If you intend to have guests during the day, there can only be the maximum number of people stated in your contract (including renter and daytime guests of renter). Overnight guests are not allowed unless approved and payment is made in advance.
Please follow the provided parking plan for vehicles.
No parties or events are allowed at the property due to local noise ordinances.
Please do not sit on or hang items off the railings of the property. Please do not lean over the railings.
Please do not access or walk on any of the roof areas.
No grilling or barbequing on any covered porch areas or enclosed areas. Please clean and cover the grill after use (salt water will quickly damage the grill). Be sure to turn gas off as well.
Due to winds, weather, and the close proximity of other homes, etc., please no fireworks.
Climbing on the Rocks is not permitted. Any accessing of the rocks/cliffs is at your own risk. Please use caution.
We kindly remind you that this is a no smoking property.
The fireplace is gas fueled and operated by a remote control mounted near the shelves in the Living Room. Fireplace glass doors must be opened during use. Fireplace shall not be used unless under direct supervision of Renter(s).
We ask that you please be mindful of energy conservation when using the Air Conditioning. If windows and doors will be left open, please turn off the AC during that time to avoid potentially freezing up the HVAC system.
Soiled dishes are to be placed in the dishwasher and run, or washed by hand if preferred, prior to departing. Please do not place wooden handled utensils in the dishwasher.
Please bring beach towels. We do not permit towels or linens to be taken from the house.
Before the first guest arrives, we go to great lengths to have our home and all of its contents, including the kitchen, organized and in working order. If the first guest of the season moves items around, and then the next guest, and so forth, by the time the final guest arrives, the house is upside down. If you need to relocate items, please put them back into place before leaving. Furniture should not be moved.
This property is directly on/near the ocean. Winds can be unpredictable so please always close, latch and lock doors when not in use. Windows should be closed fully when not in use to prevent possible water/moisture damage.
Security cameras and safety motion lighting are in use on the exterior of the property. There are no cameras in use in Tenant/Renter areas. The house is equipped with Moen Flo temperature and humidity sensors, as well as Nest temperature sensors for the thermostat. Please do not touch these devices as they must remain in working order. Thank you.
The Renter(s) agree to allow the owner, or their representative, upon notice, to enter and view the premises, both inside and outside, to (a) inspect the premises and to (b) make repairs thereto, if deemed necessary by the Owner or their representative. The areas marked for owner storage are labeled and not part of this rental. These areas include the lower level Basement storage areas and the kitchen storage closet.
If you should run out of propane during your stay, please let the Property Manager know so it can be replenished for you. We do leave a couple backup propane tanks in the garage, should you run out of propane. Please do let Paula know if you used one of these backup tanks.
Renter(s) will leave the premises in a clean and sanitary condition at all times, and upon exit.
Coastal storms can be unpredictable on the Maine coast. Should there be a high wind/rain storm event during your stay, please make sure all windows and doors are closed and locked to help avoid any possible water getting indoors. Homes are designed for water to come from above and shed off the house, however with some storms, depending on the winds, water can find its way inside. We simply ask that you keep an eye on this and if anything needs attention, just reach out to Paula. Itâs one of the downsides to being this close to the ocean, but still well worth it.
WINTER SEASON GUESTS- Cold temperatures and coastal winds can make it difficult for the houses to keep up with heating demands during extreme weather days. We recommend you set the heat, a couple degrees above your desired temperature and leave it set at that setting during your stay. We find that dropping the temperature when not home, overnight, etc., can take too long to catch up. Also, always be sure to close, latch and lock all doors and windows when not in use. Again, winter winds have an amazing ability to push doors open or bring snow/wind/rain indoors on the ocean. Additional space heaters are provided at the property, if desired.
Should snow occur, a hired crew will handle snow removal (Patton Grounds Care). In addition, a shovel has been left for your use, and ice buckets are provided. For any maintenance or snow needs, do feel free to reach out to Paula at 207-806-7845. Paula is happy to assist with any maintenance needs during your stay.
For any heating emergencies, please feel free to contact Estes Oil and Propane at 207-363-4172. They are available 24 hours.
Departure: Prior to departure (end of Rental), we ask that you please:
âą Fridge and Freezers shall be empty.
âą Soiled dishes should be placed (and run) in the dishwasher, or washed by hand if preferred, prior to departing. Please do not place wooden handled utensils in the dishwasher.
