This home has 5 bedrooms, 4 baths and can accommodate 15+ people. The home is located in the highly sought after area of Westlake Hills, 10 minutes from down town. The property sits on a 1 acre lot which is private, secluded and tranquil. Amazing open floor plan for entertaining, co-working, relaxing and just having fun with your group! You are going to love the indoor/outdoor experience this home will provide.

POOL AND SPA:
The large pool/spa is designed to serve as a cocktail pool or spa and it can comfortably be heated or cooled to accommodate your guests during your stay. There it can be controlled by an app on the house IPAD. The pool and/or spa can be heated to 104 degrees free of charge. The pool and spa are heated to 95 degrees year around unless its summer, then it is cooled to around 80 degrees.

The pool water temperature can be set to your preference before your arrival and it can be altered during your stay to serve people who wish to have a warm or cool pool. The pool has a heat pump and can be heated and/or cooled as requested. During the warmer months in Austin, the pool/spa can be cooled to a temperature which helps you best relax and beat the heat; this is a very nice amenity when needed.

The pool is also serviced by a gas heat pump which can be turned on during your stay. Simply inquire with the Host if you have any questions.

The pool can be set up with a volleyball net upon request.

*There is absolutely NO SMOKING allowed in the house. Smoking outside may take place only with all doors and windows closed, and cigarette butts must be disposed directly into the outside trash cans.

*If you're booking any time during SXSW, we have a zero cancellation policy. NO REFUNDS will be given after the booking is complete.

GUEST ACCESS - You'll have access to the whole home, except any excluded property named in your License Agreement.

INTERACTION WITH GUESTS - Your dedicated property manager is available to you from 9am-6pm 7 days a week and offers 24/7 urgent services. If you are in need of first responders, please call 911.

OTHER THINGS TO NOTE - Guest Information Form must be completed within 7 days of booking. If your booking is within 2 weeks of check in, the guest information form must be completed within 24 hours of receipt.

The property is located on a beautifully landscaped, 1 acre lot which is private and secluded for your enjoyment. This property is designed to produce a relaxing zen-like environment for your group.

HOTEL OCCUPANCY TAX - Due to the property's location, the Hotel Occupancy Tax is only 6% and not the normal 15%. This amounts to a 9% tax savings over other properties located in Austin which must charge 15%. On a nightly rental of 2K, this is a $180 savings per night.
