Welcome to Mountain Retreat Centrally located for easy access to adventures for the whole family. Snow summit is less than 1 mile from home. Surrounded by well-established pine trees, fully fenced yard. Walkable to restaurants. Split level home allows activities on each level!

The Space:

The Home- Large fenced corner lot. 1858 sq feet of updated rustic mountain escape. 3 bedrooms, 5 beds, 2 bath, with billiards room. Main level has wood style flooring. All bedrooms and game room are carpeted.



All bedrooms & bathrooms are located upstairs. All bedrooms have blinds.



Bedroom 1(primary bedroom, attached bath)- Includes a king bed, nightstands, love seat, closet with drawers, luggage rack, large smart tv. Access to primary bath.



Bedroom 2- Includes queen bed, side table, closet, and luggage rack.



Bedroom 3- Includes full sized bed, twin/twin bunk with twin trundle. Closet and luggage rack.



We provide shampoo, conditioner, body wash, cotton rounds, q tips, and floss picks. We do provide limited hand towels and wash cloths 6 bath towels are provided. (Not for lake use, please bring extra for lake.)



Bathroom 1(Primary bath)- Tiled shower and single vanity.

Bathroom 2- Shower/bath combo, Single vanity



Kitchen- Rustic and updated. Full-sized stainless-steel fridge, gas range, stove, microwave, and dishwasher to help you create wonderful meals. If you prefer take-out no worries! Fully stocked with utensils, dishware, and cookware.

A starter pack of paper towels and trash bags are provided. Along with dish soap, coffee grounds, and sugar. (Please note we do not provide Tupperware, tinfoil and plastic wrap are provided)



Coffee- 12 cup programable drip machine. We typically provide medium roast grounds and sugar. We like to use reusable filters.



Dining- Located in view of kitchen, bench seating at dining table. Additional seating for 4 at countertop in kitchen.



Living room- In view of kitchen & dining area. Large sofa, smart tv for all your streaming needs. Wood burning fireplace.



Fireplace- Natural wood burning fireplace. We do not provide wood. It can be purchased upon completing our virtual check-in form. Wood is delivered on check in day. Many of our local stores provide wood for purchase.



Game room/Billiards (lower level)- Pool table, electric fireplace, and large smart tv. Access to the back yard.



Laundry- Full sized HE washer and dryer. Located in a closet in the billiards room. Pods are provided.



Yard- Relax in the fully fenced large outdoor space! 6-person hot tub located on the deck. Dining table for 6. Access from the billiards room and kitchen area. 9 spa towels are provided, not for use at the lake.



Propane grill- We provide the propane tank. Tanks are swapped once a week. If it needs to be swapped before our scheduled time, please do so. We will reimburse with a photo of an itemized receipt. If you’d prefer to wait for us to swap it for you, just let us know. It will be added to our daily route.

Parking- Paved parking for 3 vehicles only. There is an incline, you may need AWD or 4x4 in winter months. (no garage access)



Pets- No animals are permitted on property at any time no exceptions. For service animals, be prepared with the proper information and let us know. Unfortunately due to many fake service animals we are requiring that service animals are ADA service animals.



Heating- Home is heated by central heating. Wood burning fireplace in living area. Electric fireplace in billiards room.



Cooling- Like many homes in Big Bear there is no AC. The main living area has a ceiling fan. Bedrooms have free standing fans available. In summer, open windows at night, close them in the morning to keep the cool air inside. Peak heat is usually 3p-6p.

Guest Access:

Guests have access to the entire home. The only places not accessible by guests is garage, some cabinets in upper hall, and one on main level.



Other Things to Note:

City of Big Bear Lake Good Neighbor Policy must be respected at all times. Please review the city rules. This is listed verbatim.



Do not exceed the occupancy limit (6 this includes children & infants)

Do not exceed the stated occupancy at any time during your stay. The maximum number of adult occupants may

be less than the total maximum occupancy.



NO PARTIES ALLOWED.



No parking in street or yard (3 vehicles only)

Parking is only permitted in the driveway, designated

parking spaces, and garage. This includes trailers. The

maximum number of vehicles permitted is on the exterior

sign.



No amplified music 24/7

Amplified music is not permitted to be heard beyond the

property line 24/7. Close your windows to avoid music

carrying beyond the property line.



Head inside at 10:00 p.m.

Noisy outdoor activities and spa use are prohibited from

10:00 p.m. – 7:00 a.m.



Take your furry friend with you.

Take your dog with you so they do not disturb

surrounding neighbors. You will find that Big Bear Lake

is very dog-friendly! (No pets allowed)





Unfortunately, a few of our guests refuse to

extend common courtesy and neighborly

behavior toward the guests and residents

around them. For those guests who have come

to party and disrupt the peace and tranquility

of the neighborhoods, there are costly and

severe consequences.



Fines

The minimum fine for violating the rules stated

previously is $500 per violation. A second

offense is $1000 per violation.



Eviction

Unruly guests who blatantly disregard the rules

and expectations will be evicted without a

refund. In addition, costly citations may be

issued to the reservation holder.

Interaction with Guests:

Per city regulations the person who books the home will need to sign the Good Neighbor Policy and agree to all the city rules prior to gaining access to the home. This person booking must be staying on property and verify with ID. No third-party bookings are allowed.



We will leave you to enjoy Big Bear, unless any issues arise. We are almost always available to contact. Please use the messaging option. These messages get sent to our whole team and are the fastest way to get a hold of us.
