Rustic and make sure you review location.
Stayed two weeks at Monte Rotondo in September 2022. The converted barn is lovely from the outside, with stunning views over the mountains. Castelnuovo is a nice town to visit with several good restaurants, though it's not safely walkable in the dark. The pool is large and the undercover patio has a table suitable for big parties. Due to our late arrival, we couldn't find a restaurant or shop open to get dinner, but owner Enrico went out of his way at 10:30 at night to find pizza and beer for us, he was also happy to wait for payment until we'd picked up Euros. Inside, the kitchen contains an enormous table, suitable for food preparation and seating for large groups. We enjoyed trips to Bargo and Sassi and there are many hikes with spectacular mountain views in the area. With its many positives, this property does have some drawbacks. Indoor décor is in need of attention, with damp patches on walls and the tile flooring is worn and mildewed in the bathrooms. Most bedrooms are much darker than the photos depict as windows face constant shade. The stairs are very steep and narrow. Be mindful due to the altitude it can can get cold in September bring some warm clothes. The pool pump broke and though a technician arrived promptly, he was unable to repair it which made the pool unusable for the second week. If you intend visiting Cinque Terre beware it is a 2 hour journey each way over difficult mountain roads. We relocated to Levanto for a couple of days to better see Portofino and Cinque Terre. On our return, the hot water wasn't working and a water pump constantly cycled on and off all night. Again, a technician arrived promptly but it was still a long night without hot water for showers etc. Families with young children may consider the steep stairs an issue. A long hard season had left the property in need of a spring clean and basic maintenance. The owners responded promptly to our issues which was helpful.

Rustic charm and stunning views
The property is typically Tuscan - stone built under a tiled roof - and features a double-height lounge on the first floor. The bedrooms are adequately sized and the showers functional, if quirky! The kitchen is quite dark and has an enormous slate-topped table, stone sink, modern hob/oven, dishwasher, washing machine, microwave and fridge. Most of the crockery is random 2s and 4s but fully functional. Outside there is a large covered eating area - with a second fridge, useful for beers! - looking out onto the unheated pool only a few metres away and then out across the amazing views to the Appenines beyond.

Fantastic House with a fantastic view
Great house to rent. Amazing views, outdoor eating space and great communal space inside. Big pool and lots of Garden. Really nice restaurant 5 minutes walk away. Enrico the owner does a great job of ensuring you have fantastic holiday. He cooked for us and arranged to take us out at the end of the holiday to show us some of his favourite places. He really made this trip special. Loads of places to see close by. I can heartily recommend.

A fantastic stay in the mountains
We booked last minute, on a whim, based purely on the photo of the pool with the view of the mountains. What a lucky find! We cannot reccomend it enough. The property and location were even better than the photos suggest. What an amazing way to relax, sat by the pool or floating on the water with such a view down the valley and across to stunning hills and mountains. Inside, the converted building is clean, bright with spacious ground floor kitchen/dining area and huge upstairs living area. However we spent all our waking hours outside by the pool or under shade at the huge outdoor table. It makes a great impression when all the little things you don't want to buy for a week away are supplied like washing liquid, dishwasher tablets, washing machine powder and lots of loo roll! Enrico, the charismatic owner, stealthly ensured the pool is clean each morning before woke and surprised us with little food gifts every so often. He was proud of his property and wanted guests to have the best time possible. Thank you for the welcome pack of food and drink as well. If it helps others booking, the house is about an hour and 15 minutes drive from Pisa airport via Lucca, which is 45 minjutes from the house. The road by the house couldn't be classed as busy, you'll hear the odd honking of Italian drivers at the blind bends but the area I would call quiet and restful. We booked a rental car via the link the owner provided after booking. The price was as good as the cheapest we could find elsewhere but via their link, additional drivers were much cheaper, so worked out well. We went early August, I was worried it would be too cool in the mountains but the weather was clear and very hot. The small town in the valley is 5 minutes drive away and pleasant enough. The little supermarket has almost everything you need and friendly staff to help hapless English tourists. Coffee and croissant breakfasts are cheap and good at various pavement cafes. We chose to eat out at various tiny medievel villages in the area rather than the town for more of an atmosphere. The owner leaves a good list of where to go. One exceptional place is just 4 minutes walk from the property. The pasta with wild boar and the hazelnut ice-cream are out of this world. Again, everyone in this area is very friendly to people who can't speak Italian. It's an area of very few tourists, which is a good thing. All in all - a great property and location.

Great place, location ambiance
Lovely place, nice people, the house was a little basic but its what we expected, fabulous location. Stairs were a bit difficult the property was not as "child friendly" as we'd hoped but we got around the problems. Overall we have a great holiday, thank you.

July 17 just returned
Had a great holiday at this villa. The owners were very good at communicating on our arrival.A car is essential as the walk back is too steep although you can taxi back for €15.The nearest restaurant which is quoted in other reviews is poor. One member of staff was very rude and made it obvious that she didn't like the British..The only critisism is that the garden furniture needs replacing as it's quite old now.Lucca is a delight,as is Barga with some good restaurants.Tritti is the best restaurant in Castelnuovo ,and the local supermarket is good. All in all a very relaxing holiday .

Absolutely stunning location and pool area, disappointed with the villa.
We had a wonderful holiday with family at Monte Rotondo, the location of the villa, and the surrounding area is absolutely beautiful. The pool and outside space is lovely, with nice comfy sun loungers, and the view takes your breath away. An umbrella for some shade would have been nice though. Upon arrival, the villa felt like it hadn't been stayed in for a while - although the bedding/towels were clean, the floors needed sweeping, there were dead flies on windowsills etc. The owner/ management company were very helpful and visited to see if everything was OK, and immediately fixed a problem with one of the toilets. Although a TV and hairdryer are listed as facilities at the villa, they were not there when we arrived, the owner did ensure these were provided a few days later (he let himself in while we were out and left the items for us - leaving the front door wide open when he left......)however, we did have to ask for these items even though they are listed as being provided. The villa itself is well equipped with a dishwasher, washing machine etc, however we found the villa to be quite basic inside. Although all the bedrooms are en suite the bathrooms can only be described as functional, the shower is just a drain in the floor and the water goes everywhere. The two downstairs bedrooms are quite dingy and smelled musty. The double room had nowhere to hang clothes up either. A lot of the furniture is very basic - in the room my daughter slept in, the bed had had the slats removed and a camp bed placed inside the frame! We just felt that for the cost of the villa, it could have been equipped to a better standard. Having said this, the lounge is a lovely room with a nice veranda. The town of Castelnuovo do Garfagnana is pretty with a few nice restaurants, however we were under the impression it is walkable from the villa, but it is a long walk down (and back up) a very steep hill to the town. We would have appreciated a bit more info about supermarkets and where to get provisions, the one in town had very random opening times! We did have a fab time though - having the pool was lovely and the area is stunning - Lucca is a must see.

Schade.
