Magnificent property obtained from a careful architectural restoration that has transformed an ancient farm from the late nineteenth century into an exclusive place of relaxation and well-being. The charm of the classic country house has remained unchanged and is revealed in the original texture of the terracotta tiles that pave the external courtyards and the internal floors, in the ochre yellow of the external façades alternating with the warm melange colors of the finely finished and carefully furnished interiors. The living areas, consisting of two large living rooms, one of which is equipped to serve as a meeting/conference room (available at extra cost), a professional kitchen and the bedrooms organized in separate suites with private bathrooms to guarantee autonomy for large groups, are all equipped with air conditioning and Wi-Fi connection, also extended to the beautiful garden. Located in a secluded and hilly position, in a border area between the Umbrian region and Tuscany, a few steps from Chiusi, in the heart of the Etruscan civilization, and from Castiglione del Lago, a beautiful village on the shores of Lake Trasimeno, Poderina dei Poggi is cloaked in brilliant nature: from the well-kept garden, an authentic terrace overlooking a green sea of vines, olive trees and cultivated fields, and from the pool, there is a deep view of the natural landscape that extends in front and that includes the hills of Val di Val di Chiana, in the area south of Siena, with its corollary of beautiful medieval villages, while to the south with a glance you cross the profiles of the neighboring Umbrian cities of Panicale, Paciano, Città della Pieve, Cetona up to the rugged slopes of Monte Amiata. A truly formidable environment where you can appreciate the relaxed atmosphere that surrounds this property, the perfect center of gravity just a few minutes from the main road junctions. The property consists of two structures: the main villa and an annex connected by a large courtyard paved with terracotta bricks. MAIN VILLA. It is spread over two floors that are not connected to each other internally but only by external stairs. On the ground floor there is the common area: entering from the main entrance you are greeted by the living room with seating area, fireplace, sofas, smart TV and bar corner, and then by the area with dining table. The fully equipped professional style kitchen and the area with the service bathrooms, one of which is suitable for the disabled, are well connected. The ground floor is completed by the laundry/ironing room and a bathroom with shower accessible from outside. From two sides of the ground floor there are two flights of stairs that lead to the upper floor, which houses two suites that are not connected to each other. In the first, there is a double bedroom and a bathroom with shower, while in the second, accessible through a beautiful panoramic terrace, there is a twin bedroom (with joinable beds) and a bathroom with shower. On the ground floor, the first two, accessible through a large furnished porch, lead to a double bedroom and a bathroom with shower (one of which is suitable for disabled people). The fenced park unfolds on a slightly hilly and super panoramic surface that immediately welcomes at the entrance a large covered area intended for parking for eight parking spaces. Continuing along a slightly downhill avenue, you reach a large courtyard paved with terracotta that develops between the main villa and the annex, where at the exit of each suite we find cool furnished porches and panoramic terraces ideal for socializing situations, but also, in the case of large groups, to guarantee moments of quiet relaxation. A few steps away, through a short ramp, you reach a shaded terrace suitable for outdoor dining and an area for children's play with 2 swings. The most private area of the property, although no less panoramic, is occupied by the wonderful pool and the tennis court.N.B.: Please note that the photo shoots are usually carried out in spring, so the colors and blooms of the gardens, lawns and parks may be different when you enter the villa.
Pool:
In an area of the park overlooking an open and panoramic landscape, the elegant and exclusive swimming pool is located, about 30 m from the houses and accessible along a paved path in the slightly downhill lawn. The tub, accessible through two metal ladders, is 7 x 15 m wide and has a constant depth of 1.40 m. The edge is made of stone and is covered with sand-colored mosaic tiles. All around there is the solarium, a large terracotta surface on which are arranged sun loungers, deckchairs and umbrellas. The pool area is partially fenced off by hedges and gates, and is equipped with a foot washer and cold water shower.
