Antico Casale - Holiday Country Villa with swimming pool in Cortona
One of the most charming Tuscany villas, lovely stone farmhouse situated in panoramic location offering splendid views over the Chiana Valley and over the ancient church S. Maria delle Grazie al Calcinaio. This charming villa is very close to the centre of Cortona, a beautiful small medieval Tuscan town whose origins date back to the Etruscan period. The villa has been recently restored but it still preserves many of its original details like the ancient terracotta-tiled floors and the beamed ceilings. The interiors are tastefully furnished mostly with some antique pieces offering a cosy atmosphere. The property, thanks to its spacious interiors and its large exteriors, guarantees a pleasure and safe stay. All the areas, including the swimming pool, are carefully sanitized and sterilized for the health and tranquility of guests.
Distances: Cortona with all kinds of shops 1 km (within walking distance for fit guests), Camucia 1 km, Arezzo about 30 km. Perugia and Siena are approx. 50 km away. At guestsâ disposal: terraced garden offering extensive views over the surrounding landscape and small stone swimming-pool (3,5 x 4 m - open from 15/04 to 15/10) provided with hydromassage jets and charming waterfall, barbecue. Laundry with washing-machine and iron. All of the bedrooms of the first floor are provided with air-conditioning. WI-FI internet connection available (free of charge). Parking within the grounds. Extra services: maid service available by arrangement (⏠15,- / per hour). Baby bed available on request.

Schöner Garten aber im Haus steckt noch Potential
Wir sind als 6 köpfige Familie angereist und wurden vom Vermieter auch sehr zeitnah empfangen. Wenn wir nicht italienisch könnten, wĂ€re die Kommunikation bestimmt etwas schwieriger gewesen. Uns wurde alles gezeigt und erklĂ€rt wie was funktioniert. Leider haben die Angaben zu dem Haus nicht ganz gestimmt, denn dieses Haus ist definitiv nicht fĂŒr 6 Personen, da die Schlafcouch auf nicht wirklich bequem war und diese auch schon in die Jahre gekommen ist. Einige Kleinigkeiten wie z,B. der WĂ€schestĂ€nder, welcher eigentlich nicht mehr gut war, könnte ersetzt werden und somit positiv auf den Gesamteindruck wirken. Das weitere Bett im unteren Bereich sah auf den Bildern schon etwas klein aus, was es auch in Wirklichkeit war, somit waren die NĂ€chte nicht unbedingt erholsam. Die Sauberkeit in diesem Haus könnte deutlich besser sein, es war schon etwas staubig und auch nicht wirklich geputzt und so haben wir erstmal die SpĂŒhlmaschine erstmal laufen lassen. Der Garten hat jedoch unsere Erwartungen erfĂŒllt und wir konnten schöne Stunden am Pool verbringen und Abends auch drauĂen grillen und Essen.
Great location in Tuscany! tight roads in and out of the property, must it has the most spectacular views around. 3 min. drive to Cortona.The villa is spacious and very accomodating. Just be sure to ask how to use the dishwasher and washing machine.
Villa Calcinaio was a beautiful place to spend our time while in Cortona. My goal was to get a slice of Tuscan life and this house gave me the opportunity to do just that. It was rustic but charming and updated ~20 years ago.
Enrico was very responsive and even came to our rescue when we had trouble locating the house on the dark and rainy night when we arrived.
I found the house stocked with all the basics and then some and I fell in love with the view of the beautiful dome from every window.
My only word of caution is that the small road to the house is very steep, unpaved, and has poor visibility from both entrances to the main road. It was doable in a compact car, but I felt better having a co-pilot to help me check for oncoming cars when exiting. Again, something that Italians may be used to, but not so much for many others.
Also, if being able to walk to town is what's drawing you to this space as it was for me, while it can be done, you are walking on very curvy and narrow roads, and even for someone in good shape, it is a heck of a steep incline. We chose to take the very short drive to the public parking lot up the hill and save our energy for the walks in Cortona.

You need to reconfigure furniture in living room so more people can sit. Ok for 2 people but not really inviting and comfortable. Don't need the dining table in that room or that huge hutch.
More wine glasses and bowls needed.
Update master bedroom mattress. Very uncomfortable.

Reason for the lower rating is the house is over 200 years old (remodeled). At night there are a lot of noises to keep you up. If you get spooked this isn't the property for you. We checked out early due to this night after night.
Nice house and a fantastic garden. Cortona is a great place. The house wasn't very clean and the Air-Con is available but doesn't really cool the bed rooms upstairs on hot summer days. It's too expensive for what it is.
Just on the slope nestled between Cortona city and the Calcinaio church, the location was perfect for us. We enjoyed the serenity of no one immediately around us while only being a very short drive from the city walls. (Admittedly, we could have walked, but driving was easier!) Taking day trips to various Tuscan cities and sights was wonderfully served by the central location.
We were 100% satisfied with this property. It is charming and well maintained, with a great lawn and small pool to cool off in. The driveway is a bit rustic, but the parking is easy and behind a security gate. The views of the adjacent Renaissance church and the Valdichiana are amazing. The hilltop town of Cortona is 5min away and full of good restaurants, shopping, and an interesting Etruscan museum. There is a full service Conad grocery store in the town of Camucia, 5min down the hill. Florence, Siena, and Montepulcianco are easy day trips.The ownerâs son, Enrico, met us at the house to check us in and spoke good English. Overall we were completely satisfied.
Soggiorno piacevole, affaccio eccezionale (meglio che nelle foto!), prato e piccola piscina con idromassaggio che fanno godere molto relax, abitazione dal fascino d'altri tempi ma attrezzata agli attuali, wi-fi e frigo cosĂŹ cosĂŹ, ma saranno migliorati, attenta e gentile collaborazione da parte dei proprietari. Certamente da consigliare.
A little noisy as close to the road. Close all shutters and it is fine. We had a problem with dogs barking all night. Got better towards the end of the week. No internet at all but on holiday so ok. Stteep walk to town but found escalator which helped . Can drive to escalator park car free so easy.

We had a wonderful stay in the villa. Close to sights in Booth Toscany and Umbria and in walking distance to lovely Cortona. The house is cosy and well equipped and the garden is lovely. We spent many days just relaxing in the garden. The surrounding mountains are perfect for biking.
3 Couples from Florida stayed for 6 nights. The villa was more rustic than I expected but it was fun to live as Cortonians... Enrico, one of the owners and caretakers was great. He helped us out several times. The seating areas are not the roomyish but it worked. My husband and I slept in 2 different little rooms downstairs but since one of us snores it worked well. The view and location are fabulous. Easy to visit many other towns. You need a car, no doubt. Sitting outside in the evening was great. Only the 2 rooms upstairs are air conditioned. This time of the year, early May, the downstairs was cool. I think it is pushing it for 3 couples but we are all good friends and it worked! Thank you Enrico! We had a wonderful time!
Beautiful Stone House Overlooking the Val de Chiana and the Chiesa Santa Maria della Grazia
We spent a winter week in this nicely renovated stone farm house on the hill side below Cortona. The house is in a unique and beautiful setting on a terrace overlooking the Val di Chiana. It has a good size well-equipped kitchen with a dining area and its own fireplace. There are two small living/dining areas adjacent to the kitchen. One living area with a second fireplace, nice to have in the winter. The large garden terrace includes a small spa/pool (shut down in the winter). The second floor has two good size bedrooms, with some nice antiques, and the second bathroom. The ground floor also has a very small bedroom and a full bathroom. The original restoration of the house was obviously carefully thought out and well constructed. The arrival is at the owners' family home at the bottom of the hill, and the arrival and check-in went very smoothly. Enrico was friendly, helpful and had any information you may need for your visit to the area. We had a couple of small issues with the house the first day, and Enrico responded immediately and easily remedied everything. Other than the house itself, the views over the Val di Chiana and immediately over the Chiesa Santa Maria della Grazie are spectacular. Wonderful to be outside and just enjoy the views and sunsets.

I can't rave enough about this villa! It is exactly what we were looking for- set in the Tuscan hills with access to the charming town of Cortona (which, incidentally, has a 1 star Michelin restaurant, 2 Bib gourmands, and a few other Michelin guide restaurants...a surprising number of quality places for such a small town!). The villa is spacious, the man who met us was VERY helpful, it's quiet at night, the lawn is much bigger than it looks from the pictures and the bathrooms were surprisingly easy to use for European bathrooms!
One note- it is fairly difficult to walk into Cortona from the villa. It's do-able but, you have to cross or walk down fairly busy roads. That said, it's only a 3-4 minute drive into town. And, this villa is so great, I didn't even care that I couldn't walk to town!
The property owner could not have been more gracious. The house and view of the church and the Valdichiana was beautiful. This place is a jewel in Tuscany.

Close to Strata so a lot of traffic noise during the day.
Like any villa in the country ants, spiders, centipedes and scorpions are present but with regular sweeping and mopping of floors along with spray/vapour plug ins they can be kept at a minimum.
Keep track of your electrical usage by reading meter every couple days as it can get very expensive ...up to âŹ18/day.
Would stay there again.
