The Space:
The Smithsonian Retreat is owned by Timberroot, a small, family business that specializes in creating rustic spaces that allow you to relax, recharge, and reconnect with nature.
This house is eccentric and absolutely remarkable, and the views are breathtaking! The red adobe style gives it the perfect desert feel, but the solid log beams, wood room and ceilings give it a warm and rustic feeling on the inside. With four bathrooms, four dedicated bedrooms, and one semi-bedroom with a pull-out sofa, you can bring a few families or just a large group of friends. And even though some of earth's most exotic geological features are a short drive away, you may not want to leave this memorable vista.
The house offers a massive gameroom, complete with pool table, shuffleboard, foosball, and air hockey. Attached to this space is a carpeted TV room complete with a pull-out sofa for extra bedding. But that's just the start of what makes this home an ideal western retreat.
Enjoy the well-lit private tennis court just above the house looking right at Smithsonian Butte which also has a two hoop basketball court. Enjoy the mesa top breezes from the covered front porch or patio area just outside the front entrance on our comfortable outdoor gathering furniture. Also, take the group or family out for a round of beach volleyball on the regulation size sand court.
We have made some significant enhancements this past year starting with the addition of a massive front Trex deck off the front porch. We just had Fiber Optic brought to the house for wifi speeds of over 100M up and down constantly covering the house with a (Hidden by Airbnb) Mesh wifi system. Stream your favorite Netflix shows or watch Live TV (50 Live Channels) with HULU. The kitchen has also seen some new additions such as a crock pot and blender.
But the location and the views may be the stand-out feature. From the front, you are looking at the south of Zion and the entrance to Zion Canyon, arguably the prettiest place on earth. Straight ahead is the majestic Smithsonian Butte, across a bit of ranch land and virtually unlimited federal land, dirt roads, campsites and trails. As the home sits on a rock mesa in the middle of the small community of Apple Valley, you can walk to any edge and see the valley and town below.
It's hard to imagine a more ideal hub for your exploration of southern Utah and northern Arizona, including a short jaunt to Zion National Park, and within 2 hours of the Grand Canyon, Lake Powell, Anetlope Canyon, Bryce Canyon and just a bit further to Capital Reef National Park. Jacob's lake, just above Grand Canyon's North Rim is under an hour away, while the exotic waves of Snow Canyon Park is roughly a thirty minute drive. Pine Valley, Brian Head, and Grand Staircase-Escalante National Monument are just east of Kanab, an easy hour's drive. Hurricane and St. George are your closest full-service towns. This house is a real western retreat, comfortable yet rustic, with panoramic views and a central location to natural wonders.

You will have the entire 2.5 acres, fenced and gated, to yourself during your stay. This includes the home, detached playroom, tennis courts, covered space and two car garage with a third detached garage for overflow. There is space to park a trailer, RV, or boat on the property as well.
Apple Valley is a small town, a nice, safe and quiet town, and town ordinance requires that outdoor activity be quieted to talking voices after 10 PM in respect for the town and neighbors. The location of the home on a Cul-de-sac atop the town also make the home unsuitable for large events.

Such a beautiful location! Perfect spot to head out to Zion or any of the other nearby parks. We were snowed in a couple of mornings, but didn't mind because there was plenty to do inside as well. The home was very well stocked and met the needs of our family perfectly! We enjoyed the mountain views during the day and the stars at night. Highly recommend!

This is a very funky house! Eclectic and artsy with interesting decor and different flooring in each room. Funky bathrooms in the masters were cool! Lots of doors and windows have been closed off to add on additional rooms and change the layout but done in a DIY way. Lots of light switches that don’t do anything so it was hard to figure out how to turn lights on especially in the dark. Stargazing was top notch due to location and no light pollution. We loved the game room but it could use some TLC and fixing up. Not sure what was going on with the little closet/room in the back but it was kind of creepy to our kids. The swinging hammock chairs were a selling point for our group but also need some fixing up. Extra needles for the ball pumps in the garage would be helpful so the court amenities could be enjoyed more. This location seemed perfect to visit the national parks and attractions we wanted to see but ended up being a lot of time on the road. We saw some very cool things along the way so we didn’t mind. We saw a tarantula on the back deck which was so cool! Loved playing board games out there watching the sunset with our whole group!

A family of 9 had a great time. The views we spectacular as well as sunrise and sun set. The place was clean and had everything to make your stay great. Take the dirt road to Zion National Park as it cut off time . It is hard surface dirt all way to paved section.

Property manager was very helpful with answering questions about check-in and payment processes. Incredible property for young families!
We had an incredible stay at the Smithsonian Retreat. We were traveling with various age ranges - from 1 year old to 85 - and the house fit us perfectly. The gated in turfed area was wonderful for the kids to play in and we spent a lot of time on the tennis courts. The house had a ton of space to fit our larger crew and was well stocked with everythig we could need - including hand soap, toilet paper, and coffee filters (which are often not provided). We stay at VRBO houses often and this one was by far the most equipped with essential consumable items. The house was also very centrally located for visits to Zion, Grand Canyon, Antelope Canyon and more. The views were incredible on top of the hill the house is located on, and the grounds were perfect for exploring. The house was perfect and we had no issues during our stay. Would have loved if the house supplied a pack n play or high chair, but they made up for it with the bag of Nerf guns in the closet and other various games to play.

Great property, some of the things on the property were falling apart, heaters in 2 bedrooms didn’t work well. They had some water leaking issues that got some of our backpacks soaked on an inside bench. I contacted the property and never heard back. Overall very clean and worked well with our family, game room and basketball court was awesome!

Perfect for our family
As our children walked in, I heard ooooohs and aaaaaaahs. The Southwest style was unique and very different from what we have in Minnesota. The sleeping accommodations were perfect for our family of 9. It was a great jumping off point for Zion Park, and was delightful to come back to. We had morning coffee on the deck, home cooked breakfast, and enjoyed the view and outside grounds. We wished we had been there longer.

Made the best of it!
Overall, we enjoyed our stay at this unique property. Unfortunately, the renovations being done were far from completed when we arrived. Instead of the 4 bedroom, 4 bath house we rented, we arrived to find a house with 1 master and 2 bunk bedrooms, 3 bathrooms, and an inaccessible garage. It was Christmas, and we had multiple family units traveling from TX and Arkansas, so we stayed and made the best of it. While there was plenty of space with the huge, separate game room, not having the Queen bedroom and its adjoining bath was a definite inconvenience. (My 87 year old mother ended up on a bunk bed!)This misrepresentation of the available property was an unacceptable lapse in communication, esp because I asked about it one week prior! Timberroot did refund 25% of the nightly room rate. (They also offered to send construction/cleaning crews the day after we arrived, but we declined as it would have been even more disruptive to our vacation.)We loved the property grounds and made use of the outdoor decks, patio swings, fire pit, and lighted tennis court. So much love and care has been put into this property and we appreciated that- and the beautiful surroundings. The kitchen is very well equipped with even a rice cooker and an air fryer! (Note, no dishwasher, but not a bother for us.)It was great to have a large dining table where everyone could eat together and large living room where we could all sit comfortably. Great property, obviously disappointed, refund helped.

Secluded gem
Very secluded house with great views and ample space for large groups. The house was very clean and had great amenities - both that were and weren't fully highlighted on the listing. For example, the tennis court is a 10sec walk from the house, and rackets + balls were provided, the kitchen was well stocked with essentials (oil, spices, salt), and the views of the surrounding southern utah buttes and landscape were stunning and visible directly from the porch of the property.
The location of the property was perfect for us. Getting to Zion is quite easy, and took us ~45mins in the morning. We also went to Snow canyon state park ~1hr, Red Canyon Slot (peekaboo kanab) ~1:10 and coral pink sand dunes state park ~40mins. The driving is stunning as you are surrounded by the beautiful landscapes that make the drives go by in a flash.
Our only complaints would be that some of the items in the game room were not in great condition (pinball is broken for example). Additionally the bathroom nearest to the entryway to the house was in need of some structural TLC (peeling wallpaper, soft spots in linoleum) and the toilet made a very loud and annoying whining sound for several minutes after being flushed - I would recommend that the property management company get a plumber out to fix this issue in particular.
Overall staying in this property was an amazing experience and I would highly recommend it for all manner of trips!
We had a great stay at this comfy house. It was a good location for trips to Zion and Bryce, plus some local attractions such as Sand Hollow State Park. The views from the house were great, everything was comfortable. We had everything we needed. We loved hanging out on the swings after a day of hiking and our teen boys enjoyed the tennis court once it cooled down in the evening.

A lovely hideaway
Overall I and my family were completely excited to stay at this property! The house itself was aesthetically unique and so comfortable. The views were outstanding, and we loved playing tennis everyday!! The only drawbacks would be that the landscape maintenance had been overlooked for a long time and high weeds were everywhere. The jacuzzi tub in the bathroom only had cold water, at least while we were there, so we couldn’t use it. These two things however, would not keep me from reserving the home in the future, it was delightful to stay there!

Zion Trip
This was a nice home base for our week stay. We were able to cover parks and tours in Nevada, Utah, and Arizona.
The house was a quiet retreat after long days of exploring. The private basketball/tennis court was an added bonus for our children. As well as the game room. Views are amazing!

The property is massive and the home was perfect! Plenty of room for large families! 4 bathrooms was perfect for getting ready in the morning.
The views are amazing… no matter what direction you look there’s something beautiful to see.
The toiletries and Kleenex in each bathroom is nice. No need to bring shampoo and conditioner.
The game room is a bonus! And the covered patio area with hammock swings was perfect to take in the sunset.

Amazing family vacation
This property was our base camp for a family vacation. We visited Zion (about a 45 min drive) & Bryce Canyon (about 2 hours away) which were amazing and phenomenal. We also scheduled a tour of the Peek-a-boo slot canyons near Kanab which was worth the 45 minute drive in a different direction. We had a large group of grandparents, parents, and children between the ages of 10-17. This house helped us spend time together. The outside table was a great place for lunch- and fit all of us comfortably. The grassy area out front was a favorite spot for morning coffee, and the kids lived in the game room when we weren’t at one of southern Utah’s amazing national parks. And the views from pretty much every spot of the house were jaw dropping at every time of day. The kids said one of their favorite moments was lying on the driveway looking up at the stars one night. This was the perfect spot for our multi-generational family vacation.

Loved the big patio table and cozy living room. Lots of space and property feels very private. Feels like a lived in vacation home, but also very clean and comfortable.
Following up on the “lived in” aspect, the railing on the back patio is not very secure, and one of the bathroom doors attached to a bedroom only locks with a single tiny hook that latches onto a hole in the drywall.
If these repairs were made, would book again!

We enjoyed our stay. The drive to Zion is easy and it was nice to have a grocery store right on the way. Nice to have a quiet place after the crowds in Zion. Kids had fun. Best part was breakfast on the patio and coffee in the loungers.
