“Just BCOZ” is tucked in a quiet cove with 6 other cabins behind Indian River Marina. Perfect summertime lakefront cabin or off-season location to access multiple ATV parks. Lakefront with no steps to 7 slip boat dock & covered swim platform. Private boat launch/vehicle/ATV/trailer parking on site. Convenient to I-75, shopping & restaurants. Pet friendly (see limitations below). Cabin is fully furnished and kitchen is fully equipped.

* Master bedroom: 1 queen
* 2nd bedroom: twin over full bunk bed with trundle
* Queen air mattress also provided for additional flexibility

HOUSE RULES:
1. Age of Guests - One adult age 24 or older must be listed on the rental agreement. Max 6 people.
2. Day Visitors are permitted, but are the responsibility of the listed guests. Only registered guests are permitted overnight.
3. Pets - 2 pets maximum permitted. Per HOA policy, no Dobermans, Rottweilers or Pit Bulls allowed. Pets must be leashed at all times. Please pick up after your pet. Pet fee is required.
4. Smoking is permitted outdoors only. Sand container provided on porch. Please dispose of smoking waste accordingly.
5. Children must be supervised by an adult at all times.
6. House linens are to be used indoors only. Please bring your own beach towels.
7. Septic System - please use only septic friendly toilet paper. Do not flush feminine hygiene products or other materials as this will cause the system to clog.
8. Coolers - Coolers must remain outdoor/on porch only.
9. Quiet Hours are Midnight - 8:00am.
10. Check Out - 10:00am
11. No open flames indoors and no fireworks on property. Open fires permitted in fire pit only.
12. Liability - Owners are not responsible for accidents, injury or illness that may occur. Homeowners are not responsible for lost or damaged valuables of the guests.

* As the cottage is located in a cove, it is impacted by the seasonal depth of Norris Lake. Water levels vary throughout the year, but typically, the boat launch is accessible from mid-April through Labor Day. Depending on the length of your boat, you may have difficulty launching if water levels are low. In such cases, Indian River Marina boat launch is less than 2 minutes away and has year-round depth for launching.

Loved our stay!

We loved everything about our stay. The owner was amazing to us, even when we accidentally set off the fire alarm. No fire! Just let a pan get a little smokey when warming up a dinner leftover. We loved exploring the lake, the fire pit and the charming area. To say the sunrise is beautiful is not doing it justice. It was very quiet and relaxing. The house is fully stocked for a family, kitchen has everything you could think of and we successfully made all our thanksgiving favorites. Our 17 year old who was reluctant to come to the mountain trip asked to return for her birthday! My grandmother and mother were born in the area so that definitely made me happy. We will be back!

Lake cottage

Beautiful views with very nice accommodations. The cottage was very nicely done and had all the amenities you need. It was great to be able to bring our dog. Owner was very easy to communicate with and friendly. Very quiet cove even with children and other dogs in the other cottages. Wonderful weather and super nice boat docks with ramps and no steps which was great for my husband who is having knee surgery soon. Had a a great stay and will be back.!

Great but not a usable boat ramp

The cabin and dock were great, but if you have a motorized boat you will need to use the neighboring marina, which is very close. The listing says the ramp is seasonally operable, but people who live at the property say that no one uses the ramp other than for kayaks. That being said, it is a good location. The cabin is surprisingly spacious and clean.

Peaceful and Quiet Cove with very clean house

The house is on the backside of Indian River Marina. It is a dead end cove with only 7 matching homes in the area. It was peaceful and beautiful. Easy enough to get to several marinas and big open water yet quiet enough for easing back in a cove. The house was bigger than it seemed in the listing. It was super clean and well stocked. Our host was great with communication. It was a great stay!

Nice lakeside cottage

7 great nights in a comfortable fully equipped lakeside cottage with a beautiful view. Great accommodations and boat dock next to Indian River Marina. The dock even had electricity to charge my boat batteries overnight. Good communication with host. Very simple check in and check out. Also, town is close by in case you forget something!

The house is in a great location it is fully stocked with everything you need. We had guests staying in the house beside us that were the sweetest an greeted us as we were walking in. We will definitely be coming back!

Great Cottage!

When renting at Norris, one of the most desirable things is a private dock. When I first looked at Beth's cottage I noticed it was semi-private and was nervous. No nerves needed! The dock, the house, the grounds, the parking, the garbage dump were all absolutely wonderful! The house was extremely clean and put together. It looked brand new. I loved having a large lot for trailer parking and the large garbage dump was very easy to get to and nice to have. For boaters looking to use the ramp, just know that it is very shallow. You'll need to back in further than you are use to. Can be done, but be mindful! If you can't do it, there are three more ramps headed back towards Indian River to launch at, so plenty of options!

Great Place.

Great place and awesome location with very nice dock. The boat ramp was not useable for us (needed lake up a couple of more feet to get our boats in) but overall the place was outstanding with good parking area for trucks / trailers.

Fall lake break

This property was very comfortable and we had everything we needed for the week. Love the space for our boat and being able to fish off the dock. Had a great time making smores with the kids in the huge firepit.
