Tastefully remodeled bungalow style 1-bedroom AIR-CONDITIONED condo at the popular Kiahuna Plantation, a 35-acre beachfront condo resort in the sunny South Shores area that evokes memories of Kauaiâs early sugar plantation lifestyle.
Enjoy a short walk through the lush tropical grounds to one of the island's best beaches, or stroll across the road to quaint restaurants, shops, or Starbucks. The condo features a large master bedroom with King size bed, and a Queen size sofa sleeper in the living room.
In Hawaiian âKiahunaâ means âSpecial Placeâ. The Kiahuna Plantation is indeed a special place that evokes memories of Old Hawaii during the early plantation days. The ONLY beachfront condominium resort in Poipu, its 35-acre grounds features expansive landscaped lawns with mature palm, banyan and plumeria trees. The lush tropical gardens include fragrant flowers, lily and koi ponds, a world-class orchid garden, a picturesque lagoon, and low-density bungalow-style vacation condos.
A short walk through the beautiful grounds or the historic Moir Gardens - directly below our condo - and you'll be right at the beach! The warm, turquoise water and crescent-shaped beach is protected by a reef. The white sand of our beach is great for lounging, and the blue crystal water is ideal for swimming, snorkeling, and surfing. The South Shores area of Kauai also includes several other great beaches within a few minutes' drive.
OUR KIAHUNA CONDO AMENITIES (Unit #326 / Bldg 39) Our condo has been tastefully remodeled. Upgrades include new kitchen cabinets, stainless appliances, granite counters, two flat screens TVs, modern furniture, and great lanai furniture. We also upgraded the bathroom to include a new vanity with granite top, and replaced the original tub with an attractive walk-in shower with slate tile and heavy glass doors.
While more than 50% of the condos at the Kiahuna Plantation are breeze cooled, ours is one of the minority that has A/C! The furnished 240 square foot lanai looks directly over the famous Moir Gardens. There's also a convenient double BBQ island right next to our building, so cook your dinner and walk down to the beach or enjoy dinner on the lanai. Our condo offers great privacy, free Wi-Fi, free parking, in-room safe, no resort fees, and is smoke-free.
KIAHUNA PLANTATION AMENITIES The Kiahuna Plantation features free parking, a convenient Laundromat, and beach-side activity center where you can get complimentary chairs, or rent snorkeling gear, boogie board and surfboards. However, the resort's greatest asset is its stunningly gorgeous grounds. Approaching the beach you'll encounter the "Great Lawn", which is an expansive grassy area with mature coconut trees swaying in the breeze. Take off your shoes and you'll think you're on carpeting!
OUR CONDOâS LOCATION IN THE COMPLEX Our condo is located in Bldg. 39 on the second floor (9 easy steps up) and overlooks the historic Moir Gardens from the lanai. With the beautiful gardens behind our building rather than buildings, the condo offers complete privacy. It is considered a 'Garden View Deluxe' unit, as it does not have a direct view of the ocean, but is closer to the beach than the 'Garden View' units. (It does have a small view of the ocean.) Take one of the myriads of paths leading through the grounds, and you'll be on the Great Lawn or the beach in 4 or 5 minutes!
The Poipu Shopping Village is an easy stroll across Poipu Road and features several restaurants including Keokiâs Paradise (our favorite!) that features an open-air setting with a lagoon, tiki torches and indoor water features! The village also features a number of casual eateries such as Puka Dog, Island Taco, Poipu Rock N' Roll Sushi, Papalini Gelato, and more. You'll also find a Starbucks, a small grocery store, and many shops for gifts, art, travel, and clothing.

WHAT'S THE BEST THING ABOUT THIS CONDO? Value! We offer great rates, but our condo is far from a basic condo. It has been tastefully remodeled and is one of a minority of Kiahuna Plantation condos with A/C. It's also a short walk to the beach; and Starbucks, shops, and restaurants at the nearby Poipu Shopping Village. Our condo also provides privacy and amazing views of the Moir Gardens with a distant view of the ocean.
DOES IT HAVE A VIEW OF THE OCEAN? No. Actually, it has a partial view of the ocean and it's close enough to hear the surf in the evening. It has amazing views of the famous Moir Gardens directly below the lanai.
HOW FAR IS IT TO THE BEACH? Access to the Kiahuna beach is a pleasant 4-to-5-minute walk through the beautiful grounds. The grounds are so expansive (35 acres) that you may be tempted to try a different path each time!
DOES THE CONDO HAVE AIR CONDITIONING? Yes, our condo is one of a minority of Kiahuna condos with A/C!
ARE WE REQUIRED TO PAY EXTRA HOUSEKEEPING FEES AT CHECK-IN? No. The cleaning fee is already paid at the time you book the condo online and includes services based on your length of stay. Even so, you can order extra housekeeping services when you check in with Outrigger Resorts or at any time during your stay.
DOES THE CONDO INCLUDE USE OF THE POOL & FITNESS CENTER? Yes. All Kiahuna Plantation condos include free membership for our guests at the Poipu Beach Athletic Center (PBAC) across the street. Reference www.PoipuClub.com for details.
MY RETURN FLIGHT LEAVES LATE. CAN I GET A LATE CHECK-OUT? Housekeeping needs time to clean the condo for the next guests, so a late check-out is not possible if new guests are checking in the day you leave. However, we have a great solution! The Poipu Athletic Center across the street offers a Departure Pass for $50 for 2 persons + $10 per extra person. Enjoy your last day by leaving your bags with them until they close. Enjoy the pool or any activities around the island during the day, returning later to shower and clean up prior to your flight home.
WHAT FLOOR IS THE CONDO ON? Our condo is on the second floor of Building 39. However, since the first floor is below the parking level, there are only 9 steps to climb!
HOW MANY PEOPLE CAN THE CONDO ACCOMMODATE? Fire code limits occupancy to 4 persons, adults or children. However, for the comfort of my guests, I restrict it to a maximum of 2 adults and 2 children. The condo is ideally suited for a couple since there's a King size bed in the bedroom. However, the living room has a Queen size pullout sofa-sleeper that works great for kids.
DO YOU OFFER DISCOUNTS FOR LONGER STAYS? Sometimes for stays longer than 2 weeks depending on the season. Please contact me.
WILL YOU OFFER A DISCOUNT FOR LAST MINUTE RESERVATIONS? Sometimes, if we have open days that risk not getting booked. However, as the check-in date nears, I generally proactively discount the rates, so the discount may already be in place, and a further discount may not be possible.
CAN YOU HEAR ROAD NOISE FROM THE CONDO? About 25% of the buildings that house the condos are located at the back of the resort along Poipu Road, including ours. Closing the shutters helps drown the noise out somewhat, as does the A/C fan. You can hear cars out on the road but (in my opinion) it's not overly bothersome. With that being said, if you're a very light sleeper you may want to consider a condo closer to the beach. However, they are typically priced quite a bit higher.
WE HEAR THAT THESE CONDOS ARE OLD. HAS YOURS BEEN UPDATED? Entering some of these condos is like going through a time warp to 1980, as some are still near original! Ours has been extensively remodeled.
WHY DO THE RATES KEEP GOING UP? The rates have been going up exclusively due to the fact that our costs keep going up. The most egregious of these increases is the property taxes for 2023/2024, which just went up 42% on this condo over the previous year! The property taxes for 2025/2026 just went up another $1000! The association dues, utilities, the leasehold rate, maintenance rates, and insurance rates have also been on the rise.
WHATâS UP WITH ALL THE âLODGING TAXESâ? Hawaii has the highest lodging taxes in the country â and theyâve gone up in recent years even higher! There are three separate taxes that visitors to Kauai must pay. First, the state charges Transient Accommodation Taxes (TAT) of 11% as well as 4.712% General Excise Tax (GET), which is a sales tax on all products and services. The county of Kauai also charges its own 3% Transient Accommodation Tax (KTAT). While taxes are a necessary issue, Hawaii seems to rely heavily on tax revenue. The high taxes are also meant to help address the issue of âover-tourismâ on Hawaii.
We will definitely be back to this condo. Have been staying at Kiahuna Plantation for years. We loved this condo so much. Well stocked kitchen, privacy, great air conditioning, 2 TVs!. It was an amazing stay. Close to everything.

The beach view is limited which is clearly stated in the description, we still had a beautiful view of the garden and it's a quick walk to the beach.

The condo was just as described, with plenty of room for two to stay, a comfortable bed, a kitchen with coffee maker, microwave and toaster so we could breakfast in, and a nice balcony with a view over the gardens to the ocean. It was also nice to have lounging chairs as well as a dining table and chairs on the balcony, as the weather was almost always perfect to enjoy there. A/C was welcome though at the end of the days as well. The beach is a short walk from the condo, and the beach shack with towels and beach chairs was convenient.We also appreciated the dvd collection, relevant to Kauai, and enjoyed watching "The Descendants" one evening!Restaurants are available just across the road at the shopping/entertainment center, and we were able to find vegan and vegetarian options at several.We also used the fitness center and pool area across the street several times, which was a very nice amenity. And used the laundromat on grounds one morning. We recommend a stay here!
The communication with our hosts was wonderful. The landscaping and beauty of the surroundings was top notch. However our particular building was right next to the road which was extremely noisy and as far from the beach as one could be in this complex. It also was right next to the area where the landscape folks dropped off their cuttings. We were constantly inundated with road noise, machinery noise and blowers. Sitting on the lanai was not fun for these reasons. Iâm afraid for these reasons we would not rebook. The bed was very soft, covered with an egg crate type pad. Might be time to consider replacing?The beach area and sunsets were lovely.
Itâs a nice quiet unit, overlooking the gardens - so if you want privacy itâs a good location. Just a 5 min walk to the beach. Itâs got a very good size balcony, enough room to lounge in loungers, and a dinner table, so you can live outside (and have privacy with a garden view)The kitchen is nice, but bring your own spices as it basically has just salt and pepper (old tired spices for cooking a turkey dinner maybe ? Are there). Needs some upgraded frying pansâŠ..but has everything else to cook most meals (good electric stove with bells and whistles) Overall a nice roomy condo, a luxury was how we received housekeeping!
Rick was an incredible host who provided tips, advice, and excursion suggestions that allowed us to feel well-informed and prepared to take full advantage of every day during our stay. The property is beautiful and full of greenery, which means landscaping is constantly occurring to maintain the grounds. During our stay, two large trees were removed next to the condo and this contributed a lot of noise and prevented us from parking at the condo due to the machinery. A lot of work goes into maintaining the property, and it's possible your parking and access to the condo is interrupted. Despite this, we would absolutely book with Rick again! The staff were friendly and helpful, the condo was spotless with A/C already running, and there are numerous restaurants, local markets, and activities a short drive from the condo which allowed us to fit in a ton of activities in one day! You will have a wonderful time here!
This condo is the ideal place to stay with kids while on Kauai. The flat is spacious and well equipped, the gardens are beautiful, the ocean is a short walk away, the Poipu Athletic Club with its toddler-friendly pool (that you can use free of charge) is close by, clean and extremely convenient. Since the island isn't too large, you can access all parts of it with reasonable drives.After looking at all available options for accommodation on Kauai, we feel that this condo was the best deal available and would definitely stay here again.A bit of heads up: the bed is on the very soft side, and you can hear the traffic in the bedroom, but neither is too bothersome.
The location was perfect for our trip and the property was beautiful. There were a ton of great restaurants nearby and never felt overcrowded. We loved having a beach within walking distance.
We enjoyed the condo and Kiahuna Resort. The condo had all of the amenities to cook, make coffee and make meals if desired. The gardens out back were fun to stroll to and it was less than a 5 minute walk to the beach. The grounds were well maintained and clean. We enjoyed the beach for watching the sunset and the close proximity to shopping in Koloa. This is a great condo to stay at while exploring the south and west shores of Kauai. Would definitely recommend it! Thank you for a great trip!
Our family of four very much enjoyed our stay in this unit. It had a beautiful view looking over lush green gardens. The unit was clean and updated. It was a great experience all around
Everything is as described. We had a great time. We have been to Hawaii over ten times and we have stayed on all four major islands.The people of Hawaii (especially Kauai) are always welcoming, warm and friendly.The unit was close to pretty much everything. Nice folks working at the place made sure it always matched the descrption of the property as listed. We would normally not hesitate to return, but sadly we will not be visting the the USA for at least four years. . in is was
Pretty nice condo but a few things would make it excellent
We stayed for a week at the Kiahuna Plantation and loved the area, condo grounds and beach!The condo is next to the main road so if windows are open it can be a bit noisy during the day. At night we closed the windows and ran the ac and fans and werenât disturbed.The lanai and garden off the lanai are fabulous! So quiet and private- our favorite part!Condo is ok but a few upgrades would make it great!The floor needs replacing as the laminate is bubbling at the seams and has shifted, exposing gaps, in places and doesnât look great.Kitchen is stocked with only the very basics- and itâs all low quality. The 2 tiny skillets were unusable as the nonstick coating was so scratched and marred they were unsafe to use. They need to be replaced immediately!! I ended up buying a skillet and donating it when we left so I could cook eggs/stir-fry veggies.Toilet seemed to have a small leak and would run from time to time.Half the dresser drawers in the bedroom are broken and fall out if you pull them out a few inches.Bed was ok, but very bouncy, so if you have a restless partner, like I do, youâre in for a wild ride at night.All in all we did ok there, but a few upgrades would elevate it immensely. Nicer, quality kitchen utensils and cookware, including a citrus squeezer, knives, and food storage containers would be awesome.Also, the condo lacked a cooler for day trips, which most condos provide at this point. There were nice new Tommy Bahama beach chairs however!
The condo was nicely furnished, and nicely equipped. We elected to cook several days and the outdoor grill and indoor utensils made cooking easy. I would recommend this unit to anyone. It was a short walk to shops and our favorite restaurant Keokiâs Paradise
This is a very lovely condominium, and the grounds were very impressive with wonderful landscaping, very convenient to shops and the beach and to local beaches. It was a very well equipped kitchen for those who cook which we really appreciated there are stairs that you have to bring your luggage up for those that need something without stairs overall a wonderful experience
We loved everything about this placeâbeautifully decorated, comfortable, quiet, short walk to a little private beach. The Kiahuna Plantation has all the great amenities you find in resorts with all the privacy you need. Plus it is perfectly located. Easy drive to the Waimea Canyon or the Wailua River. And there is so much to do around there! We stayed 10 days but could easily have extended our stay. I would highly recommend and can't wait to go back. And last but not least, Rick is a wonderful host! He sent some recommendations for some activities and was always available for any questions. Thank You for making my birthday trip memorable :)
