On arrival the parking area was full of litter . On entry to a big house I checked in which was fine . Made my way up 3 steep set of stairs to a small attic room . Supposed to be a delux single room . Nothing delux about it bar it had an ensuite shower and toilet which had turning space only . Very small , no use for larger people . Other rooms are shared toilets . Dirty carpets on the stairs as it is a free gravel carpark which needs work done , as in tarred. Single metal frame bed ok but not suitable for a hotel bed . The room was very small and needed a proper clean . Dust and hairs at boxing in at the side of the bed. Sheets need boil clean as had marks on them . Only booked 2 nights as I was working Nightshift . This is only a room in a big house that calls itself a hotel which it is not. It has potential but the owners need to spend money on it . Not for me I am afraid so I won’t be back .

It was good enough as long as you don't want breakfast as they had the area too do it but didn't, so if you're just after a room only its not bad, i would recommend going with an ensuit bathroom though as the shared facilities wasn't up to standard but mine was clean and had what i needed for an overnight stay
Well, outside was a building site! You can tell it was once quite swish! The old gardens are lovely.
The outside of the building has recently been refurbished as has the floor in the entrance hall. After that everything needs attention. I'm guessing it's " work in progress?"
The receptionist was very polite and showed us to our room up in the top floor. The view over Leeds was amazing.
The bed was comfortable and clean.

Interesting older building reminded us of college fraternity or sorority house

Outside of the hotel is very scruffy with litter dumped in car park and the outside seating area has broken paving. Whilst this a budget hotel and I didn’t have high expectations, first impression was poor. Receptionist very pleasant and helpful when TV not working. The hotel signage is hidden by the bush the way we came so missed the turning in. Kurb appeal was shocking. Broken swing chair in what's meant to be a garden. Rubbish everywhere. Broken and missing patio stones. Carpets all round the property were dirty and unsafe. On our floor they were different shades of grey, not matching or tacked down properly. Stairway going up to our room were dirty, handrails and wall edging Long black hair in our bed. Disgusting. Checking out. See clean towels and sheets on floor for next guests.
Not worth the price. Stayed in better places cheaper and breakfast is included. Having used one of the toilets when we arrived the pullie in there is dirty to a point. Needs washing. Signage inside the place that meant to be a 'hotel' is paper stuck on the walls, umm ok. Room was lovely but few things broken, caps missing and roasting hot, yet radiator wasn't on ever. Sharp edged bedside table inches away from the bed. One cup to share. We had to ask for another.
Massive fixing and finishing job day needed for this to ever be a good place to stay.

We then got shown to our room. Theroom was somewhat clean but msrks everywhere, and cold.
We asked for the heating to be turned kn while we attended a funeral when we returned a few hours later the room was freezing cold.
We asked for the heating again or extra blankets. The room remained freezing to the point we moved the matress near the radiator.
The price is cheap, but this is the worst hotel I have ever stayed in. The bed sheets were unclean and had hair on them. A coffee sachet had been opened and left in the bowl, and the toilet smelled bad. Additionally, their terms and conditions require photocopying your ID and credit card, which I have never encountered before. I will never stay at this hotel again—I personally don’t think this place should even be considered a hotel.
Have filled what was requested, but missed out the entrance was horrible, lots of rubbish around the car park, and so many cigarette butts everywhere , even rammed in a whole at the top of handle ( do have photos) and the room and bathroom housekeeping poor , plus broken drawer, night manager was helpful and got fresh bedding/ quilt were both disgusting and not clean, and food marks on the carpets raised so the room I do not believe had been cleaned ! Tiles and flooring also need a good clean.
scruffy, overgrown exterior. old construction materials left in the car park, random furniture dumped outside. horrible, tacky white and grey dated interior. carpet coming up in the corridor which is easy to trip on. hairs and yellow stains on the bed, no heating or hot water in the morning it was freezing.

Friendly but basic
Friendly staff. Bed not ideal and right next to a radiator which was a health and safety issue. Duvet was barely large enough to cover and pillows very thin. The shower was small but nicely done. The extractor fan was dirty and towels were clean but stained. The aerial cable for the tv was broken.
