Villa Fornace is located among the green hills of Lisciano Niccone, a small Umbrian village on the border with Tuscany.

Surrounded by a well-maintained, fenced garden with lawn, the property features several dining tables — which can be joined together when needed to create a large table for up to 24 guests — complete with parasols and a wood-fired oven, ideal for enjoying pleasant outdoor meals immersed in nature.

Among the outdoor spaces you will also find a splendid pool (6 x 12 m, depth 1.50 m), open from the end of May to the end of September, and equipped with sun loungers and an external shower.

Lastly there is a private parking with 4 covered and 6 uncovered parking spaces.

Internal Description

The entire property is made up of the main building and a nearby annex, and can accommodate up to 24 people, with the possibility of reaching a maximum of 28 people at an extra cost (30.00€ per additional guest per day). The villa has 14 bedrooms (11 double beds, 3 single beds and 2 bunk beds) and 13 bathrooms (10 with shower and 3 with bathtub). Moreover at guests' disposal a gym (free of charge) and a spa (with a fee).

The villa is provided with Internet Wifi. All windows have mosquito nets. 3 cots and 3 high chairs are available free of charge upon request. Pets are allowed upon request.

Main building: The main building spreads over 2 levels (ground floor and first floor), houses 12 bedrooms and 10 bathrooms, and is divided into 5 independent apartments with private entrances. Each apartment has a living area with dining table, kitchen and tv. All bedrooms are equipped with a fan.

Dependance: The dependance is set on one single level (on the ground floor) and consists of 2 large double bedrooms, each with air conditioning, minibar and private bathroom with shower.

Gym: The gym is always open, and can only be used free of charge by adults.

Spa: The spa can be used at an extra cost from 2:00 pm to 6:30 pm. It consists of a sauna, hot tub, emotional shower and a bathroom with shower.

Prices and conditions

Included in the price: Utilities (water, gas, electricity except heating); Internet Wifi; house, garden and pool maintenance.

Excluded from the price: Final cleaning (350.00€); breakfast on request (8.00€ per day per person); heating upon consumption during the winter months; extra cleaning (20.00€ per hour); extra linen change (20.00€ per bed); use of the spa (100.00€ per hour, usable from 2.00 pm to 6.30 pm); wedding fee (2.500,00€); extra guest (30,00€ per person per day - maximum 4 people). Tourist tax if required (the amount usually varies, depending on location, from 0.50€ to 4.00€ per person per night for a maximum of seven nights, excluding minors, and will be paid upon arrival).

Security deposit: Customers are required to pay 500.00€ security deposit upon arrival (cash), which will be returned at the end of the stay upon any damages.
