Standing between woods and hills is the charming Casa Ciculino, perfectly inserted in this splendid countryside. We are on the border between Umbria and Tuscany, in Monteleone d’Orvieto, a few kilometres from Città della Pieve and Chiusi. Far from the hustle and bustle of city life and surrounded by vineyards, this is the right place to find peace and tranquillity and to spend an unforgettable holiday in full relaxation. The recurring colour of this villa is antique pink which provides an added warm and welcoming atmosphere. The ground floor is completely dedicated to a living area with dining room with fireplace, kitchen and guest bathroom. The first and second floors are composed of living area, three bedrooms and two bathrooms. Casa Ciculino has been finely renovated with care and passion, with parquet and terracotta for the floors and splendid hand-painted floral decorations on many of the ceilings, in short, a high-class residence which, at the same time, has a rustic touch that confers on the house the typical charm of Umbrian and Tuscan farmhouses. All the bedrooms are air conditioned and equipped with wifi connection that extends throughout the house. Going out through a French window, in the gazebo equipped for outdoor dining, the external extension of this splendid outdoor area continues with various spots shaded by the tall trees that surround the property. The beautiful swimming pool for exclusive use is located on a slightly higher terrace than the house in a very secluded area of the garden. Casa Ciculino is only 2 km from Monteleone d'Orvieto, a pretty medieval town located in a very particular territory as it is located along the border of three regions: Lazio, Umbria and Tuscany. The fact of being, in a certain sense, in a “borderland” can be seen from the architecture of its buildings and from the rolling hills that design a landscape very similar to those of the Tuscan province. Just a short distance from the Autostrada del Sole, the house stands in a privileged geographical position that allows one to easily reach towns in the Val di Chiana such as Montepulciano, Cetona or Chianciano Terme, the borghi of the nearby Val d'Orcia, such as Montalcino, Pienza, San Quirico, Castiglione or Bagno Vignoni and those of Umbria. NB: Within the property, in the second wing of the villa, a couple resides at times, very discreet and kind people who will absolutely not interfere with the privacy of the guests. They do not have access to either the swimming pool or the part of the garden towards the outdoor dining area.

Interior:
VILLA: Casa Ciculino has three floors. The main entrance door of the property opens on the ground floor with the dining room, the fully-equipped kitchen and a guest bathroom. Two French windows give direct access to the outside, one to the outdoor dining area and the other to a small portico. From the dining room, a brick staircase leads up to the first floor, directly to the living room with sofa, armchairs and ornamental fireplace. This floor is completed by a double bedroom and a twin bedroom which share a bathroom with shower and tub. From the living room another staircase leads up to the second floor, with a slightly slanting ceiling, with a double bedroom with ensuite bathroom with shower. All the bedrooms have air conditioning. ANNEX: A few meters from the swimming pool is the annex which houses a lovely living room with kitchenette and fireplace, a double bedroom with air conditioning and an en-suite bathroom with shower. The fireplaces in the Villa are ornamental, the fireplace in the Annex is functional.

Park:
The 3000 sqm of the completely fenced-in park of Casa Ciculino are characterised by large areas of lawn and tall trees that surround the house and the pool, interrupted here and there by fragrant and colourful flowers, with cosy areas set up for relaxing outdoors: besides the gazebo next to the dining room organised for alfresco meals, equipped with a mobile barbecue, there are various shady spots set up with tables and benches. The small portico near the main entrance is perfect for sitting and enjoying a good glass of wine together while admiring the surrounding countryside and hills. In the evening, external lights in various strategic spots render the garden even more fascinating, both around the pool and in the rest of the property, in short, the ideal place for convivial dining while admiring enchanting sunsets. There is an uncovered parking area, with space for three cars, between the gate and the villa.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:
The splendid swimming pool, for exclusive use, overlooking the typical landscape of the Umbrian and Tuscan countryside, is about 25 m from the house. The rectangular pool, measuring 5 x10 m with a constant depth of 1.35 m, has Roman steps in one corner for access to the water. Lined in grey/light blue PVC, giving the water a fantastic emerald green colour, it has chlorine purification and both internal and external lighting. Around the pool a stone-paved border, 1.5 m wide, is equipped with umbrellas, sunbeds, deck chairs and a solar shower. The pool is available to guests from the last Saturday in April until the first Saturday in October.

Pets: Yes. € 50,00 per animal per week to be paid on site.
