Villa Montevizzano is a comfortable private villa for 5 people, strategically situated midway between San Gimignano and Pisa. From your private pool you will enjoy unparalleled views and when you feel to be more active, you can try one of the many wineries, restaurants and day trip destinations within easy reach: Pisa, Lucca, Florence, the Tuscan coast and the Cinque Terre is a breeze from this stylish villa.
The ancient village of Palaia, was the social and political hub of the country during the Middle Ages. Nowadays it is a quaint village that you may reach on foot in about 15 minutes from your villa or less than 5 minutes by car. Here you will find at least three good restaurants, a bar, a grocer and it is also a starting point for scenic excursions of great beauty.
Villa Montevizzano's well tended grounds appeal to those of any age. An outdoor dining area by the pool and a built-in barbecue are ideal for outdoor dining under the stars. To the rear of the villa, by the kitchen door, a smaller and covered outdoor dining area providing the best spot for breakfast.
The property is fenced in and well designed to enjoy utter privacy. The nearby residential properties are not on site from the main outdoor area which instead enjoy extensive views over a verdant countryside as far as the Apuan Alps. The land surrounding the property is cultivated with olive and fruit trees providing delicious cherries that are found on sale at the end of May on the stalls of many shops and local markets in the area. La Valdera in Tuscany is a place bursting with flavour and culinary tradition: from the esteemed world-famous truffle to the cured meats, wine, extravirgin olive oil to the liquor and much more!
By car, the entrance to the Firenze-Pisa-Livorno freeway in Pontedera is reached in 20 minutes. The wide sandy beaches, sea promenade in Viareggio or the vip resort of Forte dei Marmi, together with the walled city of Lucca are reached in 50 minutes: Pisa's leaning tower, San Miniato or San Gimignano and Volterra: 30; Florence parking area Villa Costanza: less than 1 hour; the Cinque Terre: less than 2 hours; Lesser known but must-see villages in the area: Peccioli, Casciana Terme, Lajatico just to name a few, are within 20 minutes drive. Lots to see.

Die Villa ist bei der Ankunft an einer Stelle schon von weitem zu sehen - und man glaubt gar nicht, dass es wirklich das gebuchte Haus ist. Echt beeindruckend!
Kommunikation mit Giordano und Serena waren ausgesprochen freundlich und unproblematisch! Ein zusĂ€tzlicher Extrawunsch wurde unkompliziert und schnell erfĂŒllt!

Had a lovely stay in June 2023, lovely house very spacious for the four of us. Pool is quit big so great for having a swim. Close to Palaia but would need a car, village is lovely with narrow streets and clocktower, a few good restaurants, reasonable priced. With a car easy to travel around Touscan as about an hour north to Pisa and Florence and an hour south to Siena with plenty in between.
Wir waren bereits 2019 in Palaia. Daher kannten wir die Gegend und auch das Haus.
Dann kam Corona und selbst wenn wir hĂ€tten fahren können, hĂ€tte es auf Grund der vielen unsinnigen EinschrĂ€nkungen kein SpaĂ gemacht. So haben wir nach den drei Jahren wieder alles so wunderbar vorgefunden wie im Jahr 2019. Auch unsere Stammlokale haben die EinschrĂ€nkungen der letzten drei Jahre ĂŒberstanden und wir haben uns wieder sehr wohl gefĂŒhlt. Danke Giordano und Serena fĂŒr die Gastfreundschaft. The villa is clean, has everything you need in an amazing setting. We sat and watched the sunset most nights. The pool is large and cleaned every day. It is within an hours drive of everywhere you would want to visit and only 35 mins to Pisa Airport. The owner is accommodating and friendly, bringing us fresh peaches. I would highly recommend this villa.
Villa Montevizzano is a lovely place to stay. The house is large, well-equipped and furnished with style. Only the shower hoses need to be exchanged.
The 270 degree free view from the terrace over the hills is absolutely fantastic and relaxing.
Giordano the owner is a very friendly and polite man and Serena who assists him is open for all questions in advance.
They provide you with an digital booklet of tours and restaurants to the surrounding.
The pool is larger than some hotel pools and is taken care of every day.
We look forward to returning to Villa Montevizzano in the future.
360 view from your own Tuscan Hill - tranquility and beauty
We enjoyed our stay in Palaia in this beautiful home. The location is fantastic, on the end of a road, on your own little hill with a 360 view of the Tuscan hills and Pisan Mountains in the far. The pool is very well kept (spic span clean, every morning) and rather large. Sunning area with beds is very spacious. Practical house with 2 bathrooms. The owner is super friendly, check in and communication was excellent, also the service during the stay was perfect. Palaia, Montofoscoli, Colleoli, all very sympathic little mountain villages. There are trails for hiking in the mountains (make sure you have patience finding them, and mosquito repellent with you) that take you through local olive orchards and vineyards, Beautiful. Make sure you visit Bacciomeo restaurant in Palaia in a fantastic old villa - excellent kitchen (good value for money) and the local pizzeria has perfect pizza's as well.
We had the best stay here, the pictures donât do it justice for how amazing it is! Magical views. Serena & Cinzia both extremely helpful! Some of the negative reviews made me worried what to expect but they werenât true/have been adjusted. So sad to leave- we will be back!
Very enjoyable stay, superb pool cleaned every morning. Very helpful file of local information, places to visit, eat, maps and DVD/ films books mainly in English. Spacious villa and splendid views over countryside
Veel goede zaken, huis is met zorg ingericht maar we misten wel een aantal zaken en/of hadden beter verwacht:
Bedden zijn te kort en niet comfortabel
Derde slaapkamer was echt heel klein en het bed niet geschikt voor een Nederlander
Eettafel stoelen zaten echt niet goed
Iedere dag heel veel insecten in het zwembad in de middag
Misten een veranda aan de kant van het zwembad
Geen horren voor de ramen maar wel veel muggen
Geen koffiezet apparaat waar je voor 6 mensen koffie mee kan maken, alleen cafetieres
Barbecue was erg fijn en goed
Keuken verder ook voldoende spullen
Phantastische Villa perfekt fĂŒr Paare und auch mit Hund. Am GrundstĂŒck und der Villa fehlt es an nichts. Das Haus hat einen unverbauten Blick ĂŒber die Toskana und garantiert absolute Ruhe, trotz der NĂ€he zu Palaia. Ausstattung im Haus und der Garten mit Pool waren fĂŒr uns wie zu Hause ankommen, gepflegt und sehr sauber.
This was our first holiday abroad with our two boys aged 7 and 11.
The villa is very clean and is well equipped. The beds were very comfy and the pool was a massive hit with the children! It was a great size and the sun loungers and plentiful seating areas outside allowed you to really appreciate the magnificent views surrounding the property.
The check in was well organised and the owner, Giordano kindly brought us fresh peaches one morning which were delicious!
Palaia- the nearest small village is a good 10 minute walk up a main road. ( be aware you have to walk on the road but we found it easy enough to do - just take care with children) The traffic on the road isnât too busy and we walked with our children both daytime and early evening- a torch is handy.
Palaia itself has a pub, a few small food shops and a great cafe/ice cream parlour which had a lovely atmosphere. It is very much a true Tuscan village and we were able to do a basic shop there.
We visited Pisa, Sam Gimignano Lucca -all within an hours drive and were also able to see Andrea Bocelli in concert!
This was our first visit to Tuscany and will definitely be returning!
All in all a great property and lovely garden which is secure for young children.
This property was in a beautiful setting, about a 10 minute drive to grocery and other Tuscan villages. A 45-60 minute drive to many destination spots - Florence, Lucca, Pisa, San Giamiagno, Sienna and Cinque de Terre (2 hrs). Those were the places we visited, highly recommend a winery for truffle hunting, tastings, dinner/lunch, horse back riding and by far the best Chianti's, atmosphere and family that run the business....TenutaTorciano and not too far from House. If it's warm weather the pool would be great - it was cold while we were there. Enjoy and couple of restaurants you could technically walk to, because they are close enough but the roads are very narrow for walking and cars driving by --up to you!
Tolle Lage, sehr sauberes Haus aber viele unnötige MÀngel
Das Haus (BJ 2005) war sehr sauber und trotz Hundeerlaubnis konnten wir nicht festzustellen, dass dort schon einmal Hunde waren. Schöne Umgebung und super Lage.
Seit dem Bau ist leider wenig in den Erhalt der Kundenzufriedenheit investiert worden. Die KĂŒche ist erneuerungsbedĂŒrftig, es fand sich nicht ein scharfes Messer im Bestand, das BĂŒgelbrett steht nicht von alleine und ist kaum zu nutzen. Beim unteren Korb der SpĂŒlmaschine fehlten fast alle Laufrollen, so dass er immer rein und raus gehoben werden musste. Das war offenbar schon lĂ€nger bekannt aber stört die Besitzer nicht nachhaltig. Im Poolbereich fehlen leider schon viele Fliesen und er ist die letzten zwei Tage nicht mehr gereinigt worden, was aber tĂ€glich nötig ist. Die Duschen sind unnötig klein. Duschköpfe und Perlatoren durch Kalk nur noch eingeschrĂ€nkt funktionstĂŒchtig. Auf den Sofas kann man sitzen aber zu zweit den Abend genieĂen kann man nicht. Es fehlen RelaxstĂŒhle im AuĂenbereich, der Terrassentisch ist vergammelt und die StĂŒhle max. 10 Minuten bequem. Leider ist der Poolbereich deutlich einsehbarer als es die Bilder vermitteln. Durch zwei BĂ€umchen und ein paar geschickt platzierte BĂŒsche wĂ€re das Problem schnell ausgerĂ€umt. Der Heizkörper neben der unteren Toilette ist stark angerostet. Das kann von schlechtem LĂŒften, offenem Fenster bei Regen oder hyperaktiven Stehpinklern kommen. Wenn hin und wieder ein wenig Farbe aufgebracht wĂŒrde, kĂ€me niemand auf die 3. Variante.
GlĂŒcklicherweise hatten wir nur in den letzten zwei Tagen und NĂ€chten Wind, da wir in dieser Zeit kaum ein Auge zubekommen haben. Rund ums/im Haus hat es laute, nicht definierbare GerĂ€usche gegeben (Dachpfannen? Anbauteile? oder was auch immer) die sehr störend waren. Die Hunde haben hĂ€ufig angeschlagen was der Nachtruhe auch nicht förderlich war. Wir haben den Fernseher zwar nicht benutzt aber es ist unnötig und unverstĂ€ndlich wenn dort nur italienisches Kabelfernsehen angeboten wird. FĂŒr das internationale Publikum ist eine Satellitenanlage definitiv Standard und nicht nur Eltern dĂŒrften es zu schĂ€tzen wissen wenn man bei Regenwetter auf die heimischen Programme zurĂŒckgreifen könnte.
We had a fabulous 10 days in this wonderful villa. The pool was huge and amazing. The views were stunning and we saw some incredible sunsets. The owners were so helpful and the local village had everything you needed and is only a 10 minute walk away.The village also has a great pub/bar and two fantastic restaurants. The villa was ideally situated for visiting Florence, Pisa, Lucca and Sienna. We also did the local wine tasting which was really interesting. The whole experience in the villa was so relaxing and we would definitely come back.again
Excellent stay, top villa, top pool, nice people around you. Siena, Lucca, Florence and Pisa, cities with beauty, nice places to visit. Palaia, nice restaurants, lovely little hilltown. Lovely landscape to bike in, good hills. Everything 5 stars, we will bw back :-)
