The villa is in a wonderful location, only 10 km from Menaggio in Lake Como, and has a direct access to the public beach. There are 2500 sqm of garden and terraces with wonderful Lake view, in one of the largest terrace there is a Swimming pool (5x3 mt) it can be heated upon request and also closed with a glass cover permitting to stay into the pool and keep admire the wonderful view. There is also an equipped area with table and chair were to enjoy al fresco meals. Behind the villa there is a parking area with a space of 4 cars.
Behind Villa Meridiana is the Museum of the ancient boats of the lakes, on its left is a small boat yard, on its right is the beach, while the statal road is behind the museum. A village with all services (restaurant, shops, bank, post office etc.) is about 600 meters from the property.

The property has a private outdoor space of over 2500 sqm plot of land, situated directly on the shores of the lake, just a few steps from a public beach. The property enjoys stunning lake views and a prime location for water activities and relaxation.The expansive terrace (45 meters x 8 meters) is perfect for outdoor dining and lounging, with ample space for guests to enjoy the surroundings. At the heart of the terrace is a private swimming pool (7.40 x 4.35 x 1.20 meters), featuring a transparent retractable cover for year-round use. The pool can be heated for an additional fee.

To the rear of the villa, there is a convenient parking area with space for up to 4 cars.

The property is uniquely located near cultural and recreational attractions. Behind the villa is the Museum of Ancient Boats, showcasing the region's rich maritime heritage. To the left of the villa is a charming boatyard, while the public beach lies just to the right. The main road runs behind the museum, providing easy access to the villa.

Please note that: A pedestrian path runs along the shore between the lake and the property. For this reason privacy on the terrace could be limited specially during July and August. We're not talking thousands. The lakefront has public access. This is not an isolated property.

Interior Description
Villa Meridiana is over 300 square meters and offers a luxurious and spacious retreat for up to 10 guests, with 5 double bedrooms, 6 bathrooms, a large living room, and a grand dining room with seating for 16 people.
Available upon request and at an additional cost: 1 twin bedroom and 1 single bedroom. Please note the single bedroom is simply furnished.
The villa is designed to provide comfort and style, with an airy and open layout spread across two floors, each measuring 320 sqm.
Ground Floor:
The expansive living area is designed for relaxation, featuring 4 plush sofas, a Satellite TV, DVD player, and a dedicated internet corner with WIFI and a stereo system. Floor-to-ceiling windows on the lake-facing wall lead to a vast, panoramic terrace (400 sqm), offering breathtaking views of the surroundings. This level also includes a fully equipped kitchen, a grand dining room with a table that comfortably seats 16 guests, and a cozy playroom for children. In addition, the ground floor has 2 half-bathrooms and 1 fully accessible bathroom with a walk-in shower, ideal for guests with mobility needs.
First Floor:
Upstairs, you'll find 6 air-conditioned double bedrooms, each with an en-suite bathroom.
For additional flexibility:
Two of the double bedrooms have adjoining single rooms (not air-conditioned), available upon request.
One extra air-conditioned double bedroom with a simple, yet comfortable decor and a bathroom with a shower.

Distances by car:
Villa Carlotta in Tremezzo 20 minutes, Varenna and Bellagio 15 min by car + 15 min by ferry, Como 1 hr, Lugano (and nearest highway intersection) 1 hr, Milan city centre 1,30, Saint Moritz 2 hrs. The nearest golf course, tennis court and equestrian club are 10 km away in Menaggio;
The Lake of Como and in particular the northern zone of the lake is renowned in all of Europe as an excellent sailing area - this is the most windy area of the lake and the most unspoilt; the Breva, a temperate breeze of the Lake of Como, blows during the afternoons, guaranteeing enjoyment for sailing, windsurfing or kitesurfing. The area offers numerous alpine destinations and several trekking and mountain bike trails.
Nearest airport: Milan Malpensa at 90 kilometers.

Rental Roles:
Minimum stay 1 week; changeover day: Saturday.
Check-in: from 4pm to 7pm; Checkout: 9am; Upon request and approval of the owner a late arrival is possible between 7.00 pm and 9.00 pm for an extra fee of 50 Euro

Refundable security deposit:
Euro 1000.00 that will be collected by credit card on arrival and it will be returned upon departure less any charge in case of damage to the property.

Extra housekeeping: € 20 per hour/per staff member (€ 24 per hour /per staff member on Sun / public holidays)
Swimming pool heating: Jan 01 - May 17 and Sep 13 – Dec 31: €5 per hour (in order to reach the minimum water temperature of 24/25°C, it is necessary to turn on the heater 36 hours before the guests’ arrival in mild weather. If the weather is colder, the minimum necessary heating time is 72 hours. Once the minimum temperature is reached, a minimum 12 hours per day of heating is required to maintain the temperature)
